When we went up to see the attic, we immediately saw the potential: good ceiling height, ample floor space, and those beautiful angled roof lines just waiting to be celebrated.
What we created is a stunning additional room that became the family’s favorite gathering place.
The transformation demonstrates how thoughtful design can turn a neglected space into something extraordinary. Those dramatic skylights weren’t originally there; we cut into the roof structure and installed them to flood the space with natural light, transforming what could have felt like a cramped attic into a spacious and luminous retreat. The angled roof lines, which could have been a challenge, became architectural features that give the room character and visual interest.
The focal point is that modern linear fireplace surrounded by elegant gray tiles and custom-built shelving. We designed the media wall to accommodate a large-screen TV while also providing storage for the family’s massive collection of books and vinyl records. Side cabinets keep clutter hidden, while open shelving showcases items worth displaying.
This conversion required significant structural work. We reinforced the floor joists to support varying loads, remember, attics are typically built only to support insulation and the occasional storage box, not furniture or people. We added proper air conditioning ducts extending from the main system, upgraded the electrical system with multiple circuits for media equipment, and installed that stylish white railing system that meets regulations and maintains the feeling of spaciousness.
The construction photos tell the real story: what began as an unfinished space with exposed subfloor and construction debris has become this elegant sanctuary. Those casement windows on either side create cross-ventilation, essential for an upper-floor space on the California coast.

Working with LaDyne Design, we framed out this TV wall and installed these custom rustic boxes made by Madera Furniture out of reclaimed Doug fir. Each niche has a recessed, dimmable, LED light to illuminate the artwork. We also used large panels of the same rustic, Doug fir to box out the porticos on both sides of the TV Wall. We ran electrical circuits for outlets and lighting as well as HDMI cables.

We turned this 1950's kitchen into a modern upgrade. The kitchen has brand new white shaker cabinets, a white porcelain farmhouse sink, walls covered in white stone backsplash tiles, rewired and added new circuits, and added recessed lighting. The most unique feature of this feature is the matching blue oven and hood range. We installed a brand new floor, gray quartz countertops, and a white wood panel ceiling. We added more storage by extending the width and length of the cabinets and added more custom cabinets in the kitchen.

**Custom Timberline-Style Covered Patio with Skylights & Outdoor Comfort Features – Maple Valley**
Completed a custom 472 sq. ft. (25'6" × 18'6") attached Timberline-style gable patio cover, seamlessly integrated with the existing home. The new roof features a continuous soffit, glulam beams, and a custom cricket where the new gable ties into the existing roof over the bump-out for a clean, watertight transition.
The structure is supported by three posts, with the third post incorporated into the deck railing for a streamlined appearance. Installation included removal and replacement of the necessary decking and framing to accommodate the new structural supports. The ceiling was finished with 6-inch tongue-and-groove pine soffit, while the posts were wrapped for a refined architectural look. New gutters and downspouts were installed, and the roof was finished with Presidential shingles to match the existing home.
To maximize natural light, four 2' × 4' skylights were installed, complete with flashing, trim, and professional waterproofing.
Electrical upgrades included six recessed LED soffit lights tied into the existing circuit, two new exterior outlets, and two Bromic Cobalt 4000-watt infrared heaters, creating a comfortable, functional outdoor living space that can be enjoyed year-round.
This project transformed the homeowner's deck into a beautiful, weather-protected outdoor retreat that blends seamlessly with the home's existing architecture while adding comfort, durability, and lasting value.

We were approached by a client to undertake a design and install home automation system project for a beautiful home on the south coast of the Black Sea. The installation incorporated the Savant control system, enabling integration of Lutron lighting with lighting circuits, keypads and blinds. This also included audio distribution to audio zones with indoor and outdoor speakers and 5.1 Dolby Surround for the living room, and video distribution with zones of 4K video. The Savant system also integrated zones of heating and cooling, an automated door entry incorporating a doorstation and touchscreens controlling the electronic door lock, along with 4K security cameras and smart alarm system. 3 bedrooms were created, along with a kitchen, living room, lobby. A sea view terrace was created to give the apartment a stunning view of the Black Sea coast, delighting the client.

Landscape of exterior rooms: The site is conceived as a string of rooms: a landscaped drive-way court, a lawn for play, a sunken court, a serene shade garden, a New England flower garden.
The stair grows out of the garden level ordering the surrounding rooms as it rises to a light filled courtyard at the Master suite on the top floor. On each level the rooms are arranged in a circuit around the stair core, making a series of distinct suites for the children, for the parents, and for their common activities.

The dominant color was to be white so any accent color could be used for an easy design update.
Starmark Cabinetry was used for the vanity, storage wall and the custom recessed double medicine cabinet. Our client chose white, maple in the Bridgeport door style with a Vicostone quartz white polished countertop.
The shower has Daltile Florentine, Carrara wall tile 12”x24” with a 4” accent of Circuit Mosaic Presto and Uptown Glass Carrara Mosaic for the floor. A rain can Bluetooth speaker shower head, hand-held shower head, three body sprays are controlled with a 3/6 function diverter valve. Seating is a teak, fold-down seat.
This bath also features Victorian faucets in satin nickel to go with the frosted white vessel sinks and Gem vanity lights.
A comfort height toilet and bidet were included in the double pocket door toilet area.

The Design Studio | MTS Renovations transformed an unfinished residential basement into a fully functional, home-based fitness gym—Fort Sask. Fitness. This custom-designed space provides an inviting yet high-performance environment tailored for personal training and fitness sessions.
Project Scope & Features:
Design & Permitting - We prepared concept design layouts that we converted to construction drawings. We prepared and submitted all permitting applications for this home based business and provided client representation through each phase of the project up to and including final occupancy inspection.
Space Planning & Layout Optimization – We maximized the existing footprint for optimal functionality, ensuring seamless equipment placement, circulation, and safety.
Flooring Selection – We installed durable, shock-absorbing gym flooring to support high-impact training and reduce noise transfer.

By blending function with design, this basement transformation created a professional-grade fitness space that caters to both personal and client needs—all within the convenience of a residential setting.

The Twin Peaks Passive House + ADU was designed and built to remain resilient in the face of natural disasters. Fortunately, the same great building strategies and design that provide resilience also provide a home that is incredibly comfortable and healthy while also visually stunning.
This home’s journey began with a desire to design and build a house that meets the rigorous standards of Passive House. Before beginning the design/ construction process, the homeowners had already spent countless hours researching ways to minimize their global climate change footprint. As with any Passive House, a large portion of this research was focused on building envelope design and construction. The wall assembly is combination of six inch Structurally Insulated Panels (SIPs) and 2x6 stick frame construction filled with blown in insulation. The roof assembly is a combination of twelve inch SIPs and 2x12 stick frame construction filled with batt insulation. The pairing of SIPs and traditional stick framing allowed for easy air sealing details and a continuous thermal break between the panels and the wall framing.
Beyond the building envelope, a number of other high performance strategies were used in constructing this home and ADU such as: battery storage of solar energy, ground source heat pump technology, Heat Recovery Ventilation, LED lighting, and heat pump water heating technology.
In addition to the time and energy spent on reaching Passivhaus Standards, thoughtful design and carefully chosen interior finishes coalesce at the Twin Peaks Passive House + ADU into stunning interiors with modern farmhouse appeal. The result is a graceful combination of innovation, durability, and aesthetics that will last for a century to come.
Despite the requirements of adhering to some of the most rigorous environmental standards in construction today, the homeowners chose to certify both their main home and their ADU to Passive House Standards. From a meticulously designed building envelope that tested at 0.62 ACH50, to the extensive solar array/ battery bank combination that allows designated circuits to function, uninterrupted for at least 48 hours, the Twin Peaks Passive House has a long list of high performance features that contributed to the completion of this arduous certification process. The ADU was also designed and built with these high standards in mind. Both homes have the same wall and roof assembly ,an HRV, and a Passive House Certified window and doors package. While the main home includes a ground source heat pump that warms both the radiant floors and domestic hot water tank, the more compact ADU is heated with a mini-split ductless heat pump. The end result is a home and ADU built to last, both of which are a testament to owners’ commitment to lessen their impact on the environment.
