The family's once-loved home had become a source of frustration. Their kitchen, a space meant for gathering and creating, felt cramped and outdated. Limited storage and poor organization made meal prep a tedious task, and entertaining guests a logistical nightmare. The laundry room, often overlooked, was equally problematic. Its cramped layout and lack of storage made laundry day a chore, and the noise of the washing machine echoed through the living room. To compound the issue, the absence of dedicated office spaces made working from home a constant struggle. One makeshift office was squeezed into the dining room, while another was relegated to the basement. The family was hesitant to embark on a major renovation, fearing the challenges and uncertainties that come with such a project. Finding a reliable contractor, ensuring timely completion, and worrying about potential shoddy workmanship were all valid concerns. We understood their anxieties and were committed to providing a smooth and stress-free experience. Our team crafted a design that addressed each of their concerns, transforming their home into a functional and stylish space. We reimagined the laundry room, creating a custom storage solution and incorporating a stackable washer and dryer. The open hallway to the living room was enclosed, creating a spacious closet with ample storage. The laundry room now seamlessly connected to the kitchen, simplifying the grocery unloading process. A former juliette balcony was converted into a dedicated office space, providing a peaceful and productive work-from-home environment. The dated and cluttered ensuite bathroom received a luxurious makeover. A clever pull-out storage system in the shower wall and a spacious niche provided much-needed organization. While every renovation project has its challenges, this one was remarkably smooth. The only significant hurdle was some additional structural work required in the basement to support the new office space. Our experienced team handled this efficiently, minimizing any disruption. The final result is a home that truly reflects the family's personality and lifestyle. The laundry room, now a cheerful and organized space with soft green cabinets, patterned floor tiles, and gold accents, showcases our attention to detail. The kitchen is a stunning centerpiece, featuring a striking combination of blue and white cabinets, dark hardwood floors, and a sleek white backsplash. The adjacent beverage bar, with its glass-fronted upper cabinets, provides an elegant space for entertaining. The ensuite bathroom is a spa-like retreat, with large-format marble tiles, a black vanity, and chrome fixtures creating an atmosphere of understated luxury. The renovation has had a profound impact on the family's daily life. Ample storage throughout the house has banished clutter, making it easier to maintain a tidy home. The seamless flow from the laundry room to the kitchen has streamlined the grocery unloading process, and the dedicated office spaces have transformed the work-from-home experience. Beyond the physical transformation, it was the shared moments and laughter that made this project truly special. The family's enthusiasm and good humor were contagious. One of the clients, with his big personality, even starred in a walk-through video of the finished project, showcasing his infectious joy. From choosing tiles to navigating unexpected challenges, the entire process was filled with warmth and collaboration. Even their four-year-old son, initially shy, warmed up to our site leader, Gus, nicknaming him "Gus the Bus," a moniker that endeared him to the entire team.

A kitchen traditional for today. This beautiful, bright kitchen is nestled within a colonial style home located in Manchester, NH. Created to blend the traditional style of the home with the contemporary entertaining style of the home’s newest owners, transforming the kitchen into a functional cooking and entertaining space did not come without a few challenges. The dated kitchen lacked counter, storage and pantry space. As with many older homes, there were sloping floors, chimney chases, and a lack of wall space. Rising to the challenge, I created three unique designs, each one designed to manage these challenges while offering the homeowners their choice of WOW factors. Indeed, the final design includes plenty of necessary counter space, amazing deep drawer storage, and wonderful pantry space. To make cooking easier and far more efficient, I accessorized with complements of oil pullouts, tray dividers, dual waste pull outs, and utensil dividers. The layout is also perfect for two cooking at the same time, and the additional counter seating makes this island the hot spot for all gatherings. To keep the “HOT” out of the hotspot however, guests remain comfortable with the pop up down draft installed alongside the 6 burner range efficiently drawing in that heat. Additionally, the raised bar behind the range top not only covers the down draft when in its raised position, but shields guests from any cooking splatter. 
AND, it’s the perfect bar height for leaning on or standing around those trays of yummy appetizers set upon it during a party! The final transformation of space into the perfect entertaining spot is the bar. The kitchen is open to the dining room so placing a small bar between the two spaces creates an easy bridge for guests to grab a drink without crossing the entire kitchen to the fridge. Lighting from the bar’s mullion wall cabinet softly cascades into the kitchen/seating area, illuminating the homeowner’s fine crystal wine and champagne glasses as it reflects the warmth and style of the new kitchen. Next to the bar is the creative addition of an oversized but streamlined chalk board where the signature drink of the night can be whimsically showcased restaurant style. Or, if they choose, guests may leave a note… White painted cabinets wrap around the perimeter of the kitchen while grey glazed cabinets ground the island. A traditional raised panel door and drawer style suit the home perfectly. Both are topped with polished black pearl granite countertops. The stainless steel double ovens, refrigerator, and dishwasher coordinate beautifully with the grey glazed island and rustic iron cabinet hardware. Large windows on two walls open to scenic views and let in lots of natural light. Smokey glass pendants and recessed lighting strategically light work stations while artfully illuminating the entire kitchen. Day and night, this now organized, streamlined kitchen embraces the home with a sense of light and warmth; an inviting space perfect for cooking or enjoying time with friends and family. San Juan constructed a series of unique Satina™ tropical hardwood screens that form parts of the home’s facade, railings, courtyard gate, and more. “Architect Michael Morrow of Kinneymorrow Architecture came to us with his design inspiration, and I have to say that we knocked it out of the park,” says E. F. San Juan’s president, Edward San Juan. Challenges: The seeming simplicity of this exterior facade is deceptively complex. The horizontal lines and spacing that Michael wanted to carry through the facade encompassed gates, shutters, screens, balcony rails, and rain shields had to be incredibly precise to fit seamlessly and remain intact through the years. “It’s always a challenge to execute contemporary details, as there is nowhere to hide imperfections,” says Michael. “The reality of being in a seaside climate compounded on top of that, especially working with wood.” Solution: The E. F. San Juan engineering department worked out the complex fabrication details required to make Michael’s design inspiration come together, and the team at Galvas Construction did an excellent job of installing all pieces to bring the plan to fruition. We used our trademarked Satina™ tropical hardwood to fabricate the facade and engineered tertiary attachment methods into the components to ensure longevity. “This was one of the most complex exteriors we have engineered, and, as always, we loved the challenge,” Edward says. Michael adds, “The exterior woodwork on this project is the project, and so this one would not have been possible without E. F. San Juan. Collaborating was a joy, from working out the details to the exquisite realization. Private Residence / Alys Beach, Florida Architect: Eric Watson Builder: Hufham Farris Construction Working with Hufham Farris Construction and architect Eric Watson on this beautiful and unique Alys Beach residence, we supplied a custom E. F. San Juan front entry door, custom interior windows for the wine cellar, custom exterior gates, exterior railings, exterior paneling and trim, and the magnificent Loewen® windows and doors that make a statement the moment you see the home. Challenges: Due to our limited production capacity in the wake of Hurricane Michael, providing custom millwork for this home was challenging, but our team was happy and proud to return to work after such a disaster. The primary challenge on this gorgeous 5,050-plus-square-foot residence designed by Eric Watson was the vaulted two-story wall of windows that comprises most of the facade. Another feature of this home is the incredible 600-bottle wine cellar on the first floor. Watson wanted this amenity to be a focal point for residents and guests, with large glass windows looking into the cellar from a hallway at the front of the house. Due to the delicate nature of wine and the need to protect the bottles from sunlight, this meant creating custom windows that would block the light while still allowing a view of the cellar from the outside. E. F. San Juan provided these custom windows that filter UV light and are airtight to keep out moisture and regulate the cellar’s temperature. Solution: We worked closely with our trusted partners at Loewen to supply the large, impact-rated windows for the home’s grand facade and throughout the property, along with exterior doors leading to the courtyard, balconies, and other outdoor living spaces. The E. F. San Juan team also created the accompanying millwork and matching exterior trim, railings, and more. Providing privacy, security, and beauty, the front entry door and driveway gates were also made by E. F. San Juan. This new-build home, completed in 2020, exudes the quintessential luxury and unique design acumen of Alys Beach. It was recently sold by agent Matt McGuire of Scenic Sotheby’s International Realty for $7.2 million—a record-breaking sale for residences north of Scenic Highway 30-A in the coastal South Walton area of Northwest Florida. Mike and Anne of Barrington Hills desperately needed to update and renovate both their kid’s hall bath and guest bath, and in their 1980’s home each project presented a different set of unique challenges to overcome. When they set out to identify the right remodeling company to partner with, it was important to find a company that could help them to visualize design solutions for the bath renovations. When they came across Advance Design Studio’s website, they were immediately drawn to the solution-oriented remodeling process and the family friendly company. They say they chose Advance Design because of the integrated approach of “Common Sense Remodeling”, making the design, project management and construction all happen in one place. When they met with Project Designer Michelle Lecinski, they knew they chose the right company. “Michelle’s excellent work on the initial designs made it easy to proceed with Advance Design Studio,” Mike said. Like most homeowners anticipating a big renovation project, they had some healthy fears; with two bathrooms being remodeled at the same time they worried about timeframes and staying within budget. With the help of Michelle, and the “Common Sense” guidelines, they were confident that Advance Design would stay true, orchestrating all the moving parts to stay within both the estimated timeline and budget. The guest bath offered the biggest design challenge. A dormer obstruction made the already cramped shower awkward to access. Mike and Anne also wanted the shower size to be expanded, making it more accommodating. Working with Advance’s construction expert DJ Yurik, Michelle relocated the shower concealing the original dormer and creating a larger, more comfortable and aesthetically pleasing guest shower. The unsightly and not at all user-friendly closet was removed and replaced with elegant White Maple Dura Supreme cabinetry with much improved function featuring dual tall linen cabinets, a special makeup area and two sinks, providing a dual vanity which was extremely important for better guest use. The Fossil Brown quartz countertop is in pleasing contrast to the white cabinetry, and coordinates nicely with the mocha porcelain tile gracing the shower for an accent. The decorative glazed turquoise tile backsplash, tile border, and bottle niche adds a taste of marine green to the room, while marble-looking porcelain tile makes guests feel they are staying in a 5-star hotel. Polished nickel Kohler plumbing fixtures were chosen to add a touch of sophistication. This renovated guest bath is comfortable and elegant, and Anne and Mike’s house guests may never want to leave! “The end result was updated and restyled bathrooms that the client will enjoy and increase the value of their home,” Designer Michelle said. The children’s hall bath had its own set of challenges. The current placement of the sink was not conducive to the best use of the existing space, nor did it allow for any visual interest, something Advance’s designers always work to achieve even within the tight confines of a small bath. Advance removed the linen closet and used the gain in wall space to create a dramatic focal point on the vanity wall. They also took additional space that wasn’t being used for new Storm Gray Dura Supreme tall built-in linen cabinets, creating functional storage space that the former bath lacked. A customized glass splash panel was created for the bath, and the high ceilings with skylights were accented with a custom-made track lighting fixture featuring industrial pipe and cage materials. Authentic cement encaustic tile was used wall to wall surrounding the vanity to create a dramatic and interesting back drop for the new elegant and stately furniture-like double sink wall. Hand-made encaustic tile originated in Western Europe beginning in the 1850’s and reminded Mike and Anne of tile they had seen and loved from their travels overseas. Today, encaustic tile has made a re-appearance in today’s modern bath design with its wide array of appealing patterns and artistic use of color. Oil rubbed bronze Kohler fixtures echo the black accents in the beautiful tile pattern and reflect the matte black of the unique lighting detail. Easy to maintain Blanca Arabescato Quartz countertops add practicality and natural beauty and compliments the warm wood porcelain tile floors. This handsome bath has generated praise from friends and family even before it’s complete unveiling as photos of the space leaked out on social media! It’s not only completely functional to use, but especially pretty to look at. “Advance Design Studio did a terrific job for us. We really appreciated how easy it was to work with them on a complex project of the complete remodeling of two bathrooms. They very capably handled all the details from design, to project management, to construction. It is a great group of people to work with and we would welcome the opportunity to work with them again anytime,” Mike said.

2010 NARI CAPITAL COTY FINALIST AWARD WINNER Project Scope: Transform a little-used room in the client’s lower level into an entertainment center, featuring a 1,500-bottle refrigerated wine cabinet, a wet bar, a custom-made bookshelves surround for existing hearth, and television hanging built-ins. Challenges: Primary technical challenge was to find a way to unobtrusively install a large “split system” chilling unit to service the wine cooler. Solutions The contractor started with a rectangular space that was appreciably stripped down, except for the fireplace at the far end. An adjacent room housed a professional pool table. The client’s primary concern was how to situate the custom-built wine rack were to specify and fabricate. Although there was plenty of space in niche to the left of the stairway, there was no obvious way to locate the wine rack’s chilling unit for ducting and chiller unit. Both client and contractor agreed that the logical setting for the rack would be along the short wall adjacent to the room’s entrance. But the short wall afforded no room for the chiller, a “split system” unit that needed adequate “breathing room” to avoid overheating After many design sketches, the contractor had a tentative solution: house the chilling unit in a utility room behind the stairs leading to the basement. This would keep the unit out of sight and muffle the sound of the compressor. Then question was how to “circumnavigate” the stairwell and run plumbing lines from the utility room – which was about 20 feet away — to the rack. A floor-level path would be exposed to possible damage and aesthetically unpleasing. Installing the line in the concrete slab flooring would be difficult and expensive – and any repairs to the line would mean tearing up the floor.The only alternative, the contractor suggested, would be to route the lines overhead – run them straight up from the chilling unit, over the joists above, and around the back of the stair case. Once past the staircase, it was straight shot above the joists to the short wall; the lines would then run behind the wall to the wine cooler resting on the floor. This highly creative solution pleased the client greatly: it not only isolated the chilling unit, but allowed it to be easily serviced; the lines were protected and out of sight; and the wine rack – situated as it was in the room – seemed like it was part of the original house design. At that point, the contractor needed a wine rack design that seemed equally “original” to the home – and here, too, the challenge was met. Custom-built cabinetry span the length of the wall, with two floor-level cabinets flanking the wine cooler. Above, twin glass-facing walnut displays – lighted and rising nearly to the ceiling – rest on a black marble countertop, showcasing the client’s impressive wine collection. On the long wall perpendicular to the rack, a widescreen television hangs between two built-in bookcases designed by the contractor. The firm also fabricated the two bookcases now flanking the original fireplace in the far end wall – as well as the glass-faced hanging cabinets which are lighted above the newly installed wet bar.
