Our clients approached us to renovate their home, as it was lacking function for their family’s changing needs. They were facing issues with insufficient storage, and underutilised areas. The entry was cramped, which was especially noticeable when several people were coming in, or when carrying in groceries. The Shared Bathroom was too small, and lacked enough room for their teenage children to store their individual belongings. Additionally, since both clients work from home, a dedicated office space was essential. On the Main Floor, we relocated the closet at the entry, making the entrance more spacious, and the Powder Room was given an update and new fixtures. The wall between the Kitchen and Dining Room was removed, which opened up the Main Floor. Half of the space this created was used to create a much larger Kitchen with ample gathering space for our client’s large family. The new custom Kitchen boasts plenty of dark cabinetry with wood accents, and is complimented by a beautiful quartz countertop and matching black fixtures. The other half of the newly created space was transformed into a quiet, functional home office. In the new office, a wall of built-in cabinetry offers useful storage for both work and hobby items, creating the perfect space for both work and crafting. On the Second Floor, we expanded the Shared Bathroom by using space from the Guest Bedroom closet and the Second Floor Office. We replaced the bathtub shower combo with a spacious grand shower and added a large vanity and makeup area, giving each teenager their own dedicated personal storage space. In the Master Ensuite, we altered the entryway location, allowing for a redesigned layout that includes a large vanity and double sink, enhancing both functionality and storage. Experience life in the heart of Paris Eiffel Tower with this quaint 1-bedroom, 40 square meters apartment located on the 1st floor of a secure residential building without an elevator. There is a space that can be used as a living, dining or home office area. It is furnished with a sofa, flat-screen TV and a dining table and chairs. We understand the importance of staying connected, which is why there is a high-speed Wi-Fi (1/Gbps) connection. The fully equipped kitchen has a sink, toaster, electric tea kettle, full refrigerator, stove, drip coffee machine, oven, microwave and more. The kitchen also comes with all the cookware, dishes and utensils needed to prepare meals at home. There is a clothes washing machine in the property and a drying rack is provided. Cleaning supplies, a vacuum, broom and mop are also provided. The apartment is heated with individual electric radiators for heating. The bedroom faces the interior courtyard and comes furnished with a double bed and superior quality mattress. All the necessary bedding and linens are provided and professionally laundered. This property can host up to 4 guests. The flat has one bathroom accessible via the hallway with a shower, toilet and sink. You will find soap, shampoo, toilet paper and paper towels to start off your stay.

CONTACT These home owners initially contacted their Designer to identify the reason that the floor in their upstairs bedroom suffered from a noticeable slant. The floor problem actually impacted a small bathroom and adjoining study also. Early on, the decision was made to re-design the footprint for the 3 rooms in conjunction with repairing the uneven floor. The approach was to gut all three spaces of walls and floors and start from scratch. The new spaces were designed with the clients needs for accessibility in mind. DESIGN The design effort included identifying the products to be used throughout the spaces. This included everything from the flooring to the wall paint. Kohler plumbing fixtures and Adelphi cabinetry were decided on first. A radiant heat grid was included for the bathroom floor. Lighting, paint and tile soon followed. Wood flooring was installed throughout the adjoining spaces. The master bedroom was redesigned to allow for entry from the study or the master bath via pocket doors. The study was given an access to the master bath also. The hardwood flooring ties the bedroom and study together and gives each room a very spacious feel. The original master bedroom was changed to incorporate a large walk-in closet that features custom storage throughout. The study that also doubles as the IT center for the home was updated with custom book cases and cabinetry from Adelphi Cabinets. When discussing the reapportioning of the entire space for the individual rooms the bathroom was given priority. The previous small bathroom did not include a window for natural light. The new design corrected that in a big way by incorporating an existing bedroom window into the new space. The decision was made early on to allow for the inclusion of a large shower with full granite walls and custom plate glass surround. The shower system includes both fixed and hand held shower heads. A thermostatic control system was included to eliminate scalding. A large bench seat of matching granite allows for relaxing while getting squeaky clean. A separate air massage tub from Kohler centered under the new windows allows for a relaxed moment while being caressed by all those tiny bubbles. His and her side by side vanity sinks allows for efficient use of the space. The Caxton sinks and coordinated toilet were selected to match the color of the tub and do so beautifully! CONSTRUCTION We started the project not knowing what we were going to find. The slanting floor upstairs was not evident in the ceiling of the first floor Once the demolition had been completed it was evident that the floor joists were at the heart of the problem. The home had been framed with floor joists that had been strung together to increase their length. Over time and with the house settling, the strung together joists started to droop from their connection point. This was concealed on the first floor by a large HVAC duct running through the garage. This was corrected by the addition of two laminated beams in the ceiling of the first floor (luckily in the garage) that re-supported the offending joists. THE END The project was a huge success in terms of problem solving and designing with budget and time frame in mind. The overall impact of the new space is impressive both visually and from a practicality point of view. The new master suite with upscale bathroom and study adds significant value to the home and the home owners quality of life!

The tall high gloss slab front cabinet provides significant storage capacity within a slim footprint, keeping the floor plan open while addressing the practical needs of a primary suite. The bidet sits flush to the floor with a clean, minimal profile that fits naturally within the contemporary direction of the room. The LG ThinQ stacked unit sits within its own alcove to the left, and the marble tile carries consistently across the entire floor connecting every zone of the room. A smart home control panel on the laundry wall is a small but telling detail about how thoroughly this remodel was thought through from the beginning.

The clients enjoy entertaining guests in their home. They enjoy sports events, but don't necessarily enjoy the hustle 'n bustle of going to the stadium, finding a place to park, and in the case of football, freezing to death. They much prefer sharing the ambiance of their comfortable home, offering snacks and drinks from the bar, and enjoying a round of pool during intermissions and halftime, or watching halftime shows on a state-of-the-art home theater. These clients were so committed to this enterprise, they dedicated their 3,000 sq’ basement, except those areas already used for utility, storage, and mechanical needs, the renovation.To make sure the clients' every wish was met, a complete entertainment area was designed and constructed with ease of movement, lighting, and safety in mind. The area would include a home theater with totally wireless controls, a pool room, and a social area replete with a commercial-grade wet bar. The home theater consists of a screen within a custom cabinet system that also houses the complete audio-visual equipment center. Speakers are nestled in custom benches with the sound cones discretely hidden behind fabric panels. The motor for the panel that hides the screen when not in use is behind a similar fabric panel.The furniture style cabinet has Shaker style doors with walnut peg inlays and leaded glass panels. There are multiple lighting "scenes" for ambiance; low-voltage lighting inside the crown molding, and recessed can lights are discretely placed so that they can provide an extra level of illumination when required.The pool room was walled with a custom wainscot paneling with clear cherry stiles and rails finished with a clear satin lacquer. The panels are of Madagascar ebony with a light satin stain and a clear lacquer finish. A custom cue rack was constructed from clear cherry and backed with the Madagascar ebony panel.Drink rails were custom fabricated from cherry and custom crown molding was fabricated to match the rest of the house. The space is lit with a combination of recessed lights and a series of hidden lights behind crown molding for dramatic effect. The bar area is topped with a custom crown detail to contain the lighting. The bar is constructed in the same manner and fashion as the theater and pool rooms with Shaker style cabinetry with square walnut peg in the door corners and decorative leaded glass door fronts with more than enough front and back bar space to serve and enjoy drinks and snacks. Entry behind the bar is through custom, bi-directional butler doors. A custom bottle display and storage area takes up the bottom half of the bar's back wall. And, for the sake of convenience, a full size automatic dishwasher is installed under the bar for cleaning glasses and stemware. The bar is also tricked out with an espresso machine, its own flat screen TV and AmX video controller. The bar is lit with puck lights in the upper cabinets that illuminate downward through glass shelves, and low-voltage lighting is used behind the bottle display. The bar itself is lit by a series of earthen tone pendant lights.All three areas complement each other and are in total harmony with the remainder of the house. Moldings were matched, carpeting styles were chosen to complement rather than compromise, and muted, natural colors and textures were chosen that complement the surroundings. There is a seamless transition between the newer areas of the home and those already in everyday use. The entire area is a nebula of electrons operating servos, quietly opening and closing hidden switches, mysteriously dimming and brightening lights, and not only creating an alluring atmosphere, but one that is programmable, available at the touch of a finger to a heat sensitive screen, for an individual, or a group. At a single touch the lights in the theater and bar areas dim as the theater screen lowers into viewing position. Not only does the AMX controller open and close shades and window treatments to facilitate better viewing, but on an entirely different level it controls the very access to the property. It opens and closes entryways, external doors and gates as well.None of this magic came easily. Electrical circuits were at a premium. Over heating plagued the AV rack, and pesky rays of light seemed to creep in where and when they were least welcome. An exhaust fan was installed in the AV cabinet to dissipate the heat. New electrical outlets were scheduled and placed while others were moved. The bar area received custom wire chases hidden within the cabinetry. Exterior roll-a-way shutters, all controlled from the AMX controller, were installed and programmed as the answer to those pesky light rays.
