All windows were re-positioned strategically to take full advantage of the view, for example, the living room new windows were positioned to take full advantage of the beautiful views of the property. The linear layout of the new windows in the living room was designed to frame and echo the panoramic view of the beautiful pond, farm fields, tree lines and the Adirondack mountains seen beyond As part of architectural and interiors design, here Mitra paid careful attention to use green building products as much as possible, which was done by selecting and using environmentally friendly and low VOC emission products, as well as sing salvaged products where possible, and using as much local products as possible. Aside from using green building products as much as possible, another very important goal of this project was to dramatically improve and maximize the energy efficiency of this home. To meet the specific and mechanical needs, a team of independent expert energy efficient consultants was assembled at the early phase of the design, so that energy solutions were studied and evaluated to the fullest. After extensive energy audits and study of the existing conditions and after extensive evaluation and brainstorming between all parties, Mitra compiled all the information and findings and incorporated them in her design solutions. In short, during construction, extensive energy upgrading measures were achieved by constructing a tight insulating envelope on the interior sides of all exterior walls and roofs, installing the most efficient heating and cooling system along with the introduction of a geothermal system installation. All windows and doors were replaced by state of the art and modern design energy efficient product available in the market which also visually modernized the design and maximized the beautiful westerly view of the landscape outside. To further address the energy efficiency of this project Mitra designed a concrete and steel and concrete fireplace box for it so that it can act as a chase for the mechanical needs of this new super energy efficient fireplace unit. - Photo credit: Susan Teare

This remodel restored and enhanced the original 1920's character to this vintage Kentfield home. From interio wood wainscoting to glass door knobs, careful attention was given to every detail of this project. The original one bedroom house was restored and the main floor was expanded to include a master bedroom and dining room, which both open onto a deck overlooking the landscaped backyard. The lower floor family room, guest room and office, as well as upper floor attic rooms were also added to make this a wonderful home for a growing family for years to come.

The private home, reminiscent of Maine lodges and family camps, was designed to be a sanctuary for the family and their many relatives. Lassel Architects worked closely with the owners to meet their needs and wishes and collaborated thoroughly with the builder during the construction process to provide a meticulously crafted home. The open-concept plan, framed by a unique timber frame inspired by Greene & Greene’s designs, provides large open spaces for entertaining with generous views to the lake, along with sleeping lofts that comfortably host a crowd overnight. Each of the family members' bedrooms was configured to provide a view to the lake. The bedroom wings pivot off a staircase which winds around a natural tree trunk up to a tower room with 360-degree views of the surrounding lake and forest. All interiors are framed with natural wood and custom-built furniture and cabinets reinforce daily use and activities. The family enjoys the home throughout the entire year; therefore careful attention was paid to insulation, air tightness and efficient mechanical systems, including in-floor heating. The house was integrated into the natural topography of the site to connect the interior and exterior spaces and encourage an organic circulation flow. Solar orientation and summer and winter sun angles were studied to shade in the summer and take advantage of passive solar gain in the winter. Equally important was the use of natural ventilation. The design takes into account cross-ventilation for each bedroom while high and low awning windows to allow cool air to move through the home replacing warm air in the upper floor. The tower functions as a private space with great light and views with the advantage of the Venturi effect on warm summer evenings. Sandy Agrafiotis

These South Shore of Boston Homeowners approached the Team at Renovisions to power-up their powder room. Their half bath, located on the first floor, is used by several guests particularly over the holidays. When considering the heavy traffic and the daily use from two toddlers in the household, it was smart to go with a stylish, yet practical design. Wainscot made a nice change to this room, adding an architectural interest and an overall classic feel to this cape-style traditional home. Installing custom wainscoting may be a challenge for most DIY’s, however in this case the homeowners knew they needed a professional and felt they were in great hands with Renovisions. Details certainly made a difference in this project; adding crown molding, careful attention to baseboards and trims had a big hand in creating a finished look. The painted wood vanity in color, sage reflects the trend toward using furniture-like pieces for cabinets. The smart configuration of drawers and door, allows for plenty of storage, a true luxury for a powder room. The quartz countertop was a stunning choice with veining of sage, black and white creating a Wow response when you enter the room. The dark stained wood trims and wainscoting were painted a bright white finish and allowed the selected green/beige hue to pop. Decorative black framed family pictures produced a dramatic statement and were appealing to all guests. The attractive glass mirror is outfitted with sconce light fixtures on either side, ensuring minimal shadows. The homeowners are thrilled with their new look and proud to boast what was once a simple bathroom into a showcase of their personal style and taste. "We are very happy with our new bathroom. It’s no surprise these Hanover clients reached out to Cathy and Ed of Renovisions for design and build services as they wanted a local professional bath specialist to turn their plain builder-grade bath into a luxurious handicapped accessible master bath. Renovisions had safety and universal design in mind while creating this customized two-person super shower and well-appointed master bath so their clients could escape to a special place to relax and energize their senses while also helping to conserve time and water as it is used simultaneously by them. This completely water proofed spacious 4’x8’ walk-in curb-less shower with lineal drain system and larger format porcelain tiles was a must have for our senior client –with larger tiles there are less grout lines, easier to clean and easier to maneuver using a walker to enter and exit the master bath. Renovisions collaborated with their clients to design a spa-like bath with several amenities and added conveniences with safety considerations. The bench seat that spans the width of the wall was a great addition to the shower. It’s a comfortable place to sit down and stretch out and also to keep warm as electric mesh warming materials were used along with a programmable thermostat to keep these homeowners toasty and cozy! Careful attention to all of the details in this master suite created a peaceful and elegant environment that, simply put, feels divine. Adding details such as the warming towel rack, mosaic tiled shower niche, shiny polished chrome decorative safety grab bars that also serve as towel racks and a towel rack inside the shower area added a measure of style. A stately framed mirror over the pedestal sink matches the warm white painted finish of the linen storage cabinetry that provides functionality and good looks to this space. Pull-down safety grab bars on either side of the comfort height high-efficiency toilet was essential to keep safety as a top priority. Water, water everywhere for this well deserving couple – multiple shower heads enhances the bathing experience for our client with mobility issues as 54 soft sprays from each wall jet provide a soothing and cleansing effect – a great choice because they do not require gripping and manipulating handles yet provide a sleek look with easy cleaning. The thermostatic valve maintains desired water temperature and volume controls allows the bather to utilize the adjustable hand-held shower on a slide-bar- an ideal fixture to shower and spray down shower area when done. A beautiful, frameless clear glass enclosure maintains a clean, open look without taking away from the stunning and richly grained marble-look tiles and decorative elements inside the shower. In addition to its therapeutic value, this shower is truly a design focal point of the master bath with striking tile work, beautiful chrome fixtures including several safety grab bars adding aesthetic value as well as safety benefits.

This backyard transformation in Sherman Oaks CA began when the owners of this home approached us looking to create a more usable space for everyday living and entertaining. We redesigned the layout with gentle curves, natural finishes, and layered garden beds to add depth and character. The lush lawn connects the patio, pool, and outdoor lounge area, allowing easy movement between each zone.
