Inspiration for a transitional dining room remodel in Orange County

  Free ebook, Creating the Ideal Kitchen. DOWNLOAD NOW   Our clients came to us looking to do some updates to their new condo unit primarily in the kitchen and living room. The couple has a lifelong love of Arts and Crafts and Modernism, and are the co-founders of PrairieMod, an online retailer that offers timeless modern lifestyle through American made, handcrafted, and exclusively designed products. So, having such a design savvy client was super exciting for us, especially since the couple had many unique pieces of pottery and furniture to provide inspiration for the design. The condo is a large, sunny top floor unit, with a large open feel. The existing kitchen was a peninsula which housed the sink, and they wanted to change that out to an island, relocating the new sink there as well. This can sometimes be tricky with all the plumbing for the building potentially running up through one stack. After consulting with our contractor team, it was determined that our plan would likely work and after confirmation at demo, we pushed on. The new kitchen is a simple L-shaped space, featuring several storage devices for trash, trays dividers and roll out shelving. To keep the budget in check, we used semi-custom cabinetry, but added custom details including a shiplap hood with white oak detail that plays off the oak “X” endcaps at the island, as well as some of the couple’s existing white oak furniture. We also mixed metals with gold hardware and plumbing and matte black lighting that plays well with the unique black herringbone backsplash and metal barstools. New weathered oak flooring throughout the unit provides a nice soft backdrop for all the updates. We wanted to take the cabinets to the ceiling to obtain as much storage as possible, but an angled soffit on two of the walls provided a bit of a challenge. We asked our carpenter to field modify a few of the wall cabinets where necessary and now the space is truly custom. Part of the project also included a new fireplace design including a custom mantle that houses a built-in sound bar and a Panasonic Frame TV, that doubles as hanging artwork when not in use. The TV is mounted flush to the wall, and there are different finishes for the frame available. The TV can display works of art or family photos while not in use. We repeated the black herringbone tile for the fireplace surround here and installed bookshelves on either side for storage and media components. This project was such an incredible design opportunity, and instilled inspiration and excitement at every turn! Our amazing clients came to us with the challenge of converting their beloved family home into a welcoming haven for all members of the family. At the time that we met our clients, they were struggling with the difficult personal decision of the fate of the home. Their father/father-in-law had passed away and their mother/mother-in-law had recently been admitted into a nursing facility and was fighting Alzheimer’s. Resistant to loss of the home now that both parents were out of it, our clients purchased the home to keep in in the family. Despite their permanent home currently being in New Jersey, these clients dedicated themselves to keeping and revitalizing the house. We were moved by the story and became immediately passionate about bringing this dream to life. The home was built by the parents of our clients and was only ever owned by them, making this a truly special space to the family. Our goal was to revitalize the home and to bring new energy into every room without losing the special characteristics that were original to the home when it was built. In this way, we were able to develop a house that maintains its own unique personality while offering a space of welcoming neutrality for all members of the family to enjoy over time. The renovation touched every part of the home: the exterior, foyer, kitchen, living room, sun room, garage, six bedrooms, three bathrooms, the laundry room, and everything in between. The focus was to develop a style that carried consistently from space to space, but allowed for unique expression in the small details in every room. Starting at the entry, we renovated the front door and entry point to offer more presence and to bring more of the mid-century vibe to the home’s exterior. We integrated a new modern front door, cedar shingle accents, new exterior paint, and gorgeous contemporary house numbers that really allow the home to stand out. Just inside the entry, we renovated the foyer to create a playful entry point worthy of attention. Cement look tile adorns the foyer floor, and we’ve added new lighting and upgraded the entry coat storage. Upon entering the home, one will immediately be captivated by the stunning kitchen just off the entry. We transformed this space in just about every way. While the footprint of the home ultimately remained almost identical, the aesthetics were completely turned on their head. We re-worked the kitchen to maximize storage and to create an informal dining area that is great for casual hosting or morning coffee. We removed the entry to the garage that was once in the informal dining, and created a peninsula in its place that offers a unique division between the kitchen/informal dining and the formal dining and living areas. The simple light warm light gray cabinetry offers a bit of traditional elegance, along with the marble backsplash and quartz countertops. We extended the original wood flooring into the kitchen and stained all floors to match for a warmth that truly resonates through all spaces. We upgraded appliances, added lighting everywhere, and finished the space with some gorgeous mid century furniture pieces. In the formal dining and living room, we really focused on maintaining the original marble fireplace as a focal point. We cleaned the marble, repaired the mortar, and refinished the original fireplace screen to give a new sleek look in black. We then integrated a new gas insert for modern heating and painted the upper portion in a rich navy blue; an accent that is carried through the home consistently as a nod to our client’s love of the color. The former entry into the old covered porch is now an elegant glass door leading to a stunning finished sunroom. This room was completely upgraded as well. We wrapped the entire space in cozy white shiplap to keep a casual feel with brightness. We tiled the floor with large format concrete look tile, and painted the old brick fireplace a bright white. We installed a new gas burning unit, and integrated transitional style lighting to bring warmth and elegance into the space. The new black-frame windows are adorned with decorative shades that feature hand-sketched bird prints, and we’ve created a dedicated garden-ware “nook” for our client who loves to work in the yard. The far end of this space is completed with two oversized chaise loungers and overhead lights…the most perfect little reading nook! Just off the dining room, we created an entirely new space to the home: a mudroom. The clients lacked this space and desperately needed a landing spot upon entering the home from the garage. We uniquely planned existing space in the garage to utilize for this purpose, and were able to create a small but functional entry point without losing the ability to park cars in the garage. This new space features cement-look tile, gorgeous deep brown cabinetry, and plenty of storage for all the small items one might need to store while moving in and out of the home. The remainder of the upstairs level includes massive renovations to the guest hall bathroom and guest bedroom, upstairs master bed/bath suite, and a third bedroom that we converted into a home office for the client. Some of the largest transformations were made in the basement, where unfinished space and lack of light were converted into gloriously lit, cozy, finished spaces. Our first task was to convert the massive basement living room into the new master bedroom for our clients. We removed existing built-ins, created an entirely new walk-in closet, painted the old brick fireplace, installed a new gas unit, added carpet, introduced new lighting, replaced windows, and upgraded every part of the aesthetic appearance. One of the most incredible features of this space is the custom double sliding barn door made by a Denver artisan. This space is truly a retreat for our clients! We also completely transformed the laundry room, back storage room, basement master bathroom, and two bedrooms. This home’s massive scope and ever-evolving challenges were thrilling and exciting to work with, and the result is absolutely amazing. At the end of the day, this home offers a look and feel that the clients love. Above all, though, the clients feel the spirit of their family home and have a welcoming environment for all members of the family to enjoy for years to come.

Living Spaces Roomy retreats require a commanding centerpiece, and with its formidable frame, our Loxton storage bed is up to the challenge. Dressed in dark mahogany, the solid spruce stunner boasts a planked, sleigh-shaped headboard and thick footboard with two drawers for stashing extra sheets and blankets.

This 1930's Barrington Hills farmhouse was in need of some TLC when it was purchased by this southern family of five who planned to make it their new home. The renovation taken on by Advance Design Studio's designer Scott Christensen and master carpenter Justin Davis included a custom porch, custom built in cabinetry in the living room and children's bedrooms, 2 children's on-suite baths, a guest powder room, a fabulous new master bath with custom closet and makeup area, a new upstairs laundry room, a workout basement, a mud room, new flooring and custom wainscot stairs with planked walls and ceilings throughout the home. The home's original mechanicals were in dire need of updating, so HVAC, plumbing and electrical were all replaced with newer materials and equipment. A dramatic change to the exterior took place with the addition of a quaint standing seam metal roofed farmhouse porch perfect for sipping lemonade on a lazy hot summer day. In addition to the changes to the home, a guest house on the property underwent a major transformation as well. Newly outfitted with updated gas and electric, a new stacking washer/dryer space was created along with an updated bath complete with a glass enclosed shower, something the bath did not previously have. A beautiful kitchenette with ample cabinetry space, refrigeration and a sink was transformed as well to provide all the comforts of home for guests visiting at the classic cottage retreat. The biggest design challenge was to keep in line with the charm the old home possessed, all the while giving the family all the convenience and efficiency of modern functioning amenities. One of the most interesting uses of material was the porcelain "wood-looking" tile used in all the baths and most of the home's common areas. All the efficiency of porcelain tile, with the nostalgic look and feel of worn and weathered hardwood floors. The home’s casual entry has an 8" rustic antique barn wood look porcelain tile in a rich brown to create a warm and welcoming first impression. Painted distressed cabinetry in muted shades of gray/green was used in the powder room to bring out the rustic feel of the space which was accentuated with wood planked walls and ceilings. Fresh white painted shaker cabinetry was used throughout the rest of the rooms, accentuated by bright chrome fixtures and muted pastel tones to create a calm and relaxing feeling throughout the home. Custom cabinetry was designed and built by Advance Design specifically for a large 70” TV in the living room, for each of the children’s bedroom’s built in storage, custom closets, and book shelves, and for a mudroom fit with custom niches for each family member by name. The ample master bath was fitted with double vanity areas in white. A generous shower with a bench features classic white subway tiles and light blue/green glass accents, as well as a large free standing soaking tub nestled under a window with double sconces to dim while relaxing in a luxurious bath. A custom classic white bookcase for plush towels greets you as you enter the sanctuary bath.

I was hired by the parents of a soon-to-be teenage girl turning 13 years-old. They wanted to remodel her bedroom from a young girls room to a teenage room. This project was a joy and a dream to work on! I got the opportunity to channel my inner child. I wanted to design a space that she would love to sleep in, entertain, hangout, do homework, and lounge in. The first step was to interview her so that she would feel like she was a part of the process and the decision making. I asked her what was her favorite color, what was her favorite print, her favorite hobbies, if there was anything in her room she wanted to keep, and her style. The second step was to go shopping with her and once that process started she was thrilled. One of the challenges for me was making sure I was able to give her everything she wanted. The other challenge was incorporating her favorite pattern-- zebra print. I decided to bring it into the room in small accent pieces where it was previously the dominant pattern throughout her room. The color palette went from light pink to her favorite color teal with pops of fuchsia. I wanted to make the ceiling a part of the design so I painted it a deep teal and added a beautiful teal glass and crystal chandelier to highlight it.
