During the design and restoration stage, the home underwent a massive alteration. Part of the fun was designing the details that would turn a previously dull cottage into a period cottage that included fun details. A client purchased a rare beach cottage in Santa Cruz, CA. It still had the original lathe and plaster interior, the only bathroom was badly remodeled in the 50’s, and the kitchen was one large space that didn’t have a lot of cabinets. Areas of the home, like the hallway, chopped up the small cottage. The challenge, to add a bathroom and make the home’s value increase without adding a second floor. The solution was to turn the project into a restoration, but also flipping the front to the back. The actual front of the home is along a street, but there is no direct access from the street. Everyone uses the alley way to access the homes along this street. Since both guests and owner arrived through the alley, my solution was to turn the back yard into an entry courtyard and add a new front porch area and new front door in the back of the home. We kept the original front door area that faced the street to preserver the street view. Interior spaces were opened up to allow more natural light into the entire home. The hallway was converted into a 3/4 Bath and the other bathroom was restored to a vintage look. The original cabinets were kept but new doors were built. A really cool aspect of the kitchen was the original wood cooler (you call them ice boxes), which we kept, improved and now is used as a pantry area that keeps food naturally cool. Vintage light fixtures were refurbished, new door hardware installed (bought through vintage hardware company), and the color scheme was to bring indoors the colors of the ocean outside. Now the home is bright, fun and usable for the owner. The value of the property is now in the fact that it is a vintage 1912 Beach Cottage.

As the entryway to the home, we wanted this foyer to be a truly refined welcome to each of its guests. As guests enter they will be greeted with this polished and inviting entry, which contrasts dark colors against stunning tall white millwork along the walls. As a designer there is always the challenge of working with aspects of a room that your clients are not going to be changing. For us this was the flooring, to which we fitted with a custom cut L shaped rug that would allow us to tie together the foyer to the stairs and better coincide with the rest of our designs. We added a touch of bright color in the side table with gold and light yellow elements, while still tying things together with the blue and white detailed vase that mirrors the rug design. As the eye travels up the stairs the iron wrought spindles wonderfully accent the stairway’s dark wood railings. Further upward and this captivating grand chandelier accentuates the whole room. The star of the show, this breathtaking chandelier is enhanced by a beautiful ceiling medallion that we had painted within in gold to capture the elegance and light from this chandelier. Majestic high ceilings mixed wide span openings created a challenge for our engineers given the strict rules in the Baseline Hillside Ordinance and the California Building Code. Our structural engineers prepared innovative design plans which entailed of 150 deep pile foundations mixed with steel and laminated timber framing members. We also used permanent shoring techniques to reduce construction cost by eliminating the need for temporary shoring plans for both the structure foundation and on-site retaining walls. Given that California has some of the strictest stormwater management requirements and the total amount of non-permeable areas on this project, the client was required to construct a 35,000-gallon rain harvesting tank per the Low Impact Development Plan Best Management Practice (BMP’s) standards. Our specialized drainage design team captured all on-site stormwater through trench drains, area drains, and downspouts which routed water to a mechanical sump pump that connected to the storage tank for irrigation use later. Innovative design engineering techniques used on this project allowed for increased safety and sustainability making the Rancho Estate a masterpiece of contemporary construction.

Our structural engineers prepared innovative design plans which entailed of 150 deep pile foundations mixed with steel and laminated timber framing members. We also used permanent shoring techniques to reduce construction cost by eliminating the need for temporary shoring plans for both the structure foundation and on-site retaining walls. Given that California has some of the strictest stormwater management requirements and the total amount of non-permeable areas on this project, the client was required to construct a 35,000-gallon rain harvesting tank per the Low Impact Development Plan Best Management Practice (BMP’s) standards. Our specialized drainage design team captured all on-site stormwater through trench drains, area drains, and downspouts which routed water to a mechanical sump pump that connected to the storage tank for irrigation use later. Innovative design engineering techniques used on this project allowed for increased safety and sustainability making the Rancho Estate a masterpiece of contemporary construction.
