To maximize storage in this small space we retrofitted the drawers to go around the gas line. To have more counter top surface we stole a few inches from the adjacent room which made all the difference for this small kitchen!

Rather than starting with an outcome in mind, this 1,400 square foot residence began from a polemic place - exploring shared conviction regarding the concentrated power of living with a smaller footprint. From the gabled silhouette to passive ventilation, the home captures the nostalgia for the past with the sustainable practices of the future. While the exterior materials contrast a calm, minimal palette with the sleek lines of the gabled silhouette, the interior spaces embody a playful, artistic spirit. From the hand painted De Gournay wallpaper in the master bath to the rugged texture of the over-grouted limestone and Portuguese cobblestones, the home is an experience that encapsulates the unexpected and the timeless.

Inspiration for a transitional home design remodel in New York

ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy. “This design originated with the client’s desire to duplicate the warmth of Tuscan Architecture,” says Stolz. “The vision that South Coast Architects set forth was to create the feel of an old Tuscan Village as a private residence at their golf community, ‘The Hideaway’ in La Quinta, California. However, we had to keep in mind that we were still designing for a desert lifestyle, which meant an emphasis on indoor/outdoor living and capturing the spectacular views of the golf course and neighboring mountains,” Stolz adds. “The owners had spent a lot of time in Europe and knew exactly what they wanted when it came to the overall look of the home, especially the stone,” says Muth. “The mason ended up creating a dozen mock-ups of various stone profiles and blends to help the family decide what really worked for them. Ultimately, they selected Eldorado Stone’s Orchard Cypress Ridge profile that offers a beautiful blend of stone sizes and colors.” “The generous use of Eldorado Stone with brick detailing over the majority of the exterior of the home added the authenticity and timelessness that we were striving for in the design,” says Stolz. “Our clients want the very best, but if we can duplicate something and save money, what client would say no? That’s why we use Eldorado Stone whenever we can. It gives us the opportunity to save money and gives clients exactly the look they desire so we can use more of their budget in other areas.” Stolz explained that Eldorado Stone was also brought into the interior to continue that feel of authenticity and historical accuracy. Stone is used floor to ceiling in the kitchen for a pizza oven, as well as on the fireplace in the Great Room and on an entire wall in the master bedroom. “Using a material like Eldorado Stone allows for the seamless continuation of space” says Stolz. “Stone is what made the house so authentic-looking” says Muth. “It’s such an integral part of the house that it either was going to be a make or break scenario if we made the wrong choice. These clients spent the majority of their time outside and entertained frequently, but their existing patio space didn't allow for larger gatherings. We added nearly 500 square feet to the already 225 square feet existing to create this expansive outdoor living room. The outdoor fireplace is see-thru and can fully convert to wood burning should the clients desire. Beyond the fireplace is a spa built in on two sides with a composite deck, LED step lighting, and outdoor rated TV, and additional counter space. The outdoor grilling area mimics the interior of the clients home with a kitchen island and space for dining. Heaters were added in ceiling and mounted to walls to create additional heat sources. To capture the best lighting, our clients enhanced their space with lighting in the overhangs, underneath the benches adjacent the fireplace, and recessed cans throughout. Audio/Visual details include an outdoor rated TV by the spa, Sonos surround sound in the main sitting area, the grilling area, and another landscape zone by the spa. The lighting and audio/visual in this project is also fully automated. To bring their existing area and new area together for ultimate entertaining, the clients remodeled their exterior breakfast room wall by removing three windows and adding an accordion door with a custom retractable screen to keep bugs out of the home. For landscape, the existing sod was removed and synthetic turf installed around the entirety of the backyard area along with a small putting green. This light and airy kitchen is the definition of elegance. It has white shaker cabinets with satin gold pulls topped with white quartz counters. The matching white quartz backsplash provides a clean look. The center piece of the room is the large island! With seating for four, the deep blue island is loaded with storage and has a drawer microwave. For a special touch on the white quartz counter, we used an extra thick quartz slab. The striking gold pendants are from Ferguson Lighting. The eating area connected to the kitchen is filled with light courtesy of the numerous windows and a set of French doors. Overlooking one of the most utilized parks in Austin, TX, this residence was designed to capture views below. DRM Design Group worked closely with the architect and home builder to create a seamless transition from interior to exterior spaces. The project included a saltwater pool, privacy screen, custom entry gate, custom metal vegetable planters & benches, and an outdoor kitchen.

This small infill lot allowed for a home that builds on the traditions of Mill Valley hillside houses. Floating flat roofs that become roof decks and courtyards are carved out of the hillside.
