Gallery KBNYThe owner of this historic and landmarked town-home renovation in Hudson Square, originally built in 1826, hired Gallery Kitchen and Bath to fully gut-renovate this 3-unit row-home. The scope of work included a full-scale renovation of the owners unit, including the renovation of the kitchen, one 4-piece master ensuite bathroom, one 3-piece bathroom with a walk-in steam shower, and a beautiful powder room. Additional work in the owners unit also included flooring, electrical upgrade, major plumbing work, new HVAC system, restoration of a fireplace, installation of a fully integrated smart home system and landmarked approved windows.
CELLAR RENOVATION IN NYC LANDMARKED TOWN-HOME
Rounding out the owners unit we renovated the cellar, which was converted into an entertainment space and featured a custom glass curtain wall, along with a custom staircase with an exposed brick wall. During the demolition phase of the cellar, our team discovered 56 wine jugs filled with wine from the prohibition era, leading us to name this project the prohibition house. For the two tenant units, Gallery Kitchen and Bath undertook the renovation of 2 kitchens, 4 bathrooms, new hardwood flooring throughout, along with detailed carpentry work in the entire home.
WHY GALLERY KITCHEN AND BATH
After interviewing multiple contractors, our client decided on Gallery Kitchen and Bath primarily because of our turnkey design, selection, and build process. In a renovation of this magnitude it is crucial to have a centralized full service contractor under one roof to handle all of the aspects and simultaneous moving parts of the project. Decentralizing the entire process by having multiple unaffiliated vendors handle various parts of the process can easily become chaotic, time consuming, and costly.
Because Gallery Kitchen and Bath undertook the entire process, from the design of the entire space to the selection and procurement of all finishes and fixtures, down to the procurement of all permits and LPC filings, it made a seemingly chaotic project a’lot more manageable.
PHASE 1: DESIGN, SELECTION, PROCUREMENT
Our client wanted the renovation to incorporate a fully modern design into his Hudson Square town-house. Being that this is a landmarked property, the exterior facade had to be restored and kept with the original aesthetic, the interior of the home however was a whole different story.
In keeping up with the modern aesthetic, our designers went to work to design a custom kitchen that included fully custom flat panel base cabinets in a white high gloss finish and an absolute matte black appliance/pantry wall. The kitchen design also included a white quartz countertop and backsplash with a waterfall edge island. To bring warmth to the modern kitchen, our designers incorporated a rifted and quartered select oak wood floor in a herringbone pattern, and custom blended stain with matte polyurethane finish. For continuity, the wood floor was also extended throughout the entire owners unit.
In the ensuite bathroom we created a “wet area” which houses a standalone soaking tub as well as a beautiful rainfall shower, completely leveled with the rest of the floor in the bathroom. Some highlights within this space include a tiled square drain, large niche cutouts with a carrera marble accents. Once again, to bring warmth to this modern bathroom, our designers incorporated a floating rustic oak vanity and carrera marble mosaic floor tile.
Last on the list on the owners unit floor was the cellar, which our client wanted to utilize as an entertainment space for his friends and family. During the design phase, we incorporated an open concept layout, wedding the indoor and outdoor space with a custom glass curtain wall. The design also included custom walnut built-ins that serve as a custom wet bar and storage piece.
With the design approved and selections made our office liaisons moved to procure all of the material selections and finishes.
PHASE 2: DEMO
Because this home is almost two centuries old, we had to take extra precaution during the interior demolition phase of the project. One specific area that we had to pay special attention to was the existing brick. Over time the mortar in old brick homes deteriorates and turns into dust – for this reason it was extremely important that a thorough and ongoing inspection of the exteriors and interior walls took place during the demolition of the space.
After 14 30-yard debris containers and 56 wine filled jugs from the prohibition era later , the demolition of this historic Hudson Square town-home came to an end. If you are wondering whether we tried the wine? After notifying the owner we agreed to open one of the jugs and try them together – nothing but vinegar.
PHASE 3: BUILD
One of the challenges in a renovation project of this scope is nailing down the logistics and delivery of fixtures and finish material. Adding to this challenge was a narrow entry door that required us to use a boom truck in order to deliver some of the larger materials on site. To ensure a succinct time schedule, we boomed all of the materials through the 3rd floor for the entire project and worked our renovation work from top floor to cellar. This technique also insured that any unexpected water issues during the renovation process would not damage a finished floor.
With all roughing and framing complete, the Gallery KBNY team proceeded to execute on the design plan.

Once the leak occurred, the homeowners decided that it was the perfect opportunity to create their dream kitchen and entryway. The decision was made and the homeowners went shopping to purchase materials for their renovation. One problem; they hadn’t hired a contractor yet. They quickly discovered they would need help building their dream kitchen and entryway which is where we came in.
Scope:
Create a versatile space that reflects the homeowners’ vibrant personalities where they could cook, work, relax and entertain.
Desired features include:
Color changing LED tape lighting was essential to help create ambiance.
Smaller can lights with updated trim to modernize the lighting.
Disguising a “workspace” into the island design.
Installing a compost bin that doubles as a wine chiller for entertaining.
Separate wine bar.
Installing an intricate piece of mirror art and lighting in the entryway.
Installing custom waved back splash tile.
Challenges:
Creating a working set of construction plans from cabinet drawings was a challenge. The process entailed continuous communication with the clients including several walkthroughs before final installation of each aspect throughout the project.
Incorporating high-gloss and muted surfaces into the space without creating glare from the natural light coming in from many existing windows.
Wavy tile became difficult to install with the desired layout of backsplash outlet style and locations.
Solutions:
The core design issues were resolved with exceptional communication between our field team and the homeowners.
Satin finish countertops and matte paint offset the high gloss cabinetry and backsplash.
Because of the size of tiles in the space, the outlets needed to be cut in the center of the tile to look uniform. Time and a steady hand made this possible for the best visual result.
Result:
Thoughtful execution helped to create a versatile dream kitchen and entry way that also provides an at-home workspace. This now versatile space is useful and aesthetically pleasing, exceeding the homeowners’ vision. The small details ranging from accent lighting to the compost bin turned wine chiller make this a luxurious statement piece.
Environments by DesignOur clients live in a country club community and were looking to renovate their unfinished basement. The client knew he wanted to include a gym, theater, and gaming center.
We incorporated a Home Automation system for this project, providing for music playback, movie watching, lighting control, and security integration.
Our challenges included a short construction deadline and several structural issues. The original basement had a floor-to-ceiling height of 8’-0” with several columns running down the center of the basement that interfered with the seating area of the theater. Our design/build team installed a second beam adjacent to the original to help distribute the load, enabling the removal of columns.
The theater had a water meter projecting a foot out from the front wall. We retrofitted a piece of A/V acoustically treated furniture to hide the meter and gear.
This homeowner originally planned to include a putting green on his project, until we demonstrated a Visual Sports Golf Simulator. The ceiling height was two feet short of optimal swing height for a simulator. Our client was committed, we excavated the corner of the basement to lower the floor. To accent the space, we installed a custom mural printed on carpet, based upon a photograph from the neighboring fairway of the client’s home. By adding custom high-impact glass walls, partygoers can join in on the fun and watch the action unfold while the sports enthusiasts can view the party or ball game on TV! The Visual Sports system allows guests and family to not only enjoy golf, but also sports such as hockey, baseball, football, soccer, and basketball.
We overcame the structural and visual challenges of the space by using floor-to-glass walls, removal of columns, an interesting mural, and reflective floor surfaces. Pool & Hot Tub AllianceJutting out from the rock cliff, this high-end home has a breathtaking view at every angle of the valley below and surrounding mountains. A portion of the pool is suspended 400 in mid-air, presenting us with somewhat of a construction challenge. It was a requirement to drain the pool for winter and as such every pipe had to gravity drain into the surge tank below. Two-thirds of the pool water volume is stored in a cistern immediately below to be circulated during the winter. In order to have the option for use throughout the year the pool was covered with a Hydralux cover and heated during the winter months. This Hydralux cover had to be installed with extreme precision in the pool, as well as, the additional Hydralux installed for the whirlpool. As the pool infinity edge challenges the water levels the cover operates on, the levels need to be maintained at all times. Special water systems were installed in order to achieve this with a simple red light indicator for the home owners ease of use. In a high-end home such as this, all work must be done to a high level of precision including installing all the equipment in the mechanical room in a neat, organized and tidy manner. Even though the mechanical systems for the pool and whirlpool operations are complex it needed to have elements of simplicity for the owner and their caretakers to operate. To further enhance the customers enjoyment of this luxurious pool, a UV, Ozone and Chlorinator Sanitation System, as well as, a Turbo Clean System were included. The exterior lighting is all managed in order for the areas to be lit without drawing your attention to light fixtures. Black Interstyle glass tile throughout the pool and whirlpool interiors give the water elements of the home a mountain lake aspect while the geometric design maintains the modern look to the home. An oculus over the whirlpool allows natural light into the covered area, creating a spectacular effect. For the perfect resort feel, a tanning ledge was included in the pool and for that late night swim, a set of LED lights were added.

Drury DesignThe existing kitchen was closed off, which necessitated several space-related compromises that affected many aspects of daily life.
Design Objectives:
• Open the tiny kitchen to living space

Biggest Design Challenge:
• Our main challenge was to add a family room/TV area while maintaining a dining space. Prior to the remodel, the homeowners were using a TV room on their third floor, which was less than ideal.
Taking down the kitchen wall and opening up the area to the adjacent living space made a big difference. The repurposed former dining room works well as a TV space. The former breakfast nook was updated with a new table that allows for casual dining on a daily basis, but is expandable for parties and holidays. Kitchen storage was expanded with island and ceiling-height cabinetry. Kitchen island seating and the open floor plan have definitely changed the quality of day-to-day life – the cook no longer feels isolated and now enjoys preparing meals while spending time with friends.

Decentralizing the entire process by having multiple unaffiliated vendors handle various parts of the process can easily become chaotic, time consuming, and costly.
Because Gallery Kitchen and Bath undertook the entire process, from the design of the entire space to the selection and procurement of all finishes and fixtures, down to the procurement of all permits and LPC filings, it made a seemingly chaotic project a’lot more manageable.
PHASE 1: DESIGN, SELECTION, PROCUREMENT
Our client wanted the renovation to incorporate a fully modern design into his Hudson Square town-house. Being that this is a landmarked property, the exterior facade had to be restored and kept with the original aesthetic, the interior of the home however was a whole different story.
In keeping up with the modern aesthetic, our designers went to work to design a custom kitchen that included fully custom flat panel base cabinets in a white high gloss finish and an absolute matte black appliance/pantry wall. The kitchen design also included a white quartz countertop and backsplash with a waterfall edge island. To bring warmth to the modern kitchen, our designers incorporated a rifted and quartered select oak wood floor in a herringbone pattern, and custom blended stain with matte polyurethane finish. For continuity, the wood floor was also extended throughout the entire owners unit.
In the ensuite bathroom we created a “wet area” which houses a standalone soaking tub as well as a beautiful rainfall shower, completely leveled with the rest of the floor in the bathroom. Some highlights within this space include a tiled square drain, large niche cutouts with a carrera marble accents. Once again, to bring warmth to this modern bathroom, our designers incorporated a floating rustic oak vanity and carrera marble mosaic floor tile.
Last on the list on the owners unit floor was the cellar, which our client wanted to utilize as an entertainment space for his friends and family. During the design phase, we incorporated an open concept layout, wedding the indoor and outdoor space with a custom glass curtain wall. The design also included custom walnut built-ins that serve as a custom wet bar and storage piece.
With the design approved and selections made our office liaisons moved to procure all of the material selections and finishes.
PHASE 2: DEMO
Because this home is almost two centuries old, we had to take extra precaution during the interior demolition phase of the project. One specific area that we had to pay special attention to was the existing brick. Over time the mortar in old brick homes deteriorates and turns into dust – for this reason it was extremely important that a thorough and ongoing inspection of the exteriors and interior walls took place during the demolition of the space.
After 14 30-yard debris containers and 56 wine filled jugs from the prohibition era later , the demolition of this historic Hudson Square town-home came to an end. If you are wondering whether we tried the wine? After notifying the owner we agreed to open one of the jugs and try them together – nothing but vinegar.
PHASE 3: BUILD
One of the challenges in a renovation project of this scope is nailing down the logistics and delivery of fixtures and finish material. Adding to this challenge was a narrow entry door that required us to use a boom truck in order to deliver some of the larger materials on site. To ensure a succinct time schedule, we boomed all of the materials through the 3rd floor for the entire project and worked our renovation work from top floor to cellar. This technique also insured that any unexpected water issues during the renovation process would not damage a finished floor.
With all roughing and framing complete, the Gallery KBNY team proceeded to execute on the design plan.

In one of the most iconic skyscrapers of Moscow City "Neva Towers", SOIA DESIGN was commissioned to design a refined, modern apartment that would harmonize with the panoramic skyline while remaining deeply personal and livable. The result is a bespoke 3D interior design project where every square meter was crafted with purpose and elegance.

The Impact

UserLocated in one of the Ritz residential towers in Boston, the project was a complete renovation. The design and scope of work included the entire residence from marble flooring throughout, to movement of walls, new kitchen, bathrooms, all furnishings, lighting, closets, artwork and accessories. Smart home sound and wifi integration throughout including concealed electronic window treatments.
The challenge for the final project design was multifaceted. First and foremost to maintain a light, sheer appearance in the main open areas, while having a considerable amount of seating for living, dining and entertaining purposes. All the while giving an inviting peaceful feel,
and never interfering with the view which was of course the piece de resistance throughout.
Bringing a unique, individual feeling to each of the private rooms to surprise and stimulate the eye while navigating through the residence was also a priority and great pleasure to work on, while incorporating small details within each room to bind the flow from area to area which would not be necessarily obvious to the eye, but palpable in our minds in a very suttle manner. The combination of luxurious textures throughout brought a third dimension into the environments, and one of the many aspects that made the project so exceptionally unique, and a true pleasure to have created. Lagois Design Build RenovateThey always loved their house – its shape and size, and the piece of land it sits on; but the interior left a lot to be desired. In fact, they hated it. They wanted it to be aesthetically more pleasing and to have much more function and flow.
These homeowners challenged Lagois to make it the home of their dreams, and that’s exactly what happened. One of the homeowners loves to cook, but the kitchen was dark. The space was difficult and frustrating. The new kitchen is bigger, brighter, and more functional. It now has all the prep space he needs and the task lighting he always wanted.
They also love their new spa bathroom, which is beautiful and warm and exactly what they had in mind. One of the homeowners describes himself as fussy and impatient, and at first he had been anxious about the whole prospect of renovation. He said afterwards that the team made him feel comfortable, listened to, and unconcerned.
One factor that made them so at ease with choosing Lagois was the “in house” aspect of their services. The person who designed their home, the one who did the drawings, and the person who managed the construction are all Lagois employees. The homeowners liked knowing those critical functions weren’t outsourced.
Another thing they love about their home is the finishes that are exactly to their taste. The homeowners are delighted with the new interior of their home. It is now something they love – both outside and inside.

Melissa Hill Home DesignAs the entryway to the home, we wanted this foyer to be a truly refined welcome to each of its guests. As guests enter they will be greeted with this polished and inviting entry, which contrasts dark colors against stunning tall white millwork along the walls. As a designer there is always the challenge of working with aspects of a room that your clients are not going to be changing. For us this was the flooring, to which we fitted with a custom cut L shaped rug that would allow us to tie together the foyer to the stairs and better coincide with the rest of our designs. We added a touch of bright color in the side table with gold and light yellow elements, while still tying things together with the blue and white detailed vase that mirrors the rug design. As the eye travels up the stairs the iron wrought spindles wonderfully accent the stairway’s dark wood railings. Further upward and this captivating grand chandelier accentuates the whole room. The star of the show, this breathtaking chandelier is enhanced by a beautiful ceiling medallion that we had painted within in gold to capture the elegance and light from this chandelier. As a first impression of the household, this foyer space is truly an introduction to the refinement and dignity of this home, and the people within it.

When this private client, a married couple, first approached Álvarez-Díaz & Villalón to build ‘the house of their dreams’ on the grounds of their sprawling family estate, the first challenge was to identify the exact location that would maximize the positive aspects of the topography while affording the most gracious views. Propped up on scaffolding, juggling digital cameras and folding ladders, the design team photographed the property from hundreds of angles before the ideal site was selected.
Once the site was selected, construction could begin.
The building’s foundation was raised slightly off the ground to disperse geothermal heat. In addition, the designers studied daily sunlight patterns and positioned the structure accordingly in order to warm the swimming pool during the cooler morning hours and illuminate the principal living quarters during the late afternoon. Finally, the main house was designed with functional balconies on all sides: each balcony meticulously planned ~ and precisely positioned ~ to
both optimize wind flow and frame the property’s most breath-taking views.
Stylistically, the goal was to create an authentic Spanish hacienda. Following Old World tradition, the house was anchored around a centralized interior patio
in the Moorish style: enclosed on three sides ~ yet
open on the fourth (similar to the Alcázar of Seville) ~ to reveal a reflecting pool ~ and mirror the water motif of the home’s magnificent marble fountain. A bell tower, horseshoe arches, a colonnaded,vineyard-style patio, and
ornamental Moorish mosaic tilework (“azulejos”) completed this picturesque portrait of a faraway fantasy world of castles, chivalry, and swordsplay, reminiscent of Medieval Spain.
Shortly after completion, this showcase home was showcased on the TVE Spanish television series Spaniards Around The World (Españoles Alrededor
Del Mundo) as a prime example of authentic Spanish architecture designed outside the peninsula. Not surprising. After all, the story of a fairy-tale retreat as
magical as this one deserves a happy ending.
