Katie Hutchison StudioAfter returning from a winter trip to discover his house had been flooded by a burst second-floor pipe, this homeowner was ready to address the renovations and additions that he had been pondering for about a decade. It was important to him to respect the original character of the c. +/- 1910 two-bedroom small home that had been in his family for years, while re-imagining the kitchen and flow.
In response, KHS proposed a one-story addition, recalling an enclosed porch, which springs from the front roof line and then wraps the house to the north. An informal front dining space, complete with built-in banquette, occupies the east end of the addition behind large double-hung windows sized to match those on the original house, and a new kitchen occupies the west end of the addition behind smaller casement windows at counter height. New French doors to the rear allow the owner greater access to an outdoor room edged by the house to the east, the existing one-car garage to the south, and a rear rock wall to the west. Much of the lot to the north was left open for the owner’s annual summer volley ball party.
The first-floor was then reconfigured, capturing additional interior space from a recessed porch on the rear, to create a rear mudroom entrance hall, full bath, and den, which could someday function as a third bedroom if needed. Upstairs, a rear shed dormer was extended to the north and east so that head room could be increased, rendering more of the owner’s office/second bedroom usable. Windows and doors were relocated as necessary to better serve the new plan and to capture more daylight.
Having expanded from its original 1100 square feet to approximately 1700 square feet, it’s still a small, sweet house – only freshly updated, and with a hint of porchiness.

Michael Nash Design, Build & Homesinspired spa style sauna, steam shower, whirlpool tub, locker room to an adjacent gym have been very challenging, to capture all amenities that he was inquiring.
Space was limited and how build partition walls, created a dilemma to achieve our goals. We had to reconstruct and move bearing posts to gain footsteps for our amazing and rejuvenating spa room.
This New Spa was a state of art with a curved tiled bench inside steam room and an Infrared Sauna, soaking whirlpool tub, separate dressing and vanity area just separated from adjacent Gym through pocket doors. New gym with mirrored walls was faced the backyard with a large window.
The main room was separated into an entertaining area with large bar and cabinetry, and some built INS facing the backyard. A new French door & window was added to back wall to allow more natural light. Built ins covered with light color natural maple wood tones, we were capturing his nature lifestyle. Through a double glass French door now you enter the state of the art movie theater room. Ceiling star panels, steps row seating, a large screen panel with black velvet curtains has made this space an Icon’s paradise. We have used embedded high quality speakers and surround sound equipped with all new era of projectors, receivers and multiple playing gadgets.

Rodwin Architecture & Skycastle ConstructionAlong South Boulder Creek near Eldorado Springs, Basecamp is more than a home—it’s the launching point for a couple’s next great adventure in retirement.
This 3,500 square foot sanctuary reflects the homeowners’ love of art, wildlife, and quiet beauty. Working with Rodwin Architecture, they envisioned a home that honors the site, celebrates natural light, and supports aging in place—while creating daily moments of connection to the outdoors. The home is a spatially rich design with an open yet composed rhythm, where carefully framed views bring both privacy and panorama.
The owners infused it with inspirations from Europe, including its traditional beam-work, a unique tearoom solarium, and an exquisite old-world kitchen.
Inside, natural materials and layered finishes create a warm, inviting palette. Creamy Texas limestone wraps the fireplace hearth, while bold art, custom furnishings, and handcrafted details bring joyful character throughout. The great room anchors the home with vaulted ceilings, exposed timber beams, and expansive windows that capture views of the mountains and the creek. Window seats create intimate moments for reading, reflection, and wildlife watching.
The home’s L-shaped plan places the great room on a 45-degree angle between wings to capture a perfect view across the meadow to the Flatirons – and carefully nestled between a pair of beloved hundred-year-old Cottonwoods. This gesture opens to a sweeping patio that cascades into the landscape, connecting every main living space to the outdoors. The site terraces down to restored creek banks, supporting safe passage for elk, deer, coyotes, and more through renewed wildlife corridors.
Basecamp is also a model of ecological stewardship. After deconstructing the previous home, 89% of materials were diverted from the landfill through Perks Deconstruction. The new home achieved a HERS rating of 22 and includes a 9.6 kW rooftop solar array, a 20 SEER air-source heat pump, ERV, LED lighting, and low-flow fixtures. In partnership with a local biologist and the U.S. Fish and Wildlife Service, the team integrated subtle screening to protect the threatened Preble’s meadow jumping mouse by shielding night lighting.
The result is a retreat that forms a partnership with its site —rooted in place, open to the wild—and true to its name: a Basecamp you reach after miles on the trail, where the light softens, wildflowers line the meadow, and you feel both held by the landscape and free within it.

The idea at hand brought forth by outdoor living fabulously designer Michael Gotowala founder of THE OUTDOOR KITCHEN DESIGN STORE by PREFERRED PROPERTIES were graciously accepted and the work began to not only enlarge the deck space but to capture value centers for Outdoor culinary, evening bar and Alfresco and the convenience of a nearby splash in the hot tub surrounded by granite and even a remote Fire feature above the hot tub. All these features part of the recipe for Living Outdoors fabulously. If you look close enough you can see the masonry details in which Preferred Properties is known for. The elegance of Stone surrounding Brown Jordan's cabinetry in Java color shows the insightfulness of masterful outdoor Kitchen builder Michael Gotowala founder of THE OUTDOOR KITCHEN DESIGN STORE by PREFERRED PROPERTIES. The sprawling outdoor grill island has plenty of work or play space for that matter highlighting DCS grill, plenty of storage, two drawer refrigerator and a trash pull all capped off with large swirling granite counters. A nice touch here is the top shelf designed for sight lines from entering the back yard, wind blockage for grilling, receptacles, and even night lighting underneath to illuminate at night.
The second area is the sprawling bar and beverage Alfresco up against the house. Even the top shelf mimics the octagon bow window shape. The stone and granite details surround a nice layout of outdoor cabinetry for user convenience.
The third area more of a splash to the outdoor living fabulously label is a Sundance spa enabled by a step down into from the deck. The new Deck and multi level stone surround with Remote firewalls keeps the fire visible from the house and poses as a privacy screen and back drop for the hot tub.

Brooks + Scarpa ArchitectsDescription: In early 1994, the architects began work on the project and while in construction (demolition, grading and foundations) the owner, due to circumstances beyond his control, halted all construction of the project. Seven years later the owner returned to the architects and asked them to complete the partially constructed house. Due to code changes, city ordinances and a wide variety of obstacles it was determined that the house was unable to be completed as originally designed.
After much consideration the client asked the architect if it were possible to alter/remodel the partially constructed house, which was a remodel/addition to a 1970’s ranch style house, into a project that fit into current zoning and structural codes. The owner also requested that the house’s footprint and partially constructed foundations remain to avoid the need for further entitlements and delays on an already long overdue and difficult hillside site.
The architects’ main challenge was how to alter the design that reflected an outdated philosophical approach to architecture that was nearly a decade old. How could the house be re-conceived reflecting the architect and client’s maturity on a ten-year-old footprint?
The answer was to remove almost all of the previously proposed existing interior walls and transform the existing footprint into a pavilion-like structure that allows the site to in a sense “pass through the house”. This allowed the client to take better advantage of a limited and restricted building area while capturing extraordinary panoramic views of the San Fernando Valley and Hollywood Hills. Large 22-foot high custom sliding glass doors allow the interior and exterior to become one. Even the studio is separated from the house and connected only by an exterior bridge. Private spaces are treated as loft-like spaces capturing volume and views while maintaining privacy.
Limestone floors extend from inside to outside and into the lap pool that runs the entire length of the house creating a horizon line at the edge of the view. Other natural materials such as board formed concrete, copper, steel and cherry provides softness to the objects that seem to float within the interior volume. By placing objects and materials "outside the frame," a new frame of reference deepens our sense of perception. Art does not reproduce what we see; rather it makes us see.
Katie Hutchison StudioAfter returning from a winter trip to discover his house had been flooded by a burst second-floor pipe, this homeowner was ready to address the renovations and additions that he had been pondering for about a decade. It was important to him to respect the original character of the c. +/- 1910 two-bedroom small home that had been in his family for years, while re-imagining the kitchen and flow.
In response, KHS proposed a one-story addition, recalling an enclosed porch, which springs from the front roof line and then wraps the house to the north. An informal front dining space, complete with built-in banquette, occupies the east end of the addition behind large double-hung windows sized to match those on the original house, and a new kitchen occupies the west end of the addition behind smaller casement windows at counter height. New French doors to the rear allow the owner greater access to an outdoor room edged by the house to the east, the existing one-car garage to the south, and a rear rock wall to the west. Much of the lot to the north was left open for the owner’s annual summer volley ball party.
The first-floor was then reconfigured, capturing additional interior space from a recessed porch on the rear, to create a rear mudroom entrance hall, full bath, and den, which could someday function as a third bedroom if needed. Upstairs, a rear shed dormer was extended to the north and east so that head room could be increased, rendering more of the owner’s office/second bedroom usable. Windows and doors were relocated as necessary to better serve the new plan and to capture more daylight.
Having expanded from its original 1100 square feet to approximately 1700 square feet, it’s still a small, sweet house – only freshly updated, and with a hint of porchiness.

Superior craftsmanship incorporates a mixture of materials, from knotty alder and walnut on the main level, to hickory and quarter-sawn oak elsewhere, creating a rich and rewarding feel. Luxe granites complimented by beautiful tile work add depth and movement in many areas of the house — creating a refined feeling. Working with Jessica Brown of La-Z-Boy Furniture Galleries, we designed a palette of colors, patterns and rich textures to enhance and compliment the interior finishes. A mixture of grays, blues and whites provides a timeless, fresh and family friendly environment that makes The Elbert a sanctuary for entertaining and relaxing.

Costa Bella BuildersThis complete home remodel and addition began with the owners desire to renovate and update the original forty year old vacation home and features. The client was recommended to us by their friends who had hired us to remodel a vacation home in Carmel Valley. We began by selecting Jim Stroupe, a highly qualified local Architect, to devise an entirely new front facade and interior layout. He met with the client and quickly proposed a design which captured the Baja California look she had in mind. With a few revisions and another client meeting, we soon had a finished set of plans. The new home design included a dramatic new entryway, 10 foot high ceilings, expanded kitchen, and a re-designed master bedroom oriented to capture the expansive ocean views at this location.

NanaWallOriginally built in 1892, this quaint log cabin has undergone a transformative renovation while preserving its charming character. Located near the Little Deschutes River in Central Oregon, within the historic Vandert Homestead, the home now boasts bright, open spaces for everyday living, complete with flexible aluminum clad folding doors.
Working alongside contractor Bales Inc., architect Jeff Klein from Klein Architecture led the renovation with the goal of opening the once dark interior to natural light and the surrounding landscape. Central to the design was transforming a deteriorating garage into a new functional sunroom, creating a light-filled space that reorients the cabin design toward the patio and natural environment.

A Revamped Cabin Design for Indoor-Outdoor Living
The former garage is now a transitional space between the cabin and a natural stone patio. Positioned along the south elevation, the sunroom captures daylight throughout the day while acting as a buffer between the interior and exterior environments. A revised roof assembly was developed to resolve previous drainage failures. Working with framers, the design team incorporated a sloping roof system with a waterproof membrane to direct water away from the structure.
This approach not only protected the log walls but also created access to a rooftop deck from the upper level, adding functional outdoor space without expanding the building footprint.
“It was also critical to transform the existing dark, segmented interior spaces by physically opening them up to the new sunroom,” says Klein. “NanaWall systems offered the ideal solution for what we were after.”

Improving Spatial Flow, From the Kitchen to the Sunroom
The kitchen remained largely intact during the renovation, retaining many of the elements that had defined the cabin’s character for decades. Features such as the farmhouse sink, concrete countertops, butcher-block island, and built-in seating were retained, creating a perfect blend of old and new.
What changed was how the kitchen connects to the surrounding rooms. The layout now flows naturally into an adjacent dining area before extending into the newly added sunroom, delivering a seamless transition from the interiors to the outdoors through aluminum clad folding doors.

The newly added sunroom became the centerpiece of the cabin design. Designed as a bright, welcoming space, it connects the historic cabin to the natural stone patio beyond. Interior designer Sue Olson helped create the room's atmosphere by choosing finishes and furnishings that complement the cabin's rustic materials while keeping the space open and inviting.
The sunroom captures sunlight throughout the day and serves as a flexible space for dining, relaxing, and entertaining. The addition was designed to sit comfortably alongside the existing log structure while introducing expansive glazing and aluminum clad folding doors that draw daylight deep into the home.

A NanaWall aluminum clad folding glass door opens the south wall of the sunroom, creating a direct connection to the natural stone patio. Spanning more than thirteen feet wide and nearly eight feet tall, the system allows the entire façade to open when the panels are folded back. Specified with pine wood frames and simulated divided lites, the door complements the cabin’s traditional materials while introducing the flexibility of modern indoor-outdoor living.
When closed, the door frames the view while bringing daylight into the sunroom. When open, the space seamlessly flows into the patio. Stretching more than thirteen feet across and just over four feet in height, the opening transforms the wall into a casual indoor-outdoor serving counter.
Specified with matching pine wood frames and simulated divided lites, the system folds away easily, creating an indoor-outdoor bar that encourages interaction between the sunroom and patio. Upon entering this 6800 square foot residence a wall of glass shelves displaying pottery and sculpture greets guests as it visually separates the foyer from the dining room. Beyond you will notice the dual sided stone fireplace that extends 22 feet to the ceiling. It is intended to be the centerpiece to the home’s symmetrical form as it draws your eye to the clerestory windows that allow natural light to flood the grand living and dining space. The home also features a large screened porch that extends across the lakeside of the home. This porch is utilized for entertaining as well as acting as exterior connector for the interior spaces. The lower level, although spacious, creates a cozy atmosphere with stacked stone archways, stained concrete flooring, and a sunken media room. After much consideration the client asked the architect if it were possible to alter/remodel the partially constructed house, which was a remodel/addition to a 1970’s ranch style house, into a project that fit into current zoning and structural codes. The owner also requested that the house’s footprint and partially constructed foundations remain to avoid the need for further entitlements and delays on an already long overdue and difficult hillside site.
The architects’ main challenge was how to alter the design that reflected an outdated philosophical approach to architecture that was nearly a decade old. How could the house be re-conceived reflecting the architect and client’s maturity on a ten-year-old footprint?
The answer was to remove almost all of the previously proposed existing interior walls and transform the existing footprint into a pavilion-like structure that allows the site to in a sense “pass through the house”. This allowed the client to take better advantage of a limited and restricted building area while capturing extraordinary panoramic views of the San Fernando Valley and Hollywood Hills. Large 22-foot high custom sliding glass doors allow the interior and exterior to become one. Even the studio is separated from the house and connected only by an exterior bridge. Private spaces are treated as loft-like spaces capturing volume and views while maintaining privacy.
Limestone floors extend from inside to outside and into the lap pool that runs the entire length of the house creating a horizon line at the edge of the view. Other natural materials such as board formed concrete, copper, steel and cherry provides softness to the objects that seem to float within the interior volume. By placing objects and materials "outside the frame," a new frame of reference deepens our sense of perception. Art does not reproduce what we see; rather it makes us see.
