Entering the back yard is like entering an English garden. To ensure a seamless look between the original new parts of the house, we built the covered patio using the same German schist stone and timber framed stucco. Further, the stone’s pointing matches the original historic stone, and we used a gray grout for a weathered, aged look. The space is finished off with spiraled lattice iron works and all slate roof. At the end of the roof is an open truss timber frame in a cathedral design. Copper flashing at the joints protects the wood from water sitting in the spaces and eventually rotting the joints. The patio itself features a flagstone floor, built in gas grill, and the other side of the Rumford fireplace found in the family room. This farmhouse style home was already lovely and inviting. We just added some finishing touches in the kitchen and expanded and enhanced the basement. In the kitchen we enlarged the center island so that it is now five-feet-wide. We rebuilt the sides, added the cross-back, “x”, design to each end and installed new fixtures. We also installed new counters and painted all the cabinetry. Already the center of the home’s everyday living and entertaining, there’s now even more space for gathering. We expanded the already finished basement to include a main room with kitchenet, a multi-purpose/guestroom with a murphy bed, full bathroom, and a home theatre. REDEFINING DURABILITY The most important specification for determining the durability of vinyl flooring is the thickness of the wear-layer. The best wear-layers are made of thick, clear virgin PVC, which covers the paper print-film that gives the floor its unique appearance. Once the wear-layer wears through, the paper is damaged and the floor will need replacement. Most vinyl floors come with a 8-12 mil wear-layer (0.2-3 mm). The top commercial specs in the industry are higher, at 20-22 mil (0.5 mm). A select few manufacturers offer a "super" commercial spec of 28 mil (0.7 mm). For Modin, we decided to set a new standard: 40 mil (1.0 mm) of premium virgin PVC. This allows us to offer an industry-leading 20 year Commercial Warranty (Lifetime Residential), compared to nearly all other commercial vinyl floors' 10 year Commercial Warranty. This project is a client case located in Istanbul, Turkey. The client's home is a 60 square meter residence. The client, who lives alone, prefers a modern minimalist style and favors colors such as white, black, and gray. The client's specific requirement was to select a pendant light with localized lighting functionality for the dining area. Since the client chose a blue and white cabinet next to the dining area, she wanted the pendant light to complement the cabinet and opted for colors related to blue. Additionally, she expressed a preference for a Nordic minimalist style. In the end, we selected a blue bud macaron pendant light in a Nordic style that perfectly matched the client's needs. Upon receiving the product, the client expressed satisfaction with how well the light fixture aligned with her requirements. We are sharing this case with everyone in the hopes of providing inspiration and ideas for your own home decoration.

This project was a patio designed to be added onto an existing detached garage. The clients received 3d renderings and drawings to help them visualize their future patio. These drawings were also used to submit to H.O.A. for approval as well as contractors for bids.

Recently completed kitchen and dining room remodel in Berlin, CT: (CUSTOM DRAPERY- detail) We took this extremely tiny kitchen area and opened the wall up between the dining room to create a large cohesive space. Utilizing this larger open area, we were able to incorporate a peninsula with radius countertop. This kitchen features Fabuwood “Wellington” cabinets in “Spice” and “Ivory”, new hardwood floors and windows, and “Nettuno Bordeaux” granite countertops. With the help of our design services, this client received custom made draperies and custom upholstered bar stools, along with a beautiful new area rug to complete the space and pull all the colors together.

Full kitchen remodel and a bathroom with an updated vanity. The kitchen was completely redone, the client received new appliances, cabinets, and countertops. All tile work was hand done by Anything Goes Celebration. A wide countertop was used to allow the countertop to be used as an area to sit and eat at as well.

Outdoor furniture from Restoration Hardware really made this Houston outdoor living space design project shine. “It really went well,” says Wayne Franks, owner of Outdoor Homescapes of Houston. “It's not a huge space, but moving the existing two columns about four feet and bringing the roof out only three feet made all the difference in the world.” “This particular client wanted a larger space to entertain,” says senior designer Lisha Maxey, who served as an outdoor furniture consultant while managing construction for the project. The original space, Lisha explains, had two oddly placed columns blocking a clear view of the beautiful pool area from inside the home. “We removed those columns and gave her three more feet of roof, which extended her living area while also giving her the view she wanted.” Since the client - a woman in her mid-50s with grown children who visit frequently - only wanted a small outdoor kitchen island with a 30-inch RCS grill Outdoor Homescapes closed up a French door that led from the master bedroom (which she never used) and created a new stucco wall for the kitchen. “I would definitely call the style of this space ‘transitional,” says Lisha. The client is a very eclectic world traveler and a collector of art, yet wanted her outdoor living space to feel like a warm, homey living room once we placed the furniture and décor. In the end, her finishes centered around rustic stone, detailed columns and furniture leaning towards the contemporary.” Much of the warmth in the space, she says, comes from the colors of the dry-stacked Sunset Canyon ledgestone. “It looks just like it sounds – like the sun setting in a deep canyon!” “The columns are unique – decorative and fluted,” adds Wayne. The client, who’d received five free hours of outdoor furniture consultation as part of an ongoing promotion, also wanted Lisha to help her select, buy and help place furnishings. “I believe that now - more than ever - consumers are looking for turn-key operations in any type of service industry - a ‘one-stop-shop,’ so to speak,” says Lisha. “It gives us a more personal touch with the client, as well as an edge in the industry in terms of selling our designs, as the client is reassured that we’ll work with them in every aspect to give them the outdoor living space of their dreams.” The client ended up choosing the Biscayne collection – including a chair that rocks and swivels - from Restoration Hardware. They also went with a lower, unique teak coffee table from the Belvedere collection. “We mixed wicker with teak for an equally soft and hard look and added pops of color to bring out the beautiful art collection inside,” says Lisha. “The neutral gray wicker, by the way, was the perfect match for the distressed teak coffee table and credenza. The grays of the Key West granite countertop also echoed this color palette.” For the fabric, Lisha helped keep it neutral with a Mocha linen and popped the color with royal blue throw pillows matching the area rug: “To make the space truly her own, we added some unique copper pots from her collection and a few items she's collected abroad.” Ready to let outdoor furniture transform your living space? Outdoor furniture from Restoration Hardware really made this Houston outdoor living space design project shine. “It really went well,” says Wayne Franks, owner of Outdoor Homescapes of Houston. “It's not a huge space, but moving the existing two columns about four feet and bringing the roof out only three feet made all the difference in the world.” “This particular client wanted a larger space to entertain,” says senior designer Lisha Maxey, who served as an outdoor furniture consultant while managing construction for the project. The original space, Lisha explains, had two oddly placed columns blocking a clear view of the beautiful pool area from inside the home. “We removed those columns and gave her three more feet of roof, which extended her living area while also giving her the view she wanted.” Since the client - a woman in her mid-50s with grown children who visit frequently - only wanted a small outdoor kitchen island with a 30-inch RCS grill Outdoor Homescapes closed up a French door that led from the master bedroom (which she never used) and created a new stucco wall for the kitchen. “I would definitely call the style of this space ‘transitional,” says Lisha. The client is a very eclectic world traveler and a collector of art, yet wanted her outdoor living space to feel like a warm, homey living room once we placed the furniture and décor. In the end, her finishes centered around rustic stone, detailed columns and furniture leaning towards the contemporary.” Much of the warmth in the space, she says, comes from the colors of the dry-stacked Sunset Canyon ledgestone. “It looks just like it sounds – like the sun setting in a deep canyon!” “The columns are unique – decorative and fluted,” adds Wayne. The client, who’d received five free hours of outdoor furniture consultation as part of an ongoing promotion, also wanted Lisha to help her select, buy and help place furnishings. “I believe that now - more than ever - consumers are looking for turn-key operations in any type of service industry - a ‘one-stop-shop,’ so to speak,” says Lisha. “It gives us a more personal touch with the client, as well as an edge in the industry in terms of selling our designs, as the client is reassured that we’ll work with them in every aspect to give them the outdoor living space of their dreams.” The client ended up choosing the Biscayne collection – including a chair that rocks and swivels - from Restoration Hardware. They also went with a lower, unique teak coffee table from the Belvedere collection. “We mixed wicker with teak for an equally soft and hard look and added pops of color to bring out the beautiful art collection inside,” says Lisha. “The neutral gray wicker, by the way, was the perfect match for the distressed teak coffee table and credenza. The grays of the Key West granite countertop also echoed this color palette.” For the fabric, Lisha helped keep it neutral with a Mocha linen and popped the color with royal blue throw pillows matching the area rug: “To make the space truly her own, we added some unique copper pots from her collection and a few items she's collected abroad.”
