This stand-alone condominium takes a bold step with dark, modern farmhouse exterior features. Once again, the details of this stand alone condominium are where this custom design stands out; from custom trim to beautiful ceiling treatments and careful consideration for how the spaces interact. The exterior of the home is detailed with dark horizontal siding, vinyl board and batten, black windows, black asphalt shingles and accent metal roofing. Our design intent behind these stand-alone condominiums is to bring the maintenance free lifestyle with a space that feels like your own.

This project was full outdoor living environment, what some would call a “staycation” backyard. A hybrid pool had been installed the previous year but now the living and entertaining spaces needed to be constructed. Consisting of a deck, two patio spaces with walkways connecting all, a couple retaining walls, fencing, landscaping and a new sliding door. The retaining walls were needed to allow for the patio space around to pool. The patio space was divided into two sections, one the wet zone by the pool and the second being the handout zone. This also allowed for a smaller area of fence with a clean transition. The deck constructed using Azek building products provided the style they wanted without having to worry about maintenance. With the elevation being over 8 feet off the ground, the staircase was given careful consideration. It was put on the side that had the grade in its favor to cut down on the size and to not impede on the usable living areas. Traffic flow and usable space should always be considered when designing your space. Now to get a better view of their beautiful backyard we changed their existing single 3 ft. hinged door for a new 6 ft sliding unit. This type of change does involve some structural modification but well worth it. It gave them the sight line they wanted, allows more natural light and has less impact on the living space as the door now slides. This client who had relocated to West Hartford from another state, came to us thinking that they needed to move a powder room in order to get the kitchen they wanted. However, after careful consideration and planning KBDC came up with another plan. Photo by Chrissy Racho

The homeowners came to us looking for assistance to design and build a custom home on their current lakefront property. They were living on the site in an existing small cabin from the 1960s. The property has a steep embankment down to the lake and a zoning setback that created challenges for fitting a custom home on the lot. Xpand worked with the homeowners to find and select the size and style of home that they liked and worked for their unique piece of land. The homeowner was very interested in aesthetics and desired a modern home with sleek low roof lines and lots of windows to take advantage of the lake views. Restrictions from zoning challenged Xpand, but we were able to perfectly fit the home with an angled deck that was within 3” of both the front and back yard setbacks. In addition to a modern aesthetic, the homeowners are hoping to stay in the home as they age, so careful consideration was given to making sure that their new home would function for them in the future by including wider doorways, curbless showers, hard surface flooring and single-floor living. This mid-century modern designed home includes a high covered entry, high ceilings, floor-to- ceiling windows and an open floorplan. Overall, this medium-sized home feels spacious yet bright and inviting. Slab on grade platform construction includes highly efficient in-floor hydronic heat that keeps everything consistently warm in the winter. Throughout the interior of the home, the use of clean lines reflects the modern aesthetic desired by the homeowner. The kitchen features flat-panel doors and a large island with a dramatic quartz countertop. The use of black and white tones throughout with bright pops of color and geometric shapes completes the modern look to perfection. Outside, restrictions from zoning challenged Xpand, but we were able to perfectly fit the home with an angled deck that was within 3” of both the front and back yard setbacks. The unique stylistic deck includes airplane cable railings and lifetime warrantied PVC decking on the back of the house.

Set within a beautiful city neighborhood off West River Road, this 1940’s cottage was completely updated, remodeled and added to, resulting in a “new house” for the enjoyment of its long-term owners, who plans to remain in the home indefinitely. Each room in the house was restored and refreshed and new spaces were added including kitchen, family room, mudroom, guest bedroom and studio. A new detached garage was sited to provide a screen from the alley and to create a courtyard for a more private backyard. Careful consideration was given to the streetscape and neighboring houses on both the front and back elevations to assure that massing, new materials and exterior details complemented the existing house, street and neighborhood. The living room of this traditional 1930’s tudor-style Royal Oak home was incredibly large, and the main focal point - an original fireplace - is not located on the main wall, which left the homeowner struggling with the design for years. Our solution for the space was to create one large seating arrangement that could host up to twelve guests, but could also be broken down into smaller intimate moments to be enjoyed by just one or two. The oversized charcoal sofa sits between two windows that are dressed with a gorgeous teal patterned treatment and delicate floor lamps. A variety of pillow options tie together the teal and blush palette inspired by the traditional elements of the existing stone flooring and stained glass of the historic home, as well as the colors of the newly added chinoiserie style mural in the adjacent dining room. New furniture with eclectic silhouettes, such as the accent chair and chaise on either side of the sofa feel like they could have been collected over time, complementing the character of the historic home. Modern swivel chairs sit in front of the original fireplace creating an intimate moment to admire its beauty, or face the rest of the room for a collective conversational layout. Careful consideration was made with every upholstery, color, finish and furniture selection to honor the traditional architecture of the home while breathing in new life and infusing the space with a chinoiserie-inspired aesthetic that the homeowner loved.

This young family began working with us after struggling with their previous contractor. They were over budget and not achieving what they really needed with the addition they were proposing. Rather than extend the existing footprint of their house as had been suggested, we proposed completely changing the orientation of their separate kitchen, living room, dining room, and sunroom and opening it all up to an open floor plan. By changing the configuration of doors and windows to better suit the new layout and sight lines, we were able to improve the views of their beautiful backyard and increase the natural light allowed into the spaces. We raised the floor in the sunroom to allow for a level cohesive floor throughout the areas. Their extended kitchen now has a nice sitting area within the kitchen to allow for conversation with friends and family during meal prep and entertaining. The sitting area opens to a full dining room with built in buffet and hutch that functions as a serving station. Conscious thought was given that all “permanent” selections such as cabinetry and countertops were designed to suit the masses, with a splash of this homeowner’s individual style in the double herringbone soft gray tile of the backsplash, the mitred edge of the island countertop, and the mixture of metals in the plumbing and lighting fixtures. Careful consideration was given to the function of each cabinet and organization and storage was maximized. This family is now able to entertain their extended family with seating for 18 and not only enjoy entertaining in a space that feels open and inviting, but also enjoy sitting down as a family for the simple pleasure of supper together.

After years of dedication and anticipation, our clients embarked on their dream renovation project as they approached retirement. Their vision? A cozy yet elegant space nestled in the picturesque coastal town of Ipswich, MA. With the help of Betsy at Hutton Home Design, our skilled team, and many trade partners, our client’s vision became a reality. We built them a custom, one-bedroom accessory dwelling unit (ADU) over the garage of their daughter and son-in-law's home. The heating and cooling system consisted of mini split units. We cantilevered the second floor to add space to the kitchen, making the room seem larger. We created a functional and beautiful space within the zoning constraints of 900 square feet. All the while, careful consideration was given to scale and ensuring the addition looked like an extension of the existing home.
