Kitchen/dining room combo - mid-sized modern kitchen/dining room combo idea in Austin with white walls

Inspiration for a coastal master brown floor bathroom remodel in Orange County with blue cabinets, gray walls, an undermount sink, white countertops and flat-panel cabinets

The couple has a lifelong love of Arts and Crafts and Modernism, and are the co-founders of PrairieMod, an online retailer that offers timeless modern lifestyle through American made, handcrafted, and exclusively designed products. So, having such a design savvy client was super exciting for us, especially since the couple had many unique pieces of pottery and furniture to provide inspiration for the design. The condo is a large, sunny top floor unit, with a large open feel. The existing kitchen was a peninsula which housed the sink, and they wanted to change that out to an island, relocating the new sink there as well. This can sometimes be tricky with all the plumbing for the building potentially running up through one stack. After consulting with our contractor team, it was determined that our plan would likely work and after confirmation at demo, we pushed on. The new kitchen is a simple L-shaped space, featuring several storage devices for trash, trays dividers and roll out shelving. To keep the budget in check, we used semi-custom cabinetry, but added custom details including a shiplap hood with white oak detail that plays off the oak “X” endcaps at the island, as well as some of the couple’s existing white oak furniture. We also mixed metals with gold hardware and plumbing and matte black lighting that plays well with the unique black herringbone backsplash and metal barstools. New weathered oak flooring throughout the unit provides a nice soft backdrop for all the updates. We wanted to take the cabinets to the ceiling to obtain as much storage as possible, but an angled soffit on two of the walls provided a bit of a challenge. We asked our carpenter to field modify a few of the wall cabinets where necessary and now the space is truly custom. Part of the project also included a new fireplace design including a custom mantle that houses a built-in sound bar and a Panasonic Frame TV, that doubles as hanging artwork when not in use. The TV is mounted flush to the wall, and there are different finishes for the frame available. The TV can display works of art or family photos while not in use. We repeated the black herringbone tile for the fireplace surround here and installed bookshelves on either side for storage and media components. Obelisk Home was given the challenge of creating a 4 year old boys bedroom using their existing furniture, but make it feel grown up. The little boy is very active. We selected new bedding, a rug, art, lighting, a custom paint color, and re-invented simple furniture to make a little boy’s paradise. Grays, oranges, blues and creams were selected to coordinate a shared bath used by a young boy and a newborn sister. Tile, decorative tile and wallpaper were the key in creating a well-blended space. Our goal was to complete the project prior to baby’s arrival so this project went on the expedite track. The beautiful 1920’s era brick home sits on a hill in a very picturesque neighborhood, so we were eager to give it the kitchen it deserves. The clients’ dream kitchen included pro-style appliances, a large island with seating for five and a kitchen that feels appropriate to the home’s era but that also is fresh and modern. They explicitly stated they did not want a “cookie cutter” design, so we took that to heart. The key challenge was to fit in all of the items on their wish given the room’s constraints. We eliminated an existing breakfast area and bay window and incorporated that area into the kitchen. The bay window was bricked in, and to compensate for the loss of seating, we widened the opening between the kitchen and formal dining room for more of an open concept plan. The ceiling in the original kitchen is about a foot lower than the rest of the house, and once it was determined that it was to hide pipes and other mechanicals, we reframed a large tray over the island and left the rest of the ceiling as is. Clad in walnut planks, the tray provides an interesting feature and ties in with the custom walnut and plaster hood. The space feels modern yet appropriate to its Tudor roots. The room boasts large family friendly appliances, including a beverage center and cooktop/double oven combination. Soft white inset cabinets paired with a slate gray island provide a gentle backdrop to the multi-toned island top, a color echoed in the backsplash tile. The handmade subway tile has a textured pattern at the cooktop, and large pendant lights add more than a bit of drama to the room. The home sits into an extremely steep, half-acre lot that shares a property line with a ski resort and allows for ski-in, ski-out access to the mountain’s 61 trails. This unique location and challenging terrain informed the home’s siting, footprint, program, design, interior design, finishes, and custom made furniture. Credit: Samyn-D'Elia Architects

Previously renovated with a two-story addition in the 80’s, the home’s square footage had been increased, but the current homeowners struggled to integrate the old with the new. An oversized fireplace and awkward jogged walls added to the challenges on the main floor, along with dated finishes. While on the second floor, a poorly configured layout was not functional for this expanding family. From the front entrance, we can see the fireplace was removed between the living room and dining rooms, creating greater sight lines and allowing for more traditional archways between rooms. At the back of the home, we created a new mudroom area, and updated the kitchen with custom two-tone millwork, countertops and finishes. These main floor changes work together to create a home more reflective of the homeowners’ tastes. On the second floor, the master suite was relocated and now features a beautiful custom ensuite, walk-in closet and convenient adjacency to the new laundry room. Gordon King Photography
