The luxury master suite's sitting room has outside access through a sliding glass door which opens to the lanai, rock fireplace and outdoor kitchen.

We were hired to select all new fabric, space planning, lighting, and paint colors in this three-story home. Our client decided to do a remodel and to install an elevator to be able to reach all three levels in their forever home located in Redondo Beach, CA.
We selected close to 200 yards of fabric to tell a story and installed all new window coverings, and reupholstered all the existing furniture. We mixed colors and textures to create our traditional Asian theme.
We installed all new LED lighting on the first and second floor with either tracks or sconces. We installed two chandeliers, one in the first room you see as you enter the home and the statement fixture in the dining room reminds me of a cherry blossom.
We did a lot of spaces planning and created a hidden office in the family room housed behind bypass barn doors. We created a seating area in the bedroom and a conversation area in the downstairs.
I loved working with our client. She knew what she wanted and was very easy to work with. We both expanded each other's horizons.

Conversion of a 3-family, wood-frame townhouse to 2-family occupancy. An owner’s duplex was created in the lower portion of the building by combining two existing floorthrough apartments. The center of the project is a double-height stair hall featuring a bridge connecting the two upper-level bedrooms. Natural light is pulled deep into the center of the building down to the 1st floor through the use of an existing vestigial light shaft, which bypasses the 3rd floor rental unit.

During Construction:
A stream bypass system was installed for the construction of this Redi-Rock streambank stabilization wall.

Now a tailored sink skirt hides the pipes below the sink. Inverted pleats are in a contrast blue with self welting at the edges, and a nailhead detail at the top of each pleat repeats the military inspiration of the design. A cutout was needed at the bottom right to bypass the pipes there, and still allow the sink skirt to hang straight. The lined and interlined skirt can be removed for cleaning as needed. Linda H. This property is located in the beautiful California redwoods and yet just a few miles from the beach. We wanted to create a beachy feel for this kitchen, but also a natural woodsy vibe. Mixing materials did the trick. Walnut lower cabinets were balanced with pale blue/gray uppers. The glass and stone backsplash creates movement and fun. The counters are the show stopper in a quartzite with a "wave" design throughout in all of the colors with a bit of sparkle. We love the faux slate floor in varying sized tiles, which is very "sand and beach" friendly. We went with black stainless appliances and matte black cabinet hardware.
The entry to the house is in this kitchen and opens to a closet. We replaced the old bifold doors with beautiful solid wood bypass barn doors. Inside one half became a cute coat closet and the other side storage.
The old design had the cabinets not reaching the ceiling and the space chopped in half by a peninsula. We opened the room up and took the cabinets to the ceiling. Integrating floating shelves in two parts of the room and glass upper keeps the space from feeling closed in.
The round table breaks up the rectangular shape of the room allowing more flow. The whicker chairs and drift wood table top add to the beachy vibe. The accessories bring it all together with shades of blues and cream.
This kitchen now feels bigger, has excellent storage and function, and matches the style of the home and its owners. We like to call this style "Beachy Boho".

We design sliding shutters from our best-selling plantation shutters: Polywood. Not only do these shutters last more than 50 years, but they're also excellent at blocking the effects of weather conditions to save you money on your energy bills. And the louvers can be easily tilted open to let in as much light as you want. We offer these shutters for sliding glass doors in two configurations based on the space you have available. Bypass configuration works well in rooms where there isn't space to spare on either side of the sliding glass doors. In the bifold configuration, both sets of shutter panels fold out from the center and move to the side, thanks to a top-mounted track.

This bathroom was updated with a Waypoint 410S Painted Stone Door vanity with matching medicine cabinet. Quartz on the vanity with 4” back and end splash and includes the shower threshold. 12x24 field tile for the main floor and shower walls and mosaic tile for the shower floor and niche were installed. Moen Voss Collection in Brushed Nickel includes faucet, toilet paper holder, towel ring, towel bar, shower head/faucet and toilet tank lever. A Kohler Wellworth 2 piece toilet in white. Includes a new bypass shower clear ¼” door with Brushed Nickel finish.

After more than 30 years in their 1990 Sammamish home, these homeowners were ready to update their primary suite. They had worked with contractors in the past and had dealt with poor workmanship, inaccurate measurements, budget overruns, and a design process that didn’t reflect what they wanted. This time, they were looking for a contractor who would listen, communicate clearly, and provide accurate pricing.
Lakeville started with a detailed preconstruction process. We reviewed the scope with the homeowners, gathered subcontractor pricing, and walked through the estimate line by line before construction began.
The primary bathroom was updated without replacing everything. The existing cabinets were in good condition, so they were refreshed. We raised the shower ceiling, replaced the original whirlpool tub, added heated tile floors, and installed a Grundfos SCALA2 booster pump to improve water pressure. Warm brushed-gold fixtures, large-format porcelain tile, Sherwin-Williams Alabaster walls, Greek Villa millwork, and Stratus Prime Acropolis quartz bring the new finishes together.
The adjoining primary closet was also remodeled with a custom storage system that includes accessory storage, a two-bag slide-out hamper, valet rod, and charging station.
Behind the walls, the project included new electrical circuits for the heated floors, smart thermostat, and booster pump. The existing bathroom presented a few challenges, including finding a specialty corner bypass shower enclosure that would fit the space.
In the primary bedroom, the existing carpet was replaced with hardwood flooring matched to the floors throughout the rest of the home.
The project was completed on time and on budget, with a finished primary suite that reflects what the homeowners wanted from the start: a comfortable, functional space and a contractor they could trust.

This shower features large format porcelain tiles made to look like calacatta oro marble. The bypass shower doors allow for entry on either side. The schluter niche and corner schluter shelf create easy access for storage. Grab bars that coordinate with the shower fixtures allow for a shower to be used for different generations or aging in place.
