The floor shown is a natural clefted slate with radiant heating.

A complete full gut remodel of a 4,000 sq ft two-story penthouse residence, this project featured one of a kind views of the Boston public garden and Beacon Hill. A large central gallery flooded with gorgeous diffused light through two full stories of window glass. Clean linear millwork details compliment the structural glass, steel and walnut balustrades and handrailings that grace the upper gallery, reading nook, and stairs. A bleached walnut wet bar with backlit honey onyx backsplash and floating star fire glass shelves illuminated the lower gallery. It was part of a larger motif, which resonated through each of the unique and separate living spaces, connecting them to the larger design intention. A bleached walnut media room doubles as a fourth bedroom. It features a king size murphy bed seamlessly integrated into the full wall panel. A gracious shower in the adjoining bathroom, cleverly concealed behind an innocuous interior door, created a truly unique formal powder room that can reveal a full bath when the house is full of guests. A blend of warm wood, soft whites, and a palate of golds reflected in the stone (calacatta/onyx) textiles and wall coverings, this project demonstrates the powerful results of a consistent design intention, thoughtful engineering, and best practice construction as executed by our talented team of craftsmen and women. This homes designed to offer more than the standard, ubiquitous rear-yard waterfront outdoor space. A central courtyard offer the residents a respite from the heat that accompanies west sun, and creates a gorgeous intermediate view fro guest staying in the semi-attached guest suite, who can actually SEE THROUGH the main living space and enjoy the bay views. When this private client, a married couple, first approached Álvarez-Díaz & Villalón to build ‘the house of their dreams’ on the grounds of their sprawling family estate, the first challenge was to identify the exact location that would maximize the positive aspects of the topography while affording the most gracious views. Propped up on scaffolding, juggling digital cameras and folding ladders, the design team photographed the property from hundreds of angles before the ideal site was selected. Once the site was selected, construction could begin. The building’s foundation was raised slightly off the ground to disperse geothermal heat. In addition, the designers studied daily sunlight patterns and positioned the structure accordingly in order to warm the swimming pool during the cooler morning hours and illuminate the principal living quarters during the late afternoon. Finally, the main house was designed with functional balconies on all sides: each balcony meticulously planned ~ and precisely positioned ~ to both optimize wind flow and frame the property’s most breath-taking views. Stylistically, the goal was to create an authentic Spanish hacienda. Following Old World tradition, the house was anchored around a centralized interior patio in the Moorish style: enclosed on three sides ~ yet open on the fourth (similar to the Alcázar of Seville) ~ to reveal a reflecting pool ~ and mirror the water motif of the home’s magnificent marble fountain. A bell tower, horseshoe arches, a colonnaded,vineyard-style patio, and ornamental Moorish mosaic tilework (“azulejos”) completed this picturesque portrait of a faraway fantasy world of castles, chivalry, and swordsplay, reminiscent of Medieval Spain. Shortly after completion, this showcase home was showcased on the TVE Spanish television series Spaniards Around The World (Españoles Alrededor Del Mundo) as a prime example of authentic Spanish architecture designed outside the peninsula. Not surprising. After all, the story of a fairy-tale retreat as magical as this one deserves a happy ending.

Studio Terrain recreated this outdoor entertaining after a major home extension. Taking advantage of sweeping 180 degree views of the Puget sound, Orca Pods, Humpback whales and the Olympic mountains, the design allows for maximum view corridors from the inside while still providing space for 40+ guests. Utilizing a louvered roof system and overhead heat for four seasons entertaining, the wood fired pizza oven provides a central gathering point year round. The lawn was engineered to the same specs as world class soccer fields providing fast draining lawn use in the wettest seasons. A clean concrete lawn edge is actually a hidden structural retaining wall with pin piles to stabilize the slope edge.

This expansive outdoor deck and garden is the ultimate in luxury entertaining, lounging, dining and includes amenities for shade, a vegetable garden, outdoor seating, outdoor dining, grilling and a glass enclosure with heaters to get the most enjoyment and extended use year round. Rooftopia incorporated multiple customized Renson pergolas into the central dining and lounge areas. Each of three Renson pergola systems and their unique features are controlled with the touch of a button. The motorized overhead louvers can be enjoyed open or fully closed to provide shade and a waterproof cover. Each pergola has integrated dimmable LED lighting in the roof blades or louvers. The seating and lounge area was designed with gorgeous modern furnishings and a luxurious fire table. The lounge area can be fully enclosed by sliding glass panels around its walls, to capture the heat from the fire table and integrated Renson heaters. A privacy and shade screen can also be retractable at the west to offer another layer of protection from the intensity of the setting sun. The lounges also feature an integrated sound system and mobile TV cabinet so the space can be used year round to stay warm and cozy while watching a movie or a football game. The outdoor kitchen and dining area features appliances by Hestan and highly customized concrete countertops with matching shelves mounted on the wall. The aluminum cabinets are custom made by Urban Bonfire and feature accessories for storing kitchen items like dishes, appliances, beverages, an ice maker and receptacles for recycling and refuse. The Renson pergola over the dining area also integrates a set of sliding loggia panels to offer a modern backdrop, add privacy and block the sun. Rooftopia partnered with the talented Derek Lerner for original artwork that was transformed into a large-scale mural, and with the help of Chicago Sign Systems, the artwork was enlarged, printed and installed as one full wall of the penthouse. This artwork is truly a special part of the design. Rooftopia customized the design of the planter boxes in partnership with ORE Designs to streamline the look and finish of the metal planter containers. Many of the planter boxes also have toe kick lighting to improve the evening ambiance. Several large planters are home to birch trees, ornamental grasses, annual flowers and the design incorporates containers for seasonal vegetables and an herb garden. Our teams partnered with Architects, Structural engineers, electricians, plumbers and sound engineers to upgrade the roof to support the pergola systems, integrate lighting and appliances, an automatic watering system and outdoor sound systems. This large residential roof deck required a multi year development, permitting and installation timeline, proving that the best things are worth the wait.

This 100+ year old farmhouse in Colorado had no central air conditioning. Using custom sized operable louvered doors allowed air flow throughout the house, keeping the house cool, while offering privacy when needed. Take a look at the image of the living/dining space with doors opening to a pool beyond. This is an elegant, finely-appointed room with aged, hand-hewn beams, dormered clerestory windows, and radiant-heated limestone floors. But the real power of the space derives less from these handsome details and more from the wide opening centered on the pool. The occupants of the room feel like they’re poolside, even while inside. When they’re entertaining, it matters little whether guests are on the terrace or in the living room; it all feels like one great space. The four-wide bank of doors is designed so that the central two are hinged directly to the flanking ones. Thus, when opened, they are precisely aligned, it seems as if there are somehow only two doors, and the assembly appears less cluttered. A mechanized, roll-down screen descends from above to completely secure the opening against insects. When the screen is in use, the doors at the far ends are used for passage (a word of advice: make sure to devise a screening solution in any multi-door design). Two images from a seasonal lakefront cottage in East Haddam combine to make an even bolder statement. This three-story building has a master suite occupying the entire third floor.

This lakefront property set in a nice quiet cove on Lake Sam Rayburn. The entire project was planned and built by carter & company for large family events. The 3 1/2 level structure is designed with craftsman influences and functions well as a large fishing lodge designed for year-round entertaining. Ground level includes outdoor kitchen/dining area,separate outdoor living/gaming area with custom cypress beamed furniture built by carter & company. A 1700 Sq deck overlooks beautiful Sam Rayburn and garage doors open across front and rear elevations to create open breeze ways throughout all downstairs areas. Second floor includes living dining and master suite .an enclosed screen porch extends all the way across the lake side with an old wooden cistern structure which houses an outdoor hot tub. The screen porch has it own 5 ton central unit which is only shared with the downstairs shop area.it also has a 50,000 but ventless fireplace on one end which creates a ( winter area ) on the screen porch. The open spaces of living/dining also share aux heating via early 1900's Wood stove (pot belly) which was refurbished and was originally used in a girls dormitory somewhere in Colorado. Kitchen amenities include professional series equipment, a baking center, dumb waiter to downstairs kitchen, pressed tin ceilings. The entire structure touts custom made knotty alder moldings cabinets and doors. The interior walls are also slatted knotty alder with paint stained finishes. The third floor houses 3 guest bedrooms 1 full bath 1 jack and Jill bath, a 10 x 10 sleeping tent with chandelier, queen mattress, and lake view window. Attic does not exist, instead we incorporated open air vaulted ceilings with turnbuckle collar ties and an upper sleeping loft for kids accessed by custom ships ladder. Other areas of interest include front open air materials lift, 100 ft redneck water slide assembled during summertime and rolling boat dock for lake activities.

Our client’s intension was to make this bathroom suite a very specialized spa retreat. She envisioned exquisite, highly crafted components and loved the colors gold and purple. We were challenged to mix contemporary, traditional and rustic features. Also on the wish-list were a sizeable wardrobe room and a meditative loft-like retreat. Hydronic heated flooring was installed throughout. The numerous features in this project required replacement of the home’s plumbing and electrical systems. The cedar ceiling and other places in the room replicate what is found in the rest of the home. The project encompassed 400 sq. feet. Features found at one end of the suite are new stained glass windows – designed to match to existing, a Giallo Rio slab granite platform and a Carlton clawfoot tub. The platform is banded at the floor by a mosaic of 1″ x 1″ glass tile. Near the tub platform area is a large walnut stained vanity with Contemporary slab door fronts and shaker drawers. This is the larger of two separate vanities. Each are enhanced with hand blown artisan pendant lighting. A custom fireplace is centrally placed as a dominant design feature. The hammered copper that surrounds the fireplace and vent pipe were crafted by a talented local tradesman. It is topped with a Café Imperial marble. A lavishly appointed shower is the centerpiece of the bathroom suite. The many slabs of granite used on this project were chosen for the beautiful veins of quartz, purple and gold that our client adores. Two distinct spaces flank a small vanity; the wardrobe and the loft-like Magic Room. Both precisely fulfill their intended practical and meditative purposes. A floor to ceiling wardrobe and oversized built-in dresser keep clothing, shoes and accessories organized. The dresser is topped with the same marble used atop the fireplace and inset into the wardrobe flooring. The Magic Room is a space for resting, reading or just gazing out on the serene setting. The reading lights are Oil Rubbed Bronze. A drawer within the step up to the loft keeps reading and writing materials neatly tucked away. Within the highly customized space, marble, granite, copper and art glass come together in a harmonious design that is organized for maximum rejuvenation that pleases our client to not end!
