Gallery KBNYThe owner of this historic and landmarked town-home renovation in Hudson Square, originally built in 1826, hired Gallery Kitchen and Bath to fully gut-renovate this 3-unit row-home. The scope of work included a full-scale renovation of the owners unit, including the renovation of the kitchen, one 4-piece master ensuite bathroom, one 3-piece bathroom with a walk-in steam shower, and a beautiful powder room. Additional work in the owners unit also included flooring, electrical upgrade, major plumbing work, new HVAC system, restoration of a fireplace, installation of a fully integrated smart home system and landmarked approved windows.
CELLAR RENOVATION IN NYC LANDMARKED TOWN-HOME
Rounding out the owners unit we renovated the cellar, which was converted into an entertainment space and featured a custom glass curtain wall, along with a custom staircase with an exposed brick wall. During the demolition phase of the cellar, our team discovered 56 wine jugs filled with wine from the prohibition era, leading us to name this project the prohibition house. For the two tenant units, Gallery Kitchen and Bath undertook the renovation of 2 kitchens, 4 bathrooms, new hardwood flooring throughout, along with detailed carpentry work in the entire home.
WHY GALLERY KITCHEN AND BATH
After interviewing multiple contractors, our client decided on Gallery Kitchen and Bath primarily because of our turnkey design, selection, and build process. In a renovation of this magnitude it is crucial to have a centralized full service contractor under one roof to handle all of the aspects and simultaneous moving parts of the project. Decentralizing the entire process by having multiple unaffiliated vendors handle various parts of the process can easily become chaotic, time consuming, and costly.
Because Gallery Kitchen and Bath undertook the entire process, from the design of the entire space to the selection and procurement of all finishes and fixtures, down to the procurement of all permits and LPC filings, it made a seemingly chaotic project a’lot more manageable.
PHASE 1: DESIGN, SELECTION, PROCUREMENT
Our client wanted the renovation to incorporate a fully modern design into his Hudson Square town-house. Being that this is a landmarked property, the exterior facade had to be restored and kept with the original aesthetic, the interior of the home however was a whole different story.
In keeping up with the modern aesthetic, our designers went to work to design a custom kitchen that included fully custom flat panel base cabinets in a white high gloss finish and an absolute matte black appliance/pantry wall. The kitchen design also included a white quartz countertop and backsplash with a waterfall edge island. To bring warmth to the modern kitchen, our designers incorporated a rifted and quartered select oak wood floor in a herringbone pattern, and custom blended stain with matte polyurethane finish. For continuity, the wood floor was also extended throughout the entire owners unit.
In the ensuite bathroom we created a “wet area” which houses a standalone soaking tub as well as a beautiful rainfall shower, completely leveled with the rest of the floor in the bathroom. Some highlights within this space include a tiled square drain, large niche cutouts with a carrera marble accents. Once again, to bring warmth to this modern bathroom, our designers incorporated a floating rustic oak vanity and carrera marble mosaic floor tile.
Last on the list on the owners unit floor was the cellar, which our client wanted to utilize as an entertainment space for his friends and family. During the design phase, we incorporated an open concept layout, wedding the indoor and outdoor space with a custom glass curtain wall. The design also included custom walnut built-ins that serve as a custom wet bar and storage piece.
With the design approved and selections made our office liaisons moved to procure all of the material selections and finishes.
PHASE 2: DEMO
Because this home is almost two centuries old, we had to take extra precaution during the interior demolition phase of the project. One specific area that we had to pay special attention to was the existing brick. Over time the mortar in old brick homes deteriorates and turns into dust – for this reason it was extremely important that a thorough and ongoing inspection of the exteriors and interior walls took place during the demolition of the space.
After 14 30-yard debris containers and 56 wine filled jugs from the prohibition era later , the demolition of this historic Hudson Square town-home came to an end. If you are wondering whether we tried the wine? After notifying the owner we agreed to open one of the jugs and try them together – nothing but vinegar.
PHASE 3: BUILD
One of the challenges in a renovation project of this scope is nailing down the logistics and delivery of fixtures and finish material. Adding to this challenge was a narrow entry door that required us to use a boom truck in order to deliver some of the larger materials on site. To ensure a succinct time schedule, we boomed all of the materials through the 3rd floor for the entire project and worked our renovation work from top floor to cellar. This technique also insured that any unexpected water issues during the renovation process would not damage a finished floor.
With all roughing and framing complete, the Gallery KBNY team proceeded to execute on the design plan.

Melissa Hill Home DesignAs the entryway to the home, we wanted this foyer to be a truly refined welcome to each of its guests. As guests enter they will be greeted with this polished and inviting entry, which contrasts dark colors against stunning tall white millwork along the walls. As a designer there is always the challenge of working with aspects of a room that your clients are not going to be changing. For us this was the flooring, to which we fitted with a custom cut L shaped rug that would allow us to tie together the foyer to the stairs and better coincide with the rest of our designs. We added a touch of bright color in the side table with gold and light yellow elements, while still tying things together with the blue and white detailed vase that mirrors the rug design. As the eye travels up the stairs the iron wrought spindles wonderfully accent the stairway’s dark wood railings. Further upward and this captivating grand chandelier accentuates the whole room. The star of the show, this breathtaking chandelier is enhanced by a beautiful ceiling medallion that we had painted within in gold to capture the elegance and light from this chandelier. As a first impression of the household, this foyer space is truly an introduction to the refinement and dignity of this home, and the people within it.

UserLocated in one of the Ritz residential towers in Boston, the project was a complete renovation. The design and scope of work included the entire residence from marble flooring throughout, to movement of walls, new kitchen, bathrooms, all furnishings, lighting, closets, artwork and accessories. Smart home sound and wifi integration throughout including concealed electronic window treatments.
The challenge for the final project design was multifaceted. First and foremost to maintain a light, sheer appearance in the main open areas, while having a considerable amount of seating for living, dining and entertaining purposes. All the while giving an inviting peaceful feel,
and never interfering with the view which was of course the piece de resistance throughout.
Bringing a unique, individual feeling to each of the private rooms to surprise and stimulate the eye while navigating through the residence was also a priority and great pleasure to work on, while incorporating small details within each room to bind the flow from area to area which would not be necessarily obvious to the eye, but palpable in our minds in a very suttle manner. The combination of luxurious textures throughout brought a third dimension into the environments, and one of the many aspects that made the project so exceptionally unique, and a true pleasure to have created. A high-end contemporary feel was requested to attract buyers in the area. Due to the spec nature of this house, the home had to remain appealing to the builder, while keeping a broad audience of potential buyers in mind. The challenge lay in creating a unique look, with visually interesting materials and finishes, while not being so unique that potential owners couldn’t envision making it their own. The focus on key elements elevates the look, while other features blend and offer support to these striking components. As the home was built for sale, profitability was important; materials were sourced at best value, while retaining high-end appeal. Adaptations to the home’s original design plan improve flow and usability within the kitchen-greatroom. The client desired a rich dark finish. The chosen colours tie the kitchen to the rest of the home (creating unity as combination, colours and materials, is repeated throughout).

LEED-H Platinum, Net-Positive Energy
OVERVIEW. This LEED Platinum certified modern farmhouse ties into the cultural landscape of Lincoln, Massachusetts - a town known for its rich history, farming traditions, conservation efforts, and visionary architecture. The goal was to design and build a new single family home on 1.8 acres that respects the neighborhood’s agrarian roots, produces more energy than it consumes, and provides the family with flexible spaces to live-play-work-entertain. The resulting 2,800 SF home is proof that families do not need to compromise on style, space or comfort in a highly energy-efficient and healthy home.
CONNECTION TO NATURE. The attached garage is ubiquitous in new construction in New England’s cold climate. This home’s barn-inspired garage is intentionally detached from the main dwelling. A covered walkway connects the two structures, creating an intentional connection with the outdoors between auto and home.
FUNCTIONAL FLEXIBILITY. With a modest footprint, each space must serve a specific use, but also be flexible for atypical scenarios. The Mudroom serves everyday use for the couple and their children, but is also easy to tidy up to receive guests, eliminating the need for two entries found in most homes. A workspace is conveniently located off the mudroom; it looks out on to the back yard to supervise the children and can be closed off with a sliding door when not in use. The Away Room opens up to the Living Room for everyday use; it can be closed off with its oversized pocket door for secondary use as a guest bedroom with en suite bath.
NET POSITIVE ENERGY. The all-electric home consumes 70% less energy than a code-built house, and with measured energy data produces 48% more energy annually than it consumes, making it a 'net positive' home. Thick walls and roofs lack thermal bridging, windows are high performance, triple-glazed, and a continuous air barrier yields minimal leakage (0.27ACH50) making the home among the tightest in the US. Systems include an air source heat pump, an energy recovery ventilator, and a 13.1kW photovoltaic system to offset consumption and support future electric cars.
ACTUAL PERFORMANCE. -6.3 kBtu/sf/yr Energy Use Intensity (Actual monitored project data reported for the firm’s 2016 AIA 2030 Commitment. Average single family home is 52.0 kBtu/sf/yr.)

WATER EFFICIENCY. Plumbing fixtures and water closets consume a mere 60% of the federal standard, while high efficiency appliances such as the dishwasher and clothes washer also reduce consumption rates.
FOOD PRODUCTION. After clearing all invasive species, apple, pear, peach and cherry trees were planted. Future plans include blueberry, raspberry and strawberry bushes, along with raised beds for vegetable gardening. The house also offers a below ground root cellar, built outside the home's thermal envelope, to gain the passive benefit of long term energy-free food storage.
RESILIENCY. The home's ability to weather unforeseen challenges is predictable - it will fare well. The super-insulated envelope means during a winter storm with power outage, heat loss will be slow - taking days to drop to 60 degrees even with no heat source. During normal conditions, reduced energy consumption plus energy production means shelter from the burden of utility costs. Surplus production can power electric cars & appliances. The home exceeds snow & wind structural requirements, plus far surpasses standard construction for long term durability planning.

Spaces Designed, Interior Design Studio, LLCClean, separated, functional, classic and modern. That was our goal for this Northwest Austin Bathroom. Our client was looking for that "spa" feel and we carefully selected every aspect to deliver a project worthy of a deep exhale! Our challenge was to convert an open bathroom directly connected to the bedroom, into a separate functional yet classic oasis. To create this ultra-glam space, we started with recycled iridescent glass accent tiles as the center-piece and large metallic porcelain floor tiles with harmonizing hues all around. To create visual interest and added flair, the glam accent tiles were vertically installed behind the vanity and continue into the shower. Plenty of cabinets with clean modern lines were added for storage and organization. High efficiency lighting, clean modern handles and hardware complete the transformation. This Austin bathroom was approximately three months in the making.

Natural Stone InstituteAndreas and Naomi Kunert of Ancient Art of Stone created the stone artwork “Memories Surround Me.” This unique, fully functioning natural stone fireplace created in their studio on Vancouver Island was delivered to the clients’ new home 450 miles away in Spokane,
Washington. The completed 22' tall commission was delivered in two pieces on Christmas Eve as an anniversary gift to the client’s wife. The clients requested Kunert to design an artwork which captured the essence
of their 50 years together and that filled the required
space within the design of the great room
while not overwhelming it. They wished the piece to represent their passion for fly fishing, their love of the movement and patterns in the waters, and the stones experienced, both large and small.
Kunert envisioned and proposed a scale drawing, suggesting the artwork rise from the “still waters” of polished basalt, with sandstone blocks on either side carved into shorelines, creating the desired secret caverns for their use. This cradles a lifetime of stories and adventures that rise into the all-encompassing Fibonacci sequence of life, a swirl of stones. A hybrid concrete substructure supported the tons of stone being secured to it and then moved. It was then enveloped in
sandstone blocks which were carved, adding a granite mantle and glacial erratics, ascending into an astonishingly complex pattern of Sacred Geometry. Giving movement to the stone was intensely challenging, yet imperative in giving the piece a feeling of lightness and spiritual grace.
The final challenge was to lift the piece by crane from the low bed onto the foundation within the initial framing of the house, which was set within an exclusive residential neighborhood in sub-zero temperatures. Ancient Art of Stone was intimately involved in every aspect of the project. They designed the artwork, sourced the stone, created the commission in their studio, and delivered and oversaw the final installation into the client’s home.

Good Earth Plant Company and GreenScaped BuildingsA client who had seen our stunning installation at Spring Hill Suites in Oceanside, California wanted to surprise his wife for her birthday and give her a 112 square foot living wall at the front entry of their house. He was set on the style of the wall being succulents in a tight pattern. This raised two huge challenges:
1) How to overcome his three week lead time: First, the manufacturer's lead time to get us the wall materials is four weeks. The plants in this type of system usually require three months to get rooted.
2) How to attach a system meant for flat surfaces onto his CURVED front wall. Square peg, meet curved hole.
Operations Manager Kerry Bauer made drawings and a mock up for a system created from the green ROOF components GreenScaped Buildings has used on certain projects. She chose parts she knew shipped within one week to eliminate the lead time issue. Once the leak occurred, the homeowners decided that it was the perfect opportunity to create their dream kitchen and entryway. The decision was made and the homeowners went shopping to purchase materials for their renovation. One problem; they hadn’t hired a contractor yet. Scope:
Create a versatile space that reflects the homeowners’ vibrant personalities where they could cook, work, relax and entertain.
Desired features include:
Color changing LED tape lighting was essential to help create ambiance.
Smaller can lights with updated trim to modernize the lighting.
Disguising a “workspace” into the island design.
Installing a compost bin that doubles as a wine chiller for entertaining.
Separate wine bar.
Installing an intricate piece of mirror art and lighting in the entryway.
Installing custom waved back splash tile.
Challenges:
Creating a working set of construction plans from cabinet drawings was a challenge. The process entailed continuous communication with the clients including several walkthroughs before final installation of each aspect throughout the project.
Incorporating high-gloss and muted surfaces into the space without creating glare from the natural light coming in from many existing windows.
Wavy tile became difficult to install with the desired layout of backsplash outlet style and locations.
Solutions:
The core design issues were resolved with exceptional communication between our field team and the homeowners.
Satin finish countertops and matte paint offset the high gloss cabinetry and backsplash.
Because of the size of tiles in the space, the outlets needed to be cut in the center of the tile to look uniform. Time and a steady hand made this possible for the best visual result.
