On first glance, this staircase reads as restrained. White oak treads rise with natural warmth, metal balusters hold their disciplined rhythm, and the painted black railing traces a clean, straight path upward. Then you notice the elliptical stringer wrap, and the whole composition shifts. Unlike a circular curve drawn with a compass, an ellipse requires mathematical calculation and a craftsman who knows how to make that complexity disappear. Here, it does exactly that. Natural light finishes the story. Moving through the space across the day, it deepens the oak grain, catches the metal, and lets the black railing guide the eye along the handrail's elliptical path from start to finish. TBDA acted as architect and Passive House consultant, performing the rigorous calculations in conjunction with the spatial, structural, mechanical, and esthetic design considerations. Cadmium Interiors selected interior finishes and furniture. Passive Houses have inherently good indoor air quality due to the continuous ventilation and condensation-proof thermal shell, but we took this to the next level by becoming a pilot project for the Healthy Homes Initiative. All construction materials, finishes, paints, adhesives, caulks, etc., were selected to be non-toxic (i.e., no-added-formaldehyde cabinet construction), using Greenguard as a standard where possible.

This sustainable project was completed on a private 80 acre view parcel in the hills above Corralitos, CA. The owners were drawn to us through the Green Building link on our website and after an initial meeting, hired us to manage the preliminary feasibility studies, site work, design and eventual construction. With this type of project, we start at the beginning; making sure that development on the site is both possible and practical before we spend a lot of our client’s budget on plans that may not be suitable. After we determined that building on the property would be permitted by the Santa Cruz County Building and Planning Departments, we completed several feasibility steps that included: •A geologic review • Percolation test (for septic) • Water well probability analysis • Grading analysis • Biologic review • Site survey and topographic mapping • Earthquake zone and archeological clearances With these steps finished, we set up interviews with several local architects that we partner with to find the one that was most appealing to our client. The owners were integral to the process and agreed with our choice of Daniel Silvernail, Architect. He impressed the clients with his gracious nature and open attitude; welcoming feedback and the preferences they had throughout the design process. In addition to being very reasonably priced, Mr. Silvernail quickly gave his attention to the preliminary design plans. After client reviews and approval the full architectural and construction blueprints were finished. We had the complete ready-to-submit-for-permit documents in less than 10 weeks; this included structural engineering, energy calculations and Green Building ratings. We were all impressed by his professionalism throughout the design and building process.

Serving as a winter retreat for a family of world travelers, a thoughtfully composed program of calm, comforting spaces imbuing casual elegance is presented effortlessly in the landscape. Oriented around a central grand oak and its adjacent loblolly pine, the home wraps around them, celebrating the engagement of nature while maintaining privacy from neighboring homes. Working within height restrictions intended to keep massing as low to the ground as possible, we moved the ground plane up and the expression down to present an appearance of a home that lives low. Calculated plays on scale and proportion intentionally have different effects from different vantage points, ensuring the viewer perceives the architecture as humanly scaled from each important introduction to the home. The placement and expanse of the fir windows and sliding doors underscore the water’s proximity. The interior gathering space spills out onto the raised outdoor deck and lap pool overlooking the seawall. Reducing the house’s carbon footprint is another priority, accomplished by generating renewable energy on site. The precise angle of the house on the property is calculated for optimal solar energy production by the rooftop photovoltaic panels and a geothermal system installed under the driveway provides heating and cooling for the house. Due to the fact that the site is located on a floodplain, the ground floor of the house is raised and no basement is allowed. This presents a challenge in terms of carving out enough storage space in the main house that one might normally relegate to a basement. Rooms are efficiently sized and serve multiple functions and storage is built-in wherever possible.

Words by Wilson Hack The best architecture allows what has come before it to be seen and cared for while at the same time injecting something new, if not idealistic. Spartan at first glance, the interior of this stately apartment building, located on the iconic Passeig de Gràcia in Barcelona, quickly begins to unfold as a calculated series of textures, visual artifacts and perfected aesthetic continuities. The client, a globe-trotting entrepreneur, selected Jeanne Schultz Design Studio for the remodel and requested that the space be reconditioned into a purposeful and peaceful landing pad. It was to be furnished simply using natural and sustainable materials. Schultz began by gently peeling back before adding only the essentials, resulting in a harmoniously restorative living space where darkness and light coexist and comfort reigns. The design was initially guided by the fireplace—from there a subtle injection of matching color extends up into the thick tiered molding and ceiling trim. “The most reckless patterns live here,” remarks Schultz, referring to the checkered green and white tiles, pink-Pollack-y stone and cast iron detailing. The millwork and warm wood wall panels devour the remainder of the living room, eliminating the need for unnecessary artwork. A curved living room chair by Kave Home punctuates playfully; its shape reveals its pleasant conformity to the human body and sits back, inviting rest and respite. “It’s good for all body types and sizes,” explains Schultz. The single sofa by Dareels is purposefully oversized, casual and inviting. A beige cover was added to soften the otherwise rectilinear edges. Additionally sourced from Dareels, a small yet centrally located side table anchors the space with its dark black wood texture, its visual weight on par with the larger pieces. The black bulbous free standing lamp converses directly with the antique chandelier above. Composed of individual black leather strips, it is seemingly harsh—yet its soft form is reminiscent of a spring tulip. The continuation of the color palette slips softly into the dining room where velvety green chairs sit delicately on a cascade array of pointed legs. The doors that lead out to the patio were sanded down and treated so that the original shape and form could be retained. Although the same green paint was used throughout, this set of doors speaks in darker tones alongside the acute and penetrating daylight. A few different shades of white paint were used throughout the space to add additional depth and embellish this shadowy texture. Specialty lights were added into the space to complement the existing overhead lighting. A wall sconce was added in the living room and extra lighting was placed in the kitchen. However, because of the existing barrel vaulted tile ceiling, sconces were placed on the walls rather than above to avoid penetrating the existing architecture.

These are returning clients of Sosna, for whom we previously completed a Laundry Room and multiple Bathroom renovation. They are a family of professionals in the restaurant industry, who returned to Sosna to renovate their outdated, and cramped Kitchen. They found it especially cramped when entertaining guests, as the only space to gather was around the cooking area. During the renovation process, it was discovered that the existing window had leaked and caused extensive damage to the exterior wall. This damage was repaired with new framing and insulation, and a larger window was installed allowing for a beautiful view of the backyard. In the newly renovated Kitchen, a large peninsula in the center of the room features unique grooved panels with LED lighting and a quartz waterfall countertop. Creating the grooved panels to align perfectly with the tall cabinets on the opposite wall and also fit the LED channels required detailed and careful calculations. This peninsula not only enhances the aesthetics of the space but also serves a functional purpose. It provides a designated area for food preparation and cooking behind it, while the opposite side remains a convenient and safe space for entertaining, allowing guests to communicate and interact with their hosts effortlessly. The back wall of the Kitchen features the stove and large hood cabinet, which are flanked by 2 appliance garages to hide and store small countertop appliances. As well, cabinetry that is fully loaded with drawer and cabinet accessories with pull-outs and inserts keeps the countertops free from clutter. The right side of the Kitchen includes the fridge, pantry, and tall cabinetry with plenty of useful storage. A wine fridge and built-in coffee machine are conveniently placed for entertaining. Given the new cabinetry was a mix of doors with a thin shaker profile, and doors with grooves, the installation of knobs and handles required careful measurement to ensure that they not only fit the grooves, but lined up for a clean and cohesive look. Making a real impression by designing & building with exceptional people is exactly the effect JL Design & the client as owner-builder have achieved with “Scarborough House” in Scarborough, NSW. The brief required the dwelling to take maximum advantage of stunning views over the ocean & nearby escarpment cliffs. The residence was also to be a contemporary modernist four bedroom family dwelling, maximising built external living & pool areas. The client was extensively involved with the overall design, & carried out material selection, interior detailing and selection of fixtures and fittings. This collective method guaranteed a result where the client as the builder, through continued personal investment throughout the design and construction achieved a stunning result. The concrete, steelwork, windows, timber & various forms of cladding, joinery and concealed lighting are all custom made hand crafted elements. The design called for minimal tolerances, requiring a high level of skill and cooperation between trades. “Scarborough House” features BlueScope Colorbond monument matt ribbed wall cladding with rendered & ‘rendered look’ areas in off-white. A vertical feature hardwood timber screen to the side of the entry softens the ‘industrial’ feel, giving a modernist external appearance. Carefully calculated overhangs allow a passive solar solution to heating & cooling, with efficient reverse-cycle air conditioning required only during weather extremes. Internally, timber floors to the upper living areas give a feel of comfort & warmth. The warm, substantial character of the dwelling is carefully composed by means of the clarity of the detailing, a palette of tactical natural materials and the careful manipulation of light.

The space opens wide with floor-to-ceiling sliding glass doors, dissolving the boundary between indoors and out: beyond lies a terraced backyard with native succulents, olive trees, and a fire pit (a must-have for Californian evenings). Large format terracotta tiles in warm, earthy neutrals anchor the floor, echoing the state’s Spanish colonial roots, while exposed oak beams on the ceiling add rustic texture.
