We were approached by a client to undertake a design and install home automation system project for a beautiful home on the south coast of the Black Sea. The installation incorporated the Savant control system, enabling integration of Lutron lighting with lighting circuits, keypads and blinds. This also included audio distribution to audio zones with indoor and outdoor speakers and 5.1 Dolby Surround for the living room, and video distribution with zones of 4K video. The Savant system also integrated zones of heating and cooling, an automated door entry incorporating a doorstation and touchscreens controlling the electronic door lock, along with 4K security cameras and smart alarm system. 3 bedrooms were created, along with a kitchen, living room, lobby. A sea view terrace was created to give the apartment a stunning view of the Black Sea coast, delighting the client.

Bilotta Senior Designer, Tom Vecchio and Lauren Stanley of Alive + Kicking Design were faced with a closed-in U-shaped kitchen that less inventive minds would have assumed offered few options, since the wall facing the “U” contained two below-counter-height windows that couldn’t be altered. They were undeterred by that obstacle. They removed the peninsula and instead placed an “island” against the wall between the windows, totally ignoring the fact that both sides of the countertop would slightly overlap the windows.
The island is home to the sink and dishwasher, and even includes additional storage under the seating overhang. In this new configuration, the kitchen now offers direct access to the apartment’s entrance. Without the circuitous route around the peninsula, the improved flow immediately makes the space feel larger. Choosing Bilotta’s private label cabinetry in a sleek modern style in a whisper-soft shade of gray (Benjamin Moore’s Balboa Mist) also added to the voluminous feeling of the space. Sentinel stretches across the brow of a winding grade break high above the Napa Valley. This seasonal residence was conceived as an agrarian compound which draws inspiration from its agricultural roots and takes a leap forward in innovative construction and a modern expression of timber and steel craft.
A gently curving gravel drive circuits the lower end of the vineyard, announcing the arrival on the property. The drive slowly straightens to align with the vineyard rows to the North and the long axis of the residential structures to the South. Three gable-end barn forms follow the ordered lines of the vineyard to one side, and on the other, hug the rock-lined edge of the forest. Flanked by main residence and guest residence on either side, the taller, middle barn structure steps back from the forest to form a broad terrace. An elegant trellised colonnade threads through the three buildings, providing shade and dappled light to the terrace – a private place for food and wine to be enjoyed overlooking the magnificent valley below.

This project involved installing millwork in a few different locations throughout the apartment. Each space called for an individual approach and presented unique challenges.
An extensive hallway closet had to provide ample storage for shoes and closing and hosting an AV unit, hidden circuit breaker, and some access to communications panels.
The smaller closet needed access to AC units.
The walk-in closet needed some particular storage solutions.
The TV unit was unique by design.

The Twin Peaks Passive House + ADU was designed and built to remain resilient in the face of natural disasters. Fortunately, the same great building strategies and design that provide resilience also provide a home that is incredibly comfortable and healthy while also visually stunning.
This home’s journey began with a desire to design and build a house that meets the rigorous standards of Passive House. Before beginning the design/ construction process, the homeowners had already spent countless hours researching ways to minimize their global climate change footprint. As with any Passive House, a large portion of this research was focused on building envelope design and construction. The wall assembly is combination of six inch Structurally Insulated Panels (SIPs) and 2x6 stick frame construction filled with blown in insulation. The roof assembly is a combination of twelve inch SIPs and 2x12 stick frame construction filled with batt insulation. The pairing of SIPs and traditional stick framing allowed for easy air sealing details and a continuous thermal break between the panels and the wall framing.
Beyond the building envelope, a number of other high performance strategies were used in constructing this home and ADU such as: battery storage of solar energy, ground source heat pump technology, Heat Recovery Ventilation, LED lighting, and heat pump water heating technology.
In addition to the time and energy spent on reaching Passivhaus Standards, thoughtful design and carefully chosen interior finishes coalesce at the Twin Peaks Passive House + ADU into stunning interiors with modern farmhouse appeal. The result is a graceful combination of innovation, durability, and aesthetics that will last for a century to come.
Despite the requirements of adhering to some of the most rigorous environmental standards in construction today, the homeowners chose to certify both their main home and their ADU to Passive House Standards. From a meticulously designed building envelope that tested at 0.62 ACH50, to the extensive solar array/ battery bank combination that allows designated circuits to function, uninterrupted for at least 48 hours, the Twin Peaks Passive House has a long list of high performance features that contributed to the completion of this arduous certification process. The ADU was also designed and built with these high standards in mind. Both homes have the same wall and roof assembly ,an HRV, and a Passive House Certified window and doors package. While the main home includes a ground source heat pump that warms both the radiant floors and domestic hot water tank, the more compact ADU is heated with a mini-split ductless heat pump. The end result is a home and ADU built to last, both of which are a testament to owners’ commitment to lessen their impact on the environment.

The Design Studio | MTS Renovations transformed an unfinished residential basement into a fully functional, home-based fitness gym—Fort Sask. Fitness. This custom-designed space provides an inviting yet high-performance environment tailored for personal training and fitness sessions.

Design & Permitting - We prepared concept design layouts that we converted to construction drawings. We prepared and submitted all permitting applications for this home based business and provided client representation through each phase of the project up to and including final occupancy inspection.

Landscape of exterior rooms: The site is conceived as a string of rooms: a landscaped drive-way court, a lawn for play, a sunken court, a serene shade garden, a New England flower garden.
The stair grows out of the garden level ordering the surrounding rooms as it rises to a light filled courtyard at the Master suite on the top floor. On each level the rooms are arranged in a circuit around the stair core, making a series of distinct suites for the children, for the parents, and for their common activities.

The extra large, Mt. Bross elk chandelier is a monumental mix of iron, antler, rawhide, and rock. The only downstairs bathroom/powder room in this house was in the Master Suite. The client wanted a downstairs guest bathroom. We avoided cutting into the slab by installing a back flow toilet which was directed to a pump beneath the stairs. This was routed UP to the toilet drain upstairs. We ran 2 new electrical circuits for the pump and the fan/light and installed a sink. We used a solid core door and insulated the walls. Note that in some cities, this project requires a permit.
