Stunning Family Bathroom created in this exclusive apartment. For this space we wanted the maximum wow factor. Indierct #Orac lighting was used and created 20cm down from the high ceiling to give a beautiful panelling finish to the walls where we could also use contrast paints to give even more detail in this bathroom. Beautiful bespoke boxing was made for the #Hansgroche taps and shower head for the bath. This was measured out perfectly for the bath, position, tap sizes and location. It also created an incredibly useful shelf that alot of freestanding baths do not have. All lighting is dimmable and lighting in the floor at the bottom of the boxing was also added which gives off a wonderful glow.

The shower system was easy to install and offers multiple massage sprays, a hand held sprayer, and a rainfall option. The digital temperature readout makes shower time more pleasurable thanks to being able to dial in your perfect temperature before stepping in.

If you’ve decided that you want a natural looking wooden floor that is lacquer-free, then the likelihood is that you’ve chosen oil as your way of protecting your wood and making your floor look great at the same time. WOCA for wood flooring comes in various forms and is a great way of making sure that your wood is protected, but at the same time looks natural. A highly popular as well as effective way of treating wood floors, oils effectively penetrate into the wood and in some cases harden into the surface of the floor to stop damage and to maintain the wood in its optimum condition. WOCA Oil finish hardwood flooring has taken the United States market by in 2014 and shows no signs of slowing down in 2016 and now. Here are some of the most common questions we have regarding this type of finish which we will I’m to answer in today’s my blog: Is oil finish as durable as traditional factory urethane finishes with aluminum oxide? When it comes to durability, oil finish flooring tackles the issue with a completely different method. The penetrating oil serves as protection from moisture and wear while allowing the user to feel the wood grains in their bare feet. If compared directly to factory finished aluminum oxide finish, the oil finish flooring will not perform as well to abrasion and impact. However, the beauty of this finish is the fact that it will camouflage any scratches which will inevitably accumulate over time. Will this finish evaporate over time and will this be harmful for indoor air quality? Another concern for oil finished floors its effect on indoor air quality. For on-site applications, some varieties suggest several coats which typically require the residents to be out of the home due to mild odors. However, there are factory finished UV-cured or single coat applications which lessen the downtime. Despite the odors produced during the drying process, oil finish floors rank amongst the lowest for VOC (volatile organic compound) emissions. Certain brands even boast true zero VOC. This fact alone makes oil finished floors one of the best options for green building solutions. “WOCA products are certified by independent laboratories, the German Institute for Biological Building Materials, and are in accordance with DIN–Norm 53–160. WOCA WoodCare Denmark products meet or exceed the most stringent U.S. standards for volatile organic compounds.” –WOCA Oil Finish Manufacture Does this type of finish require additional maintenance which I am not familiar with? For weekly cleaning, oiled floors use a special cleaner which contains an oil and soap mixture. After a period of 12-18 months some oil may evaporate causing the wood grains to appear dry. An additional layer of oil can be reapplied to keep the floor looking fresh. Although oil finished floors require more involvement in periodic maintenance in high traffic areas, this maintenance can be done much easier than the equivalent of an onsite sand and refinish. WOCA Master Color Oil contains pigment, which provides a single-step hardwood floor staining process. Laying down the stain and the finish in one step. Terren Landscapes http://www.terrenlandscapes.com 2014 PLNA Awards for Landscape Excellence Winner Category: Residential $60,000-$120,000 Award Level: Silver Project Description: We were contracted by the family to create a master plan for the property. They were experiencing extreme drainage and erosion problems due to the surrounding properties’ drastic grade changes. Erosion had caused the rear lawn to sink in various areas and the existing rear patio spaces were failing. The client wanted to rebuild their patios and walkways, repave their driveway and give their home more visual appeal. Most importantly, they wanted an environmentally friendly solution. Our design solution was to create a rain garden that would slow storm water runoff, allow for percolation, and promote infiltration, while permitting excess clean water to enter the storm drain at the street with slower velocity. The rain garden acts as a temporary holding space that allows the earth to slowly absorb water, rather than overwhelm the nearby storm drain. Our first objective was to conduct a percolation test to determine the amount of clay soil that needed to be removed before reaching the sandy loam layer. A percolation test and storm water calculations were generated to accommodate a 1” rain event. Based on our calculations and the small size of the property, we determined a depth of 18” was necessary for optimal holding capacity. We removed 18” of clay soil until a layer of sandy loam was encountered. Next, the soil was amended with compost and sand to create a highly porous planting media for the basin of the garden. We piped the three existing rear downspouts to the rain garden area to capture for infiltration and alleviate runoff throughout the rear lawn and patio space. We installed an 18” wide over-flow standpipe at a 24” depth into the ground that outlets to a stone swale that carries the water to the property edge. As an added means of holding the maximum amount of water, we designed the standpipe to sit 14” above grade. The height of this standpipe allows this rain garden to capture 14” of water before reaching the overflow capacity. We placed geotextile fabric to help reduce migration of the stones into the soil and aid in the prevention of weeds and erosion. We heavily planted the rain garden to further aid in absorption and to attract local wildlife. A native plant palette of butterfly weed, Panicum, Joe-Pye weed, and asters form a colorful backdrop while the basin was filled with obligate wetland plants such as royal ferns, irises and cardinal flowers. The upper edges in the foreground are planted with Echinacea, Rudbeckia and Monarda, satisfying the local bird community and adding bright seasonal colors. This garden effectively collects and cleanses rainwater while creating a habitat for birds, frogs, and butterflies. Our next challenge was to redesign the existing patios and walkways without increasing impervious surfaces. According to township regulations this property was currently at its maximum capacity, therefore we designed the front and rear patios with a slightly smaller footprint to decrease their existing impervious surfaces. New planting beds were designed throughout the entire property. Plants were chosen that were tolerant of specific site conditions. For the rear yard, we choose a backdrop of witch hazel and hollies to provide an evergreen screen as well as early spring color. We placed hydrangea throughout to add summer color. We planted ostrich fern under the existing spruce tree to create a lush floor. This area became an additional backdrop for the rain garden as well as a screen for the neighboring property. We choose a combination of ‘Blue Star’ juniper and creeping jenny to soften the existing rear wall with creepers. Around the rear patio areas we choose a combination of Liatris, Rudbeckia and ‘Lo and Behold’ butterfly bush. This combination of plants works in harmony with the rain garden and attracts additional butterflies. For the front of the property we worked with an existing Japanese maple that provided dense shade. We choose a shade-tolerant combination of Heuchera, Astilbe, ferns and hostas for this area. We added more hydrangeas to the front foundation of the house to provide lush layering of plant material and visual interest with additional summer blooms. Overall, we were able to exceed the client’s needs and expectations in transforming their property into a colorful paradise that attracts wildlife from season to season. The plant palette provides seasonal interest and the rain garden has successfully decreased storm water runoff. The new hardscape surfaces were designed and built with a slightly smaller footprint to decrease impervious surfaces. This project is a positive example of how all properties, regardless of size, can make an ecological difference by decreasing impervious surfaces and maintaining proper storm water management. Inspiration for a contemporary home design remodel in Dallas

Check out this amazing backyard pond with just about every feature you could ask for installed in Lancaster, PA. This project included a large ecosystem pond with tons of different features throughout. A small wetland filter begins the journey into the large ecosystem pond. One of the ponds most noticeable features is the two bubbling urn fountains. There is stepping-stones through the pond. The stepping-stones take you from the back patio through the pond to natural stone steps leading to the yard. A zero edge waterfall was installed at the edge of the pond leading to the stream. Drift wood was incorporated to soften and naturalize the look of the pond. This is typical protocol during our pond construction. The stream then flows underneath a large natural stone bridge. the bridge connects large steps leading to the patio area. on the other side of the bridge is a large natural stone stairway. After flowing underneath the bridge the water enters the grand falls. This large multiple tier waterfall is quite breathtaking. This is just another example of what sets C.E. Pontz Sons apart from the competition. The final waterfalls then disappear into a pondless waterfall basin. The basin then recycles the water up through the wetland to further filter the pond water. Boulder retaining walls were also installed as well as landscaping lighting.
