Old California Mission Style home remodeled from funky 1970's cottage with no style. Now this looks like a real old world home that fits right into the Ojai, California landscape. Handmade custom sized terra cotta tiles throughout, with dark stain and wax makes for a worn, used and real live texture from long ago. Wrought iron Spanish lighting, new glass doors and wood windows to capture the light and bright valley sun. The owners are from India, so we incorporated Indian designs and antiques where possible. An outdoor shower, and an outdoor hallway are new additions, along with the olive tree, craned in over the new roof. A courtyard with Spanish style outdoor fireplace with Indian overtones border the exterior of the courtyard. Distressed, stained and glazed ceiling beams, handmade doors and cabinetry help give an old world feel.

In a wooded area of Lafayette, a mid-century home was re-imagined for a graphic designer and kindergarten teacher couple and their three children. A major new design feature is a high ceiling great room that wraps from the front to the back yard, turning a corner at the kitchen and ending at the family room fireplace. This room was designed with a high flat roof to work in conjunction with existing roof forms to create a unified whole, and raise interior ceiling heights from eight to over ten feet. All new lighting and large floor to ceiling Fleetwood aluminum windows expand views of the trees beyond. The existing home was enlarged by 700 square feet with a small exterior addition enlarging the kitchen over an existing deck, and a larger amount by excavating out crawlspace at the garage level to create a new home office with full bath, and separate laundry utility room. The remodeled residence became 3,847 square feet in total area including the garage. Exterior curb appeal was improved with all new Fleetwood windows, stained wood siding and stucco. New steel railing and concrete steps lead up to the front entry. Front and rear yard new landscape design by Huettl Landscape Architecture dramatically alters the site. New planting was added at the front yard with landscape lighting and modern concrete pavers and the rear yard has multiple decks for family gatherings with the focal point a concrete conversation circle with central fire feature. Everything revolves around the corner kitchen, large windows to the backyard, quartz countertops and cabinetry in painted and walnut finishes. The homeowners enjoyed the process of selecting Heath Tile for the kitchen backsplash and white oval tiles at the family room fireplace. Black brick tiles by Fireclay were used on the living room hearth. The kitchen flows into the family room all with views to the beautifully landscaped yards. The primary suite has a built-in window seat with large windows overlooking the garden, walnut cabinetry in a skylit walk-in closet, and a large dramatic skylight bouncing light into the shower. The kid’s bath also has a skylight slot with light angling downward over double sinks. More colorful tile shows up in these spaces, as does a geometric patterned tile in the downstairs office bath shower. The large yard is taken full advantage of with concrete paved walkways, stairs and firepit circle. New retaining walls in the rear yard helped to add more level usable outdoor space, with wood slats to visually blend them into the overall design. The end result is a beautiful transformation of a mid-century home, that both captures the client’s personalities and elevates the house into the modern age.

You enter this bright and light master bathroom through a custom pocket door that is inlayed with a mirror. The room features a beautiful free-standing tub. The shower is Carrera marble and has a seat, storage inset, a body jet and dual showerheads. The striking single vanity is a deep navy blue with beaded inset cabinets, chrome handles and provides tons of storage. Along with the blue vanity, the rose gold fixtures, including the shower grate, are eye catching and provide a subtle pop of color. What started as an addition project turned into a full house remodel in this Modern Craftsman home in Narberth, PA. The addition included the creation of a sitting room, family room, mudroom and third floor. As we moved to the rest of the home, we designed and built a custom staircase to connect the family room to the existing kitchen. We laid red oak flooring with a mahogany inlay throughout house. Another central feature of this is home is all the built-in storage. We used or created every nook for seating and storage throughout the house, as you can see in the family room, dining area, staircase landing, bedroom and bathrooms. Custom wainscoting and trim are everywhere you look, and gives a clean, polished look to this warm house. REDEFINING DURABILITY The most important specification for determining the durability of vinyl flooring is the thickness of the wear-layer. The best wear-layers are made of thick, clear virgin PVC, which covers the paper print-film that gives the floor its unique appearance. Once the wear-layer wears through, the paper is damaged and the floor will need replacement. Most vinyl floors come with a 8-12 mil wear-layer (0.2-3 mm). The top commercial specs in the industry are higher, at 20-22 mil (0.5 mm). A select few manufacturers offer a ?super? commercial spec of 28 mil (0.7 mm). For Modin, we decided to set a new standard: 40 mil (1.0 mm) of premium virgin PVC. This allows us to offer an industry-leading 20 year Commercial Warranty (Lifetime Residential), compared to nearly all other commercial vinyl floors? 10 year Commercial Warranty. Beyond our superior wear-layer, we also use a patented click mechanism for superior hold, and a ceramic-bead coating. SIZE MATTERS Wider and longer planks create a sense of space and luxury. Our clients lived in a wonderful home they designed and built which they referred to as their dream home until this property they admired for many years became available. Its location on a point with spectacular ocean views made it impossible to resist. This 40-year-old home was state of the art for its time. It was perfectly sited but needed to be renovated to accommodate their lifestyle and make use of current materials. Thus began the 3-year journey. They decided to capture one of the most exquisite views of Boston’s North Shore and do a full renovation inside and out. This project was a complete gut renovation with the addition of a guest suite above the garage and a new front entry.

This modern green home offers both a vacation destination on Cape Cod near local family members and an opportunity for rental income. FAMILY ROOTS. A West Coast couple living in the San Francisco Bay Area sought a permanent East Coast vacation home near family members living on Cape Cod. As academic professionals focused on sustainability, they sought a green, energy efficient home that was well-aligned with their values. With no green homes available for sale on Cape Cod, they decided to purchase land near their family and build their own. SLOPED SITE. Comprised of a 3/4 acre lot nestled in the pines, the steeply sloping terrain called for a plan that embraced and took advantage of the slope. Of equal priority was optimizing solar exposure, preserving privacy from abutters, and creating outdoor living space. The design accomplished these goals with a simple, rectilinear form, offering living space on the both entry and lower/basement levels. The stepped foundation allows for a walk-out basement level with light-filled living space on the down-hill side of the home. The traditional basement on the eastern, up-hill side houses mechanical equipment and a home gym. The house welcomes natural light throughout, captures views of the forest, and delivers entertainment space that connects indoor living space to outdoor deck and dining patio. MODERN VISION. The clean building form and uncomplicated finishes pay homage to the modern architectural legacy on the outer Cape. Durable and economical fiber cement panels, fixed with aluminum channels, clad the primary form. Cedar clapboards provide a visual accent at the south-facing living room, which extends a single roof plane to cover the entry porch. SMART USE OF SPACE. On the entry level, the “L”-shaped living, dining, and kitchen space connects to the exterior living, dining, and grilling spaces to effectively double the home’s summertime entertainment area. Placed at the western end of the entry level (where it can retain privacy but still claim expansive downhill views) is the master suite with a built-in study. The lower level has two guest bedrooms, a second full bathroom, and laundry. The flexibility of the space—crucial in a house with a modest footprint—emerges in one of the guest bedrooms, which doubles as home office by opening the barn-style double doors to connect it to the bright, airy open stair leading up to the entry level. Thoughtful design, generous ceiling heights and large windows transform the modest 1,100 sf* footprint into a well-lit, spacious home. *(total finished space is 1800 sf) RENTAL INCOME. The property works for its owners by netting rental income when the owners are home in San Francisco. The house especially caters to vacationers bound for nearby Mayo Beach and includes an outdoor shower adjacent to the lower level entry door. In contrast to the bare bones cottages that are typically available on the Cape, this home offers prospective tenants a modern aesthetic, paired with luxurious and green features. Durable finishes inside and out will ensure longevity with the heavier use that comes with a rental property. COMFORT YEAR-ROUND. The home is super-insulated and air-tight, with mechanical ventilation to provide continuous fresh air from the outside. High performance triple-paned windows complement the building enclosure and maximize passive solar gain while ensuring a warm, draft-free winter, even when sitting close to the glass. A properly sized air source heat pump offers efficient heating & cooling, and includes a carefully designed the duct distribution system to provide even comfort throughout the house. The super-insulated envelope allows us to significantly reduce the equipment capacity, duct size, and airflow quantities, while maintaining unparalleled thermal comfort. ENERGY EFFICIENT. The building’s shell and mechanical systems play instrumental roles in the home’s exceptional performance. The building enclosure reduces the most significant energy glutton: heating. Continuous super-insulation, thorough air sealing, triple-pane windows, and passive solar gain work together to yield a miniscule heating load. All active energy consumers are extremely efficient: an air source heat pump for heating and cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation (ERV), and high efficiency appliances. The result is a home that uses 70% less energy than a similar new home built to code requirements. OVERALL. The home embodies the owners’ goals and values while comprehensively enabling thermal comfort, energy efficiency, a vacation respite, and supplementary income. This house features an open concept floor plan, with expansive windows that truly capture the 180-degree lake views. The classic design elements, such as white cabinets, neutral paint colors, and natural wood tones, help make this house feel bright and welcoming year round.

The original house was a nondescript green stucco box with a low hip roof. To create architectural interest and dimension, we added the shed dormer and the pilasters, extended the front eaves to capture the pilasters, and we built the block wall with horizontal rails. The shed dormer adds height and depth to the hip roof, which would otherwise be too plain. It was difficult to find any inspiration photos for a modern house with a hip roof and shed dormer. After a couple mock-ups, we refined the dormer slope and proportions to work well with the rest of the design. Most of the house's cladding is the wide gray lap siding. White stucco with a smooth Santa Barbara finish and the white flush panel garage door provide a strong contrast. Rather than starting with an outcome in mind, this 1,400 square foot residence began from a polemic place - exploring shared conviction regarding the concentrated power of living with a smaller footprint. While the exterior materials contrast a calm, minimal palette with the sleek lines of the gabled silhouette, the interior spaces embody a playful, artistic spirit. From the hand painted De Gournay wallpaper in the master bath to the rugged texture of the over-grouted limestone and Portuguese cobblestones, the home is an experience that encapsulates the unexpected and the timeless.

Stone and cedar shake combine with triumphant gables and graceful arches to create a Craftsman exterior with European flair. Influenced by the cottages of old, this hillside walkout boasts a rear wall of glasswork on both floors to capture breath-taking views. A rear porch and screened porch take living outdoors. The open floor plan distinguishes rooms by ceiling treatments and columns instead of enclosing space with walls. For added convenience and future planning, an elevator makes living easier.
