Completed in 2019, this is a home we completed for client who initially engaged us to remodeled their 100 year old classic craftsman bungalow on Seattle’s Queen Anne Hill. During our initial conversation, it became readily apparent that their program was much larger than a remodel could accomplish and the conversation quickly turned toward the design of a new structure that could accommodate a growing family, a live-in Nanny, a variety of entertainment options and an enclosed garage – all squeezed onto a compact urban corner lot. Project entitlement took almost a year as the house size dictated that we take advantage of several exceptions in Seattle’s complex zoning code. After several meetings with city planning officials, we finally prevailed in our arguments and ultimately designed a 4 story, 3800 sf house on a 2700 sf lot. The finished product is light and airy with a large, open plan and exposed beams on the main level, 5 bedrooms, 4 full bathrooms, 2 powder rooms, 2 fireplaces, 4 climate zones, a huge basement with a home theatre, guest suite, climbing gym, and an underground tavern/wine cellar/man cave. The kitchen has a large island, a walk-in pantry, a small breakfast area and access to a large deck. All of this program is capped by a rooftop deck with expansive views of Seattle’s urban landscape and Lake Union. Unfortunately for our clients, a job relocation to Southern California forced a sale of their dream home a little more than a year after they settled in after a year project. The good news is that in Seattle’s tight housing market, in less than a week they received several full price offers with escalator clauses which allowed them to turn a nice profit on the deal.

Sunday, June 28, 3:30 to 5:00pm | Potomac, MD Family Retreat by Lila Fendrick and Doug Stookey of Lila Fendrick Landscape Architecture and Garden Design The landscape architects incorporated an adjoining lot to create this delightful family retreat where the clients spend time with their two sons growing vegetables, swimming, playing in splash pools, soaking in the hot tub, hiding in a below-grade fort, and running through a maze of paths formed by towering shrubs. The height differential between the owner’s house and the crest of the new lot presented opportunities for linking the two lots. The landscape architect designed dramatic lawn steps up to the new pool and pool house complex, designing tiers of waterfalls around a sunken spa, terracing the site with playfully hidden paths, and concealing a lower level parking area and garage. The project uses locally sourced Western Maryland stone on the pool house/guest house and Delaware River Jacks for the pebble paving. Utah-sourced quartzite-sandstone boulders reflect the clients’ appreciation for rugged western American landscapes. The variety of materials, linked by color and texture, and the unusual programming create a place of retreat and fun that feels far from the typical Washington, DC, area backyard. The project involved completely renovating and expanding a 1970’s contemporary style prefab kit house. Three principal concerns drove the programming and design of the Project: To create comfortable and sufficient living quarters for the two families that own the dwelling together; to transform the aesthetic of the dated structure; and to create an energy-efficient and low-maintenance second home for the Clients. Among the changes made to achieve the Clients’ goals were: a new Entrance Vestibule with plenty of hanging space for coats, ample room for boots and shoes, and cubbies for accessories; a Ski and Board Locker Room; an additional Bedroom and Bathroom; an expanded Great Room / Kitchen; and enlarged bathrooms. New rooflines, traditional double-hung windows, and barn-red lap siding with board-and-batten detailing, brought about the metamorphosis of the dull, disheveled little house into a bright and happy vernacular Vermont home. Energy-efficient windows, a high-efficiency heat-circulating fireplace, energy-saving plumbing fixtures and appliances, and a double, “Galvalume” standing-seam metal roof with a high solar reflectance index were incorporated to significantly increase the energy-efficiency of the home. Finally, eaves were extended to protect siding and windows, and exterior and interior finishes were carefully selected to make this second home a low maintenance proposition for its owners.

The comfortable elegance of this French-Country inspired home belies the challenges faced during its conception. The beautiful, wooded site was steeply sloped requiring study of the location, grading, approach, yard and views from and to the rolling Pennsylvania countryside. The client desired an old world look and feel, requiring a sensitive approach to the extensive program. Large, modern spaces could not add bulk to the interior or exterior. Furthermore, it was critical to balance voluminous spaces designed for entertainment with more intimate settings for daily living while maintaining harmonic flow throughout. The result home is wide, approached by a winding drive terminating at a prominent facade embracing the motor court. Stone walls feather grade to the front façade, beginning the masonry theme dressing the structure. A second theme of true Pennsylvania timber-framing is also introduced on the exterior and is subsequently revealed in the formal Great and Dining rooms. Timber-framing adds drama, scales down volume, and adds the warmth of natural hand-wrought materials. The Great Room is literal and figurative center of this master down home, separating casual living areas from the elaborate master suite. The lower level accommodates casual entertaining and an office suite with compelling views. The rear yard, cut from the hillside, is a composition of natural and architectural elements with timber framed porches and terraces accessed from nearly every interior space flowing to a hillside of boulders and waterfalls. The result is a naturally set, livable, truly harmonious, new home radiating old world elegance. This home is powered by a geothermal heating and cooling system and state of the art electronic controls and monitoring systems.

A dimmable spiral chandelier adds whimsy and softens the edges to the rectangular items in the space. The artificial ficus plant shares the greenery between the living and dining areas. The ceramic stone motif table top has a hidden extension that can accomodate extended family visits. A 6ft x 6ft frame with recessed lighting was created to highlight the European-imported wall mural. This was a dried out weed strewn desert of a corner lot - including front, side and back gardens, with enormous parkways as well. The entire landscape hadn’t been touched in many years. We removed all the dead grass and weeds, created swales and berms, a big rain garden, paths and seating areas all with permeable paving. Also added fruit trees and veggie beds, and transformed the space completely. Now, the garden is full of birds, butterflies and pollinators! And the clients got a sizable rebate through the LADWP landscape rebate program!

Ann Kenkel Interiors. Gwin Hunt Photography Complete gut of Watergate Penthouse and renovation. Ann Kenkel gutted a very contemporary Penthouse which had no molding and concrete floors. Installed Walnut flooring, redesigned space, designed all built ins, and decorated PH. Space was for a middle aged bachelor who wanted the spaces to have multi function. He wanted the Living Room to function as a library as well as a formal living room. I designed very elegant walnut bookcases with built in sound speakers. The furniture is comfortable yet upholstered in elegant fabrics. The coffee table was a high end custom Minton Spidell coffee table which elevates the space to a more formal look. The entry hall showcases a very fine antique mirror over a console with fine inlaid banding. The living room has rich chenille fabrics, ultra suede pillows with trim and a tapestry chenille on the chairs. Kenkel designed a white wood mantle deep enough that weighty accessories. There needed to be greater division between the living room and dining. AK designed an open etagere to contain large crystal pieces with beautiful lighting. It created enough of a screen to provide some privacy between the rooms in addition to making both rooms appear longer. The dining room needed to serve as a home office with a computer station and two comfortable chairs for the client to hold a business meeting. I also needed to function as a dining room. AK designed a built in unit which housed glass shelf cabinets on either side of an open space. The open space had a counter which was appropriate height for a computer as well as a a serving service at dinner time. Office equipment, printer, fax, router was all housed in a lower cabinet. The pendant chandelier is a very fine antique french piece. AK designed a built in unit for clothes, a flat screen tv and speakers. There was a large roof top patio which had beautiful views of the Washington Monument. AK created a thorough design for extensive entertaining, in her 3d drafting program. The client moved before the patio could be built out. Draperies are made out of Jim Thompson raw silk. Antique bronze dore candelsticks, bronze urn on fireplace, telescope to see city in etagere.

Our client’s main bathroom boasted shades of 1960 yellow through-out. From the deep rich colour of the drop-in sinks and low profile bathtub to the lighter vanity cupboards and wall accessories to pale yellow walls and even the subdued lighting through to veining in the old linoleum floor and tub wall tiles. High gloss Carrara marble 24”x48” tiles span from the tub to the ceiling and include a built-in tiled niche for tucked away storage, paired with Baril brushed nickel Sens series shower fixtures and Fleurco 10mm shower doors. The same tiles in the shower continue onto the floor where we installed Schluter Ditra In-Floor Heat with a programmable thermostat. Custom cabinetry was built to allow for the incorporation of a sit-down make-up between his and her double bowl sinks as well as a tall linen tower with cupboards and drawers to offer lots of extra storage. Quartz countertops with undermount sinks and sleek single handle faucets in a subdued brushed nickel hue complete the look. A custom mirror was made to span the full length of the vanities sitting atop the counter backsplash.
