Our clients approached us to renovate their home, as it was lacking function for their family’s changing needs. They were facing issues with insufficient storage, and underutilised areas. The entry was cramped, which was especially noticeable when several people were coming in, or when carrying in groceries. The Shared Bathroom was too small, and lacked enough room for their teenage children to store their individual belongings. Additionally, since both clients work from home, a dedicated office space was essential. On the Main Floor, we relocated the closet at the entry, making the entrance more spacious, and the Powder Room was given an update and new fixtures. The wall between the Kitchen and Dining Room was removed, which opened up the Main Floor. Half of the space this created was used to create a much larger Kitchen with ample gathering space for our client’s large family. The new custom Kitchen boasts plenty of dark cabinetry with wood accents, and is complimented by a beautiful quartz countertop and matching black fixtures. The other half of the newly created space was transformed into a quiet, functional home office. In the new office, a wall of built-in cabinetry offers useful storage for both work and hobby items, creating the perfect space for both work and crafting. On the Second Floor, we expanded the Shared Bathroom by using space from the Guest Bedroom closet and the Second Floor Office. We replaced the bathtub shower combo with a spacious grand shower and added a large vanity and makeup area, giving each teenager their own dedicated personal storage space. In the Master Ensuite, we altered the entryway location, allowing for a redesigned layout that includes a large vanity and double sink, enhancing both functionality and storage. Our clients expressed their happiness with the renovation process with Sosna, specifically how clean the construction area was kept, and how respectful the Sosna team was of their home and neighbours. The client sent a photo of a headboard she liked, so we made it with individual nail heads inset from the edge. Welt cord is on the front edge. This is mounted to the wall, with the top approximately 6' off the floor. Having it so large, it is easier to clean under and around the bed since it is not attached to the bed frame.

Inspiration for a transitional kitchen remodel in Vancouver

Our vision for this new-build condo was to create a captivating space that celebrates our client’s individuality, bringing together a diverse mix of styles, textures, and elements while maintaining a cohesive and contemporary feel. It combines the fresh, clean look of white as the predominant color with eclectic accents that add our client’s personality and character to the space. There are several “areas'' within this multi-functional space. A large sectional in a greige velvet serves as the centerpiece of the seating area, grounded by pops of blue and pink in the custom Morrocan rug. The cobalt blue theme is carried throughout, seen in the accents, art and even the ombre glass console table of the entry. A set of two blue swivel chairs by the windows, are the perfect setting for a glass of wine in the early evening as the light glistens in through the custom white sheers. The airy dining table is made of glass and carved marble and surrounded by chrome sculptural dining chairs. Above, the multi-faceted antique mirror multi-pendant chandelier drips down from the high ceiling. Our client’s antique carved wood chairs, reupholstered in a linen zebra, flank the selenite and brass bar cabinet. In the corner by the fireplace, a lucite and cowhide desk is paired with a brightly colored vintage chair. On the right of the fireplace, a leather swing, perfectly suited for reading. Lastly, the white kitchen with shimmering blue quartzite countertops brings the design in full circle.

This mid-century masterpiece showcases simple, fuss-free design with modern elements and hints of retro-glam. The clean, simple lines and minimalist inspiration are a nod to the timelessness of the era and each room is bright with windows that all open to marry the outdoors and indoors. Natural light together with unique design elements achieve a relationship between privacy and transparency from the moment you walk into this home without sacrificing functionality. Inspiration for a modern exterior home remodel in Dallas

This project created a singular modern home for clients with two distinct professions; she is an artist; he is a musician. Their directive to Battle Associates was to “design the home of their dreams,” and “make it cool.” As the design evolved, three volumes emerged each with its own individual character. Shapes, materials, and colors reinforced the concept. The “Red Barn” houses a music studio, garage, guest, and children’s bedrooms. The “Industrial” volume is the Art Studio. The “Middle” volume is where the clients live. Each structure has its own set of exterior details, materials, and colors. The three buildings are oriented to maximize views around a man-made pond and a conserved hefty locus tree. Clean, contemporary lines set the tone for the details throughout the project, creating an appropriate environment for displaying artwork. Maple, bamboo, and painted finishes were the predominant palette, complemented with steel and glass for the stairs. Kitchen details favored cut-away pulls instead of hardware. The shell of the entire home was detailed and constructed with a high degree of energy efficiency in mind. Ultra-insulation was the standard with foam panels, triple glazing, and near passive house standards for construction.

If you are looking for twice your normal bath experience, look no more. This master bath has plenty of room for two with double the storage, double the mirrors, sinks and faucets, and bathing is done two-way. The colors are warm and inviting, but it’s the subtle patterning that caught my eye. The overall effect is of a soft wash, yet on closer examination, the striations travel across the walls and criss-cross on the floor. This expansive vanity was created with our homeowner’s needs in mind. Each “side” has a bank of drawers and under sink cabinet storage. A large undermount sink dips below the gorgeous stone counter top. Gently arching faucets in brushed nickel adorn each sink with a framed mirror above for reflection. Individual task lighting shine upon each sink and is reflected back into the room. For additional storage and to keep elbows from connecting, a large shared bank of drawers separate the two areas. The vanities are rich with color and texture, from the swirling grain of the wood, to the raised panels and beading. The subtle beading is repeated on the drawers for a custom look. Our wood color is a deeper, more intense tone of the colors in our tiling. Whether in a hurry or needing to relax and unwind, this bath can do both. Despite having two substantial pieces in the same area, the open glass panel that separate leaves each feeling open and airy. This tub was made for soaking. The sides and back gently mold into arm and neck support for a truly relaxing experience. The lineal movement in the tile backsplash lend a long and lean feeling. For easy reach, toiletries are stored in a niche with accent multicolored mosaics. On the other side of the half wall a roomy shower awaits. The long tiles were installed in a brick pattern with striations of color wrapping the walls. The oversized tiles reduce the amount of grout, for a cleaner look. Here too we added a niche for maximum storage and a sprinkle more of the accenting mosaic. We capped the half wall and the generous bench with our vanity’s stone for a rich contrast. We installed the tile up to the ceiling, which adds to the visual height of the room. We went with clean simple controls and showerhead, enhanced in a brushed nickel finish. So as to not obscure the view, we went frameless on our shower door and panels, using brushed nickel hinges and a simple handle. At the end of our vanity, a half wall adds backsplash on the vanity side and a bit of privacy on the other. A simple toilet in crisp white is out of sight but functional in its own “alcove”. Despite all the patterning, there is nothing busy about the room. For the floor we decided to change things up, using a large square version of the wall tiles. To keep the room from feeling too long, we installed them on the diagonal and then criss-crossed the lines for a dramatic look.
