The original house which was located here had been in the family for several decades, used as a summer house and then altered to have another rental unit below. A family member then took on the task of renovating this house, originally the design process included saving the existing building due to location issues, however it was then allowed to be built completely new which then put it under new guidelines to raise it out of any potential high water zones. The new house borrowed the compact gambrel roof lines from the original Beach bungalow. However this historic family home took advantage of all views and solar exposure. The new layout features a one story, 3 bedroom unit on the garden level with a 2 story, 3 bedroom unit above it so all the relatives can stay together. The goal was to provide a flexible and energy efficient design with ample light and cross ventilation for all bedrooms.

This modern ranch features high ceilings, 8 foot doors, casement windows without grids, and a mix of stone, wood, and accent siding panels. Welcome Home!

Originally submitted for the Model Homes category, the judges felt this entry deserved an ARDA in Design Detail. This particular home was designed to meet the demands of empty nesters, seeking a low maintenance home close to everything. This design is located in a neighborhood with strict design guidelines. The garage was required to be setback 35 feet from the front of the home. Small lot constraints with a public access path on one side presented challenges fitting all requests into a single level. Coming in at just over 1,600 square foot, this 3 bedroom, 2 bath home with expansive great room accomplished the designer's goals.

Last year we were approached by Dior Builders in Chicago, IL to see if we would like to donate tile to one of America's First Healthy Homes. We were very excited to donate tile from three different collections for this house. ” According to the Chicago Tribune, “Dior’s Healthy Home 2018 is the first in the country to be built under the American Lung Association’s revised Health House™ guidelines, featuring everything from energy efficient products and innovative technologies, to green building materials and nontoxic furniture and accessories.”
The kitchen features our in-stock Lena pattern on 12x12 Carrara marble.

When transforming this large warehouse into the home base for a security company, it was important to maintain the historic integrity of the building, as well as take security considerations into account. Selections were made to stay within historic preservation guidelines, working around and with existing architectural elements. This led us to finding creative solutions for floor plans and furniture to fit around the original railroad track beams that cut through the walls, as well as fantastic light fixtures that worked around rafters and with the existing wiring. Utilizing what was available, the entry stairway steps were created from original wood beams that were salvaged.
The building was empty when the remodel began: gutted, and without a second floor. This blank slate allowed us to fully realize the vision of our client - a 50+ year veteran of the fire department - to reflect a connection with emergency responders, and to emanate confidence and safety. A firepole was installed in the lobby which is now complete with a retired fire truck.

This bright living room is part of a full condominium renovation completed at the Capilano Building in Woodcroft, North Vancouver. The renovation focused on improving the layout and maximizing natural light throughout the unit by creating an open connection between the kitchen, dining, and living areas.
New flooring installed across the condo visually unifies the interior while reflecting daylight from the large windows and balcony doors. The open layout allows the living space to feel larger and more connected to the surrounding areas of the home.
A custom media wall with integrated millwork and concealed LED lighting was designed to create a clean focal point for the living room while maintaining a modern minimalist aesthetic. This permitted renovation required close coordination with Woodcroft strata management and building guidelines, ensuring the project was executed smoothly within the high-rise environment.
