We turned this 1950's kitchen into a modern upgrade. The kitchen has brand new white shaker cabinets, a white porcelain farmhouse sink, walls covered in white stone backsplash tiles, rewired and added new circuits, and added recessed lighting. The most unique feature of this feature is the matching blue oven and hood range. We installed a brand new floor, gray quartz countertops, and a white wood panel ceiling. We added more storage by extending the width and length of the cabinets and added more custom cabinets in the kitchen.

The remarkable Greek inspired indoor pool facility has a blend of contemporary rectilinear components with Greek-Roman architectural elements and finishes, such as the over-extending, ancient-style aqueduct that transitions from the spa into the pool, and the hand carved fire-water features at each end of the room. The aqueduct is a key relevance to the style which portrays an ancient cultural method of elutriating stagnant bath water with a continuous supply of fresh water. Each elaborately hand carved feature sets a mood of Greek architectural expression in this space. The two fire-water features at each end of the pool and all of the column structural support depict a ‘Doric’ style consisting of channeled columns. Also, to enhance this space with a full perspective of Greek-Roman style, the convex ceiling depicts a vision of an opened-ceiling that reveals a fully animated Greek-mythological star setting created by fiber optic lighting. Geothermal technology is the primary source for heating and cooling the pool and spa. The stair grows out of the garden level ordering the surrounding rooms as it rises to a light filled courtyard at the Master suite on the top floor. On each level the rooms are arranged in a circuit around the stair core, making a series of distinct suites for the children, for the parents, and for their common activities.

**Custom Timberline-Style Covered Patio with Skylights & Outdoor Comfort Features – Maple Valley** Completed a custom 472 sq. ft. (25'6" × 18'6") attached Timberline-style gable patio cover, seamlessly integrated with the existing home. The new roof features a continuous soffit, glulam beams, and a custom cricket where the new gable ties into the existing roof over the bump-out for a clean, watertight transition. The structure is supported by three posts, with the third post incorporated into the deck railing for a streamlined appearance. Installation included removal and replacement of the necessary decking and framing to accommodate the new structural supports. The ceiling was finished with 6-inch tongue-and-groove pine soffit, while the posts were wrapped for a refined architectural look. New gutters and downspouts were installed, and the roof was finished with Presidential shingles to match the existing home. To maximize natural light, four 2' × 4' skylights were installed, complete with flashing, trim, and professional waterproofing. Electrical upgrades included six recessed LED soffit lights tied into the existing circuit, two new exterior outlets, and two Bromic Cobalt 4000-watt infrared heaters, creating a comfortable, functional outdoor living space that can be enjoyed year-round. This project transformed the homeowner's deck into a beautiful, weather-protected outdoor retreat that blends seamlessly with the home's existing architecture while adding comfort, durability, and lasting value.

We were approached by a client to undertake a design and install home automation system project for a beautiful home on the south coast of the Black Sea. The installation incorporated the Savant control system, enabling integration of Lutron lighting with lighting circuits, keypads and blinds. This also included audio distribution to audio zones with indoor and outdoor speakers and 5.1 Dolby Surround for the living room, and video distribution with zones of 4K video. The Savant system also integrated zones of heating and cooling, an automated door entry incorporating a doorstation and touchscreens controlling the electronic door lock, along with 4K security cameras and smart alarm system. 3 bedrooms were created, along with a kitchen, living room, lobby. A sea view terrace was created to give the apartment a stunning view of the Black Sea coast, delighting the client.

We upgraded this 380 sq. Koreatown condo with a modern style and features. To begin with, the kitchen has new semi-glossy beige/green flat panel cabinets. We installed premium quality Bosch appliances including an electric stovetop, range hood, microwave, and dishwasher. The kitchen has a beautiful stone countertop, deep stainless steel sink, matte black faucet, and bar countertop. The bedroom/living room space of the condo received a new fresh coat of paint, base modeling, a new rectangular Milgard window, and a new ductless A/C. The gorgeous bathroom received a major upgrade with a large LED mirror vanity, a floating wood vanity, stone countertop with a deep drop-in sink. For the bathroom, we installed a high-tech one-piece toilet, a new shower enclosure with 3/8 tempered glass, a dual shower head system with a waterfall head and handheld sprayer, a custom shower niche, and beautiful stone tiles. We installed 15 recessed lights, replaced the 100 AMP sub panel, new circuits, 20 outlets, and new exhaust vents.

Kitchen has multiple layers of light including LED potlights, incandescent pendants, chandeliers, under cabinet and upper cabinet accent lights. Kitchen circuits are install in the basement and easily controlled via Lutron RadioRa2 keypads. Russound audio controls multiple in-ceiling speakers.

This project involved installing millwork in a few different locations throughout the apartment. Each space called for an individual approach and presented unique challenges. An extensive hallway closet had to provide ample storage for shoes and closing and hosting an AV unit, hidden circuit breaker, and some access to communications panels. The smaller closet needed access to AC units. The walk-in closet needed some particular storage solutions. The TV unit was unique by design.
