This grand 2 story open foyer has an eye catching curved staircase with a patterned carpet runner, dark treads and dark stained handrail. A round center hall walnut table graces the space and is visually balanced by the orb "globe" style hanging pendant fixture above it. The patterned oval rug plays homage to the coffered ceiling above and aids in bringing ones eye up to this beautifully designed space. The living room with it's comfortable yet elegant furnishings and curved wall sconces with petite shades are also seen from the center hall. Off of the living room one can see a glimpse of the hallway's "curved" coffered ceiling, the console table with globe and wooden sculptures. The client’s request was quite common - a typical 2800 sf builder home with 3 bedrooms, 2 baths, living space, and den. However, their desire was for this to be “anything but common.” The result is an innovative update on the production home for the modern era, and serves as a direct counterpoint to the neighborhood and its more conventional suburban housing stock, which focus views to the backyard and seeks to nullify the unique qualities and challenges of topography and the natural environment. The Terraced House cautiously steps down the site’s steep topography, resulting in a more nuanced approach to site development than cutting and filling that is so common in the builder homes of the area. The compact house opens up in very focused views that capture the natural wooded setting, while masking the sounds and views of the directly adjacent roadway. The main living spaces face this major roadway, effectively flipping the typical orientation of a suburban home, and the main entrance pulls visitors up to the second floor and halfway through the site, providing a sense of procession and privacy absent in the typical suburban home. Clad in a custom rain screen that reflects the wood of the surrounding landscape - while providing a glimpse into the interior tones that are used. The stepping “wood boxes” rest on a series of concrete walls that organize the site, retain the earth, and - in conjunction with the wood veneer panels - provide a subtle organic texture to the composition. The interior spaces wrap around an interior knuckle that houses public zones and vertical circulation - allowing more private spaces to exist at the edges of the building. The windows get larger and more frequent as they ascend the building, culminating in the upstairs bedrooms that occupy the site like a tree house - giving views in all directions. The Terraced House imports urban qualities to the suburban neighborhood and seeks to elevate the typical approach to production home construction, while being more in tune with modern family living patterns. Santa Cruz, CA - This custom architectural garage door and gate project in the Northern California area was designed in a Spanish Colonial style and crafted by hand to capture that charming appeal of old world door craftsmanship found throughout Europe. The custom home was exquisitely built without sparing a single detail that would engulf the Spanish Colonial authentic architectural design. Beautiful, hand-selected terracotta roof tiles and white plastered walls just like in historical homes in Colonial Spain were used for this home construction, not to mention the wooden beam detailing particularly on the bay window above the garage. All these authentic Spanish Colonial architectural elements made this home the perfect backdrop for our custom Spanish Colonial Garage Doors and Gates.

With adjacent neighbors within a fairly dense section of Paradise Valley, Arizona, C.P. Drewett sought to provide a tranquil retreat for a new-to-the-Valley surgeon and his family who were seeking the modernism they loved though had never lived in. With a goal of consuming all possible site lines and views while maintaining autonomy, a portion of the house — including the entry, office, and master bedroom wing — is subterranean. This subterranean nature of the home provides interior grandeur for guests but offers a welcoming and humble approach, fully satisfying the clients requests. While the lot has an east-west orientation, the home was designed to capture mainly north and south light which is more desirable and soothing. The architecture’s interior loftiness is created with overlapping, undulating planes of plaster, glass, and steel. The woven nature of horizontal planes throughout the living spaces provides an uplifting sense, inviting a symphony of light to enter the space. The more voluminous public spaces are comprised of stone-clad massing elements which convert into a desert pavilion embracing the outdoor spaces. Every room opens to exterior spaces providing a dramatic embrace of home to natural environment. Grand Award winner for Best Interior Design of a Custom Home The material palette began with a rich, tonal, large-format Quartzite stone cladding. The stone’s tones gaveforth the rest of the material palette including a champagne-colored metal fascia, a tonal stucco system, and ceilings clad with hemlock, a tight-grained but softer wood that was tonally perfect with the rest of the materials. The interior case goods and wood-wrapped openings further contribute to the tonal harmony of architecture and materials. ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy. This Valencia project great room showcases an expansive open-concept layout connecting the living area, kitchen, and dining space with a cohesive architectural flow. The detailed coffered ceilings, arched openings, layered chandeliers, and warm wood-look flooring create depth throughout the space, while the large sectional and rich accent pillows bring comfort and color into the room. A significant back garden remodel in North Ogden, Utah. Local sandstone ties a big project together, with blond sandstone garden walls, patio, bridges, fireplace, fire pit and patio. Concrete patios have stone ribbons. Pushing back brambles and capturing groundwater allowed this space to triple in size. It's now a parklike setting providing a serene retreat for this family. Bronze scuppers built into a stone garden wall make for a unique water feature, and is visible from most parts of the garden and the back of the home. Situated on the edge of New Hampshire’s beautiful Lake Sunapee, this Craftsman-style shingle lake house peeks out from the towering pine trees that surround it. When the clients approached Cummings Architects, the lot consisted of 3 run-down buildings. The challenge was to create something that enhanced the property without overshadowing the landscape, while adhering to the strict zoning regulations that come with waterfront construction. The result is a design that encompassed all of the clients’ dreams and blends seamlessly into the gorgeous, forested lake-shore, as if the property was meant to have this house all along. The ground floor of the main house is a spacious open concept that flows out to the stone patio area with fire pit. Wood flooring and natural fir bead-board ceilings pay homage to the trees and rugged landscape that surround the home. The gorgeous views are also captured in the upstairs living areas and third floor tower deck.
