The height differential between the owner’s house and the crest of the new lot presented opportunities for linking the two lots. The landscape architect designed dramatic lawn steps up to the new pool and pool house complex, designing tiers of waterfalls around a sunken spa, terracing the site with playfully hidden paths, and concealing a lower level parking area and garage. The project uses locally sourced Western Maryland stone on the pool house/guest house and Delaware River Jacks for the pebble paving. Utah-sourced quartzite-sandstone boulders reflect the clients’ appreciation for rugged western American landscapes. The variety of materials, linked by color and texture, and the unusual programming create a place of retreat and fun that feels far from the typical Washington, DC, area backyard. The project involved completely renovating and expanding a 1970’s contemporary style prefab kit house. Three principal concerns drove the programming and design of the Project: To create comfortable and sufficient living quarters for the two families that own the dwelling together; to transform the aesthetic of the dated structure; and to create an energy-efficient and low-maintenance second home for the Clients. Among the changes made to achieve the Clients’ goals were: a new Entrance Vestibule with plenty of hanging space for coats, ample room for boots and shoes, and cubbies for accessories; a Ski and Board Locker Room; an additional Bedroom and Bathroom; an expanded Great Room / Kitchen; and enlarged bathrooms. New rooflines, traditional double-hung windows, and barn-red lap siding with board-and-batten detailing, brought about the metamorphosis of the dull, disheveled little house into a bright and happy vernacular Vermont home. Energy-efficient windows, a high-efficiency heat-circulating fireplace, energy-saving plumbing fixtures and appliances, and a double, “Galvalume” standing-seam metal roof with a high solar reflectance index were incorporated to significantly increase the energy-efficiency of the home. Finally, eaves were extended to protect siding and windows, and exterior and interior finishes were carefully selected to make this second home a low maintenance proposition for its owners.

It’s no surprise these Hanover clients reached out to Cathy and Ed of Renovisions for design and build services as they wanted a local professional bath specialist to turn their plain builder-grade bath into a luxurious handicapped accessible master bath. Renovisions had safety and universal design in mind while creating this customized two-person super shower and well-appointed master bath so their clients could escape to a special place to relax and energize their senses while also helping to conserve time and water as it is used simultaneously by them. This completely water proofed spacious 4’x8’ walk-in curb-less shower with lineal drain system and larger format porcelain tiles was a must have for our senior client –with larger tiles there are less grout lines, easier to clean and easier to maneuver using a walker to enter and exit the master bath. Renovisions collaborated with their clients to design a spa-like bath with several amenities and added conveniences with safety considerations. The bench seat that spans the width of the wall was a great addition to the shower. It’s a comfortable place to sit down and stretch out and also to keep warm as electric mesh warming materials were used along with a programmable thermostat to keep these homeowners toasty and cozy! Careful attention to all of the details in this master suite created a peaceful and elegant environment that, simply put, feels divine. Adding details such as the warming towel rack, mosaic tiled shower niche, shiny polished chrome decorative safety grab bars that also serve as towel racks and a towel rack inside the shower area added a measure of style. A stately framed mirror over the pedestal sink matches the warm white painted finish of the linen storage cabinetry that provides functionality and good looks to this space. Pull-down safety grab bars on either side of the comfort height high-efficiency toilet was essential to keep safety as a top priority. Water, water everywhere for this well deserving couple – multiple shower heads enhances the bathing experience for our client with mobility issues as 54 soft sprays from each wall jet provide a soothing and cleansing effect – a great choice because they do not require gripping and manipulating handles yet provide a sleek look with easy cleaning. The thermostatic valve maintains desired water temperature and volume controls allows the bather to utilize the adjustable hand-held shower on a slide-bar- an ideal fixture to shower and spray down shower area when done. A beautiful, frameless clear glass enclosure maintains a clean, open look without taking away from the stunning and richly grained marble-look tiles and decorative elements inside the shower. In addition to its therapeutic value, this shower is truly a design focal point of the master bath with striking tile work, beautiful chrome fixtures including several safety grab bars adding aesthetic value as well as safety benefits.

This 3,569-square foot, 3-story new build was part of Dallas's Green Build Program. This minimalist rocker pad boasts beautiful energy efficiency, painted brick, wood beams and serves as the perfect backdrop to Dallas' favorite landmarks near popular attractions, like White Rock Lake and Deep Ellum; a melting pot of art, music, and nature. Walk into this home and you're greeted with industrial accents and minimal Mid-Century Modern flair. Expansive windows flood the open-floor plan living room/dining area in light. The homeowner wanted a pristine space that reflects his love of alternative rock bands. To bring this into his new digs, all the walls were painted white and we added pops of bold colors through custom-framed band posters, paired with velvet accents, vintage-inspired patterns, and jute fabrics. A modern take on hippie style with masculine appeal. A gleaming example of how eclectic-chic living can have a place in your modern abode, showcased by nature, music memorabilia and bluesy hues. The bedroom is a masterpiece of contrast. The dark hued walls contrast with the room's luxurious velvet cognac bed. The shape and size of the access structure on the roof was dictated by both the historic rules listed above and structural/code issues. The shape of structure was also dictated by the stairs below. The new stairs had to be angled over the stairs from the first to the second floor such that the lower set of stairs provided head clearance. That set the L-shape and angles of the roof access structure. We used a 3D modeling program called Revit to review four critical height locations. This assured us the design provided the necessary stair clearance without making structure on roof visible from the street. The clients wanted a contemporary look for the stairs, and selected stainless steel cable rail. This material also allows natural light to pass through. We also rebuilt the stairs from the first floor to the second floor, so all the stairs have a consistent look. HDBros

About a year after purchasing this structure, these clients engaged us to to start the process of designing and engineering a expansion of this little cottage into a larger home where they could put down roots and start a family. Our clients looked long and hard for the perfect outdoor setting and after months of searching, they found a little post-war cottage on a lake just east of Redmond, Washington. Our solution is a classic upper level addition that takes in the views of its alpine lake setting. The existing basement level was repurposed as the recreation hub of the house with a game area, media center, guest suite and storage for a large inventory of outdoor & boating gear. The main level was redesigned in a more family friendly format with a powder room, bedroom, vaulted great room, pantry and gourmet kitchen. The upper level is the private domain of the Master Suite and high tech hub. Because our clients work in the tech industry, a large home office that allows them to work remotely was an important component of their home's program. The master suite includes a large walk-in closet, small laundry, sleeping area and 5-piece master bath. The exterior of the house includes a covered porch that wraps around this level and leads to an expansive deck on the water side of the house. This deck functions as an extension of the main level and effectively adds several hundred square feet of additional living space. We then enveloped this building shell in a shingled craftsman style that is a hallmark of Seattle residential architecture.

Completed in 2019, this is a home we completed for client who initially engaged us to remodeled their 100 year old classic craftsman bungalow on Seattle’s Queen Anne Hill. During our initial conversation, it became readily apparent that their program was much larger than a remodel could accomplish and the conversation quickly turned toward the design of a new structure that could accommodate a growing family, a live-in Nanny, a variety of entertainment options and an enclosed garage – all squeezed onto a compact urban corner lot. Project entitlement took almost a year as the house size dictated that we take advantage of several exceptions in Seattle’s complex zoning code. After several meetings with city planning officials, we finally prevailed in our arguments and ultimately designed a 4 story, 3800 sf house on a 2700 sf lot. The finished product is light and airy with a large, open plan and exposed beams on the main level, 5 bedrooms, 4 full bathrooms, 2 powder rooms, 2 fireplaces, 4 climate zones, a huge basement with a home theatre, guest suite, climbing gym, and an underground tavern/wine cellar/man cave. The kitchen has a large island, a walk-in pantry, a small breakfast area and access to a large deck. All of this program is capped by a rooftop deck with expansive views of Seattle’s urban landscape and Lake Union. Unfortunately for our clients, a job relocation to Southern California forced a sale of their dream home a little more than a year after they settled in after a year project. The good news is that in Seattle’s tight housing market, in less than a week they received several full price offers with escalator clauses which allowed them to turn a nice profit on the deal.
