When this private client, a married couple, first approached Álvarez-Díaz & Villalón to build ‘the house of their dreams’ on the grounds of their sprawling family estate, the first challenge was to identify the exact location that would maximize the positive aspects of the topography while affording the most gracious views. Propped up on scaffolding, juggling digital cameras and folding ladders, the design team photographed the property from hundreds of angles before the ideal site was selected. Once the site was selected, construction could begin. The building’s foundation was raised slightly off the ground to disperse geothermal heat. In addition, the designers studied daily sunlight patterns and positioned the structure accordingly in order to warm the swimming pool during the cooler morning hours and illuminate the principal living quarters during the late afternoon. Finally, the main house was designed with functional balconies on all sides: each balcony meticulously planned ~ and precisely positioned ~ to both optimize wind flow and frame the property’s most breath-taking views. Stylistically, the goal was to create an authentic Spanish hacienda. Following Old World tradition, the house was anchored around a centralized interior patio in the Moorish style: enclosed on three sides ~ yet open on the fourth (similar to the Alcázar of Seville) ~ to reveal a reflecting pool ~ and mirror the water motif of the home’s magnificent marble fountain. A bell tower, horseshoe arches, a colonnaded,vineyard-style patio, and ornamental Moorish mosaic tilework (“azulejos”) completed this picturesque portrait of a faraway fantasy world of castles, chivalry, and swordsplay, reminiscent of Medieval Spain. Shortly after completion, this showcase home was showcased on the TVE Spanish television series Spaniards Around The World (Españoles Alrededor Del Mundo) as a prime example of authentic Spanish architecture designed outside the peninsula. Not surprising. After all, the story of a fairy-tale retreat as magical as this one deserves a happy ending.

During the design and restoration stage, the home underwent a massive alteration. Part of the fun was designing the details that would turn a previously dull cottage into a period cottage that included fun details. A client purchased a rare beach cottage in Santa Cruz, CA. It still had the original lathe and plaster interior, the only bathroom was badly remodeled in the 50’s, and the kitchen was one large space that didn’t have a lot of cabinets. Areas of the home, like the hallway, chopped up the small cottage. The challenge, to add a bathroom and make the home’s value increase without adding a second floor. The solution was to turn the project into a restoration, but also flipping the front to the back. The actual front of the home is along a street, but there is no direct access from the street. Everyone uses the alley way to access the homes along this street. Since both guests and owner arrived through the alley, my solution was to turn the back yard into an entry courtyard and add a new front porch area and new front door in the back of the home. We kept the original front door area that faced the street to preserver the street view. Interior spaces were opened up to allow more natural light into the entire home. The hallway was converted into a 3/4 Bath and the other bathroom was restored to a vintage look. The original cabinets were kept but new doors were built. A really cool aspect of the kitchen was the original wood cooler (you call them ice boxes), which we kept, improved and now is used as a pantry area that keeps food naturally cool. Vintage light fixtures were refurbished, new door hardware installed (bought through vintage hardware company), and the color scheme was to bring indoors the colors of the ocean outside. Now the home is bright, fun and usable for the owner. The value of the property is now in the fact that it is a vintage 1912 Beach Cottage.

Since it combines a number of styles and elements, transitional turned out to be their ideal aesthetic. Whites, grays, and earthy tones carried this color theme throughout the apartment. The Rancho Estate provides a level of luxury that sets it apart from any residence in Los Angeles, breaking the record for the most expensive home ever sold in the Encino area. The Eden Group worked with the client to achieve all their development goals by providing integrated design and engineering services which developed concurrently achieving project milestones while staying within the construction budget. Our residential design team used modern aesthetics which entailed of design elements tailored to provide spacious and unparalleled views of the San Fernando Valley. Attracting a dream buyer is the most important aspect in the eyes of any real estate developer and that is why we chose two words to describe the amenities we incorporated into the design: Vast & Spectacular. The estate allows you to swim with infinite views, get your work out on at the indoor gym, shoot hoops with your friends in the indoor basketball court, go for a round of bowling with your child, chomp on popcorn in your theater, get a massage after the steam room at your private spa, putt a couple hole-in-ones, and if you get bored you can always choose to go for a ride from the collection inside your 16-car garage. Majestic high ceilings mixed wide span openings created a challenge for our engineers given the strict rules in the Baseline Hillside Ordinance and the California Building Code. Our structural engineers prepared innovative design plans which entailed of 150 deep pile foundations mixed with steel and laminated timber framing members. We also used permanent shoring techniques to reduce construction cost by eliminating the need for temporary shoring plans for both the structure foundation and on-site retaining walls. Given that California has some of the strictest stormwater management requirements and the total amount of non-permeable areas on this project, the client was required to construct a 35,000-gallon rain harvesting tank per the Low Impact Development Plan Best Management Practice (BMP’s) standards. Our specialized drainage design team captured all on-site stormwater through trench drains, area drains, and downspouts which routed water to a mechanical sump pump that connected to the storage tank for irrigation use later. Innovative design engineering techniques used on this project allowed for increased safety and sustainability making the Rancho Estate a masterpiece of contemporary construction.

Our challenge was to transform key areas of this home that were somewhat ignored in a previous renovation. Located in the heart of Larkspur, the reveal was a bright and modern home that marries seamlessly with the rest of the updates. This home is a Historical Landmark, so we worked diligently to honor and protect the architecture and history as we design updates to the Entry, Stairs, Living Room and Dining Room. Splashes of color, texture, pattern, and shine were introduced to add charisma and breath new life. Now, the entire home serves all aspects of life for this happy family.

Designed by Bryan Hunt of Reico Kitchen & Bath in Frederick MD in collaboration with Walker Works, this transitional style inspired design of a kitchen with a bar area just outside the kitchen features Merillat Classic cabinets in Rowan 5-piece door style in two finishes. The kitchen features a Mist finish with the bar area in a Pecan finish. The kitchen also features Silestone Tebas Black countertops and Whirlpool appliances. The tile backsplash is Bliss Linear Glass Midnight and Elon Ledgerstone Ordino Beige. “My biggest challenge in designing the space was to optimize it for functionality that would fit some of the constraints like the large window and small doorway,” said Hunt. “My favorite aspect is the boldness of the black counter top and the backsplash. Our challenge was to transform key areas of this home that were somewhat ignored in a previous renovation. Located in the heart of Larkspur, the reveal was a bright and modern home that marries seamlessly with the rest of the updates. This home is a Historical Landmark, so we worked diligently to honor and protect the architecture and history as we design updates to the Entry, Stairs, Living Room and Dining Room. Splashes of color, texture, pattern, and shine were introduced to add charisma and breath new life. Now, the entire home serves all aspects of life for this happy family.

The first goal of this project was to address challenges with the home’s flooring and plumbing system. Additionally, the renovation of the guest and master bathrooms was required to meet the client’s preferences and enhance functionality. Ensuring that the new flooring and foundation repair solved the existing crack issue was a crucial aspect of the project. The remodel of the guest bathroom was aimed at making it more suitable for children’s use, while the overhaul of the master bathroom considered the overall style and functionality preferred by the client. Ultimately, the project aimed to enhance the aesthetic appeal and value of the client’s home while addressing the various renovation requirements.

They always loved their house – its shape and size, and the piece of land it sits on; but the interior left a lot to be desired. In fact, they hated it. They wanted it to be aesthetically more pleasing and to have much more function and flow. These homeowners challenged Lagois to make it the home of their dreams, and that’s exactly what happened. One of the homeowners loves to cook, but the kitchen was dark. The space was difficult and frustrating. The new kitchen is bigger, brighter, and more functional. It now has all the prep space he needs and the task lighting he always wanted. They also love their new spa bathroom, which is beautiful and warm and exactly what they had in mind. One of the homeowners describes himself as fussy and impatient, and at first he had been anxious about the whole prospect of renovation.
