Our client desired a functional, tasteful, and improved environment to compliment their home. The overall goal was to create a landscape that was subtle and not overdone. The client was highly focused on their deck environment that would span across the rear of the house with an area for a Jacuzzi as well. A portion of the deck has a screened in porch due to the naturally buggy environment since the home is situated in the woods and a low area. A mosquito repellent injection system was incorporated into the irrigation system to help with the bug issue. We improved circulation of the driveway, increased the overall curb appeal of the entrance of the home, and created a scaled and proportional outdoor living environment for the clients to enjoy. The client has religious guidelines that needed to be adhered to with the overall function and design of the landscape, which included an arbor over the deck to support a Sukkah and a Green Egg smoker to cook Kosher foods. Two columns were added at the driveway entrance with lights to help define their driveway entrance since it's the end of a long pipe-stem. New light fixtures were also added to the rear of the house. Our client desired multiple amenities with a limited budget, so everything had to be value engineered through the design and construction process. There is heavy deer pressure on the site, a mosquito issue, low site elevations, flat topography, poor soil, and overall poor drainage of the site. The original driveway was not sized appropriately and the front porch had structural issues, as well as leaked water onto the landing below. Cramped kitchen be gone! That was the project motto and top priority. The goal was to transform the current layout from multiple smaller spaces into a connected whole that would activate the main level for our clients, a young family of four. The biggest obstacle was the wall dividing the kitchen and the dining room. Removing this wall was central to opening up and integrating the main living spaces, but the existing ductwork that ran right through the center of the wall posed a design challenge, er design opportunity. The resulting design solution features a central pantry that captures the ductwork and provides valuable storage- especially when compared to the original kitchen's 18" wide pantry cabinet. The pantry also anchors the kitchen island and serves as a visual separation of space between the kitchen and homework area. Through our design development process, we learned the formal living room was of no service to their lifestyle and therefore space they rarely spent time in. With that in mind, we proposed to eliminate the unused living room and make it the new dining room. Relocating the dining room to this space inherently felt right given the soaring ceiling and ample room for holiday dinners and celebrations. The new dining room was spacious enough for us to incorporate a conversational seating area in the warm, south-facing window alcove. Now what to do with the old dining room?! To answer that question we took inspiration from our clients' shared profession in education and developed a craft area/homework station for both of their boys. The semi-custom cabinetry of the desk area carries over to the adjacent wall and forms window bench base with storage that we topped with butcher block for a touch of warmth. While the boys are young, the bench drawers are the perfect place for a stash of toys close to the kitchen. The kitchen begins just beyond the window seat with their refrigerator enclosure. Opposite the refrigerator is the new pantry with twenty linear feet of shelving and space for brooms and a stick vacuum. Extending from the backside of the pantry the kitchen island design incorporates counter seating on the family room side and a cabinetry configuration on the kitchen side with drawer storage, a trashcan center, farmhouse sink, and dishwasher. We took careful time in design and execution to align the range and sink because while it might seem like a small detail, it plays an important role in supporting the symmetrical configuration of the back wall of the kitchen. The rear wall design utilizes an appliance garage mirrors the visual impact of the refrigerator enclosure and helps keep the now open kitchen tidy. Between the appliance garage and refrigerator enclosure is the cooking zone with 30" of cabinetry and work surface on either side of the range, a chimney style vent hood, and a bold graphic tile backsplash. The backsplash is just one of many personal touches we added to the space to reflect our client's modern eclectic style and love of color. Swooping lines of the mid-mod style barstools compliment the pendants and backsplash pattern. A pop of vibrant green on the frame of the pantry door adds a fresh wash of color to an otherwise neutral space. The big show stopper is the custom charcoal gray and copper chevron wall installation in the dining room. This was an idea our clients softly suggested, and we excitedly embraced the opportunity. It is also a kickass solution to the head-scratching design dilemma of how to fill a large and lofty wall. We are so grateful to bring this design to life for our clients and now dear friends.

Aptos Addition and Major Remodel. Our goal on this project was to provide the owners with the larger kitchen and additional bedrooms they needed for their growing family of five. The existing house was small, but they had a good sized lot in the Cliff Drive neighborhood along the ocean bluffs in Rio Del Mar which we were able to utilize.. Our team designed an extension of the existing house into the rear yard area, allowing for a new master suite and creating separate bedrooms for the children. The old kitchen was expanded and reconceived to create an inviting and open family room area with commercial appliances to support the client’s passion for great Italian cooking. Her decorating concept combining Modern Farmhouse themes with contemporary fixtures and finishes resulted in the beautiful, light, and comfortable home you see in these photographs.

A combination of quarter sawn white oak material with kerf cuts creates harmony between the cabinets and the warm, modern architecture of the home. We mirrored the waterfall of the island to the base cabinets on the range wall. This project was unique because the client wanted the same kitchen layout as their previous home but updated with modern lines to fit the architecture. Floating shelves were swapped out for an open tile wall, and we added a double access countertwall cabinet to the right of the range for additional storage. This cabinet has hidden front access storage using an intentionally placed kerf cut and modern handleless design. The kerf cut material at the knee space of the island is extended to the sides, emphasizing a sense of depth. The palette is neutral with warm woods, dark stain, light surfaces, and the pearlescent tone of the backsplash; giving the client’s art collection a beautiful neutral backdrop to be celebrated. For the laundry we chose a micro shaker style cabinet door for a clean, transitional design. A folding surface over the washer and dryer as well as an intentional space for a dog bed create a space as functional as it is lovely. The color of the wall picks up on the tones of the beautiful marble tile floor and an art wall finishes out the space. In the master bath warm taupe tones of the wall tile play off the warm tones of the textured laminate cabinets. A tiled base supports the vanity creating a floating feel while also providing accessibility as well as ease of cleaning. An entry coat closet designed to feel like a furniture piece in the entry flows harmoniously with the warm taupe finishes of the brick on the exterior of the home. We also brought the kerf cut of the kitchen in and used a modern handleless design. The mudroom provides storage for coats with clothing rods as well as open cubbies for a quick and easy space to drop shoes. Warm taupe was brought in from the entry and paired with the micro shaker of the laundry. In the guest bath we combined the kerf cut of the kitchen and entry in a stained maple to play off the tones of the shower tile and dynamic Patagonia granite countertops.

By Joseph Pubillones (DailyHerald.com http://www.dailyherald.com/article/20140913/entlife/140919600) From time to time, someone will corner me and confess to me that they are depressed; they whisper that they believe their decorating is making them sick. They tell me that their interiors are not to their liking because of choices made by their spouse, their designer, or because of their own misguided attempts at decorating. Is it possible for their environment to make them feel sick? Yes (as I think about it), it is possible for design to alter moods. In the mid-1950s, Norbett Mintz, a researcher at Brandeis University, and his mentor, the renowned psychologist Abraham Maslow, decided to conduct research about the effects of "beauty" on behavior. Mintz had already conducted experiments about the effects of color on human behavior and concluded that color selection has a palpable effect on personal behavior. A room's design can have an impact on your mood. Mismatched colors or an overstuffed room can affect your ability to relax and feel comfortable. In their experiment about beauty, they designed three rooms. The first was "the ugly room", replete with clashing colors and patterns, disorganization and too much furniture for the size of the space. The second was "the average room", arranged with a monochromatic scheme, basic furniture pieces and subtly colored nondescript art. The third was "the beautiful room", decorated with quality case-goods, and fashionable fabrics and colors. Overwhelmingly, the test group rejected "the ugly room". "The average room" and "the beautiful room" were tied as the preferred room. When asked to describe the rooms, the test group was best able to describe "the beautiful room". As a designer, this is not news to me. There are rooms, especially those that I like, that I can describe with remarkable detail. Although our notion of what is beautiful varies from person to person, it can be said that beautiful design is more memorable. We can deduce that each person prefers the beautiful. From the time we are born, there are foods that are preferred -- some love sweets; others prefer more savory flavors. Over time, our taste buds evolve, and what was once a favorite food can become insipid or nauseating. The same is true for interior design. Over time, everyone develops preferences about what makes us feel comfortable and at home. When I hear that someone's home is depressing, I am concerned. I suggest immediate action to change what is most bothersome. If it is wall color: a painting party is overdue. If it is furniture: I ask them to consider new upholstery; a new furniture arrangement; or substituting new pieces for those that offend. And for those too timid or dismayed to tackle their problems head-on and alone, I suggest hiring a professional interior designer. Your home is your castle. Many of my clients have said they couldn’t imagine the results after their project was completed. They say it was the WOW factor. I say, that is why you hired a professional designer. There are many situations that warrant the hiring a professional interior designer. This includes something as simple as choosing paint and window covering to full scale renovation work such as a new kitchen, bath or lower level. In addition to achieving that WOW factor, a professional interior designer will save their clients’ money in many ways, most importantly the avoidance of costly mistakes. Not only will a professional designer understand the context of the project, they will have access to many resources and their trained eye can make a world of difference in the final result. And those final results also will improve the value of your home. Professional interior designers are able to work closely with architects and contractors and are comfortable with drawing floor plans, as well as understanding the implications of how interiors will be used as it relates to structural and available floor space. Beyond floor plans, program management, installation and understanding how structural design will be used in a practical setting, a professional interior designer will also be knowledgeable in color and fabric design, space planning, window coverings, furniture design, architecture and much more. So when you see the initials ASID and NCIDQ next to an interior designer’s name, know they have been through significant amount of formal certification. When hiring a professional interior designer, it is important to have an understanding of the scope of the work to be done. Before my initial meeting with a new client, I ask them to spend some time making a list of their needs as well as any pictures they saved of items or rooms they like. Upon our first meeting, I take photos and measurements. Together,we then develop a detailed itemized list covering all areas of concern. The next step is to draw up and present a floor plan. Depending on the type of project this could include floor plans and furniture placement as well as construction and lighting if needed. Once the plan is approved appropriate furnishings and finishes are selected. This can be fun - and exhausting as well. I often present my clients with many samples from which to choose. After the furniture choices, I develop a comprehensive budget itemizing all purchases. I also may call on several of the contractors I work with such as electricians, plumbers, cabinet wholesalers and cabinet makers, painters, as well as drapery workrooms and installers. It has taken many years to compile trusted associates, which is an important part of being a good designer. Lead times for good furniture and furnishings can take from 6-12 weeks depending on availability. This extra time gives sufficient time to finish the required preparatory work, and allows clients time to dispose of old furniture. Our kitchen and bath designer, Danielle, worked with her clients to transform their main level into a more functional space for their young family.

Transforming this small bathroom into a wheelchair accessible retreat was no easy task. Incorporating unattractive grab bars and making them look seamless was the goal. A floating vanity / countertop allows for roll up accessibility and the live edge of the granite countertops make if feel luxurious. Double sinks for his and hers sides plus medicine cabinet storage helped for this minimal feel of neutrals and breathability. The barn door opens for wheelchair movement but can be closed for the perfect amount of privacy.

This client came to us with a unique challenge: create a modern design that matches her fun and funky personality but to make it as "green" and chemical free as possible. We rose to the challenge, researching the best options for sustainable, green and chemical free furnishings. The upholstery pieces are made from sustainable and chemical free materials, the dining table is made of sustainable wood with a chemical free finish. The rugs are from a fair-trade company that supports education for women in India. The client had hired a Feng Shui expert to provide her with a report which we used to design the space. The wallpaper behind the living room sofa is custom designed and custom-made. It is a map made up of hundred of small photos that the homeowner provided to us. It represents the area in her home that will bring travel and connect her to the people she loves. The large, colorful art piece in the dining area is hung in the area of the home that will bring joy around family and children. The hearts and pink/red colored wallpaper in the den will evoke love and relationships. The client has a colorful, fun personality and we wanted to infuse the design with it. A white backdrop allows all of the pinks, reds, navy blues and turquoises to pop, creating a lively, modern feeling. The textures in the floor and wall coverings and in the fabrics create a lived in, collected feeling and add a touch of bohemian chic style. The new modern cable and walnut stair banister is in keeping with the original modern feel of the row house and keeps the narrow staircase from feeling tight and closed in. This was a fun, creative and unique project for us. This particular client was one of Olamar's first clients eight years ago when we first opened our doors. At that time the house was nothing but a condemned shell that the client renovated, with our assistance. This basement’s bar area rivals any sports bar! The large football mural is actually laser-cut customized wallpaper. The bar itself was created out of reclaimed pine with a honed granite counter and support bars and footrails made from reclaimed black pipes. The front of the bar has wood trim offset by steel inlays. Behind the bar there is a sink and beverage center, complete with an icemaker and wine refrigerator. That distinctive backsplash is whitewashed “Chicago” brick and it is a great focal point that offsets the TV. The adjacent eating area has weathered shiplap walls and a silver, tin ceiling. The column separating the two spaces is wood with steel inlays, the same steel that was used beneath the front of the bar. Welcome to this sports lover’s paradise in West Chester, PA! We started with the completely blank palette of an unfinished basement and created space for everyone in the family by adding a main television watching space, a play area, a bar area, a full bathroom and an exercise room. The floor is COREtek engineered hardwood, which is waterproof and durable, and great for basements and floors that might take a beating. As a groundbreaking “Live Lab” designer residence, it’s a first-of-its-kind space where luxury furnishings are tested in real-world conditions before being introduced into high-profile client homes. Challenge: Because Bronco Revival was the designer’s personal residence, the project carried a unique level of pressure and intention. The challenge was creating a Scottsdale new-build that felt elevated and editorial while still functioning as a true family home. Every selection had to balance bold sculptural modernism (high contrast, statement lighting, architectural furnishings) with durability, comfort, and day-to-day livability. In addition, the home served as a “Live Lab,” meaning new vendors, materials, and luxury furnishings needed to be tested in real-life conditions before being trusted for future high-profile client projects. Solution: We approached the project with a highly curated, test-and-refine design strategy, treating each space as both a finished interior and a real-world evaluation environment. Key furnishings, textiles, and materials were selected to support the modern organic vision while also standing up to the demands of everyday family life. We worked through selections intentionally, layering in bold contrast, natural woods, and sculptural statement pieces, while prioritizing performance materials, pet-friendly durability, and timeless foundational elements. By using the home as a lived-in showroom, we were able to validate what truly performs beautifully, refine our vendor relationships, and confidently carry those proven selections into future client designs. Designer Danielle Lardani's clients love to cook, so they desired a new kitchen that appealed to them stylistically, while also supporting their passion for cooking. They wanted to include features that would make cooking together both efficient and enjoyable. Danielle fulfilled their dreams by creating a stunning, contemporary design that seamlessly matched the style of the rest of their home. She selected a horizontal, textured laminate by Wynnbrooke Cabinetry for the base perimeter cabinets, with a contrasting prep zone featuring Décor Cabinets in a Behr custom color, Adirondack Blue. To increase the efficiency of the space, the layout of the kitchen was reconfigured to create a more functional work triangle between the range, the refrigerator, and the sink. The new layout allows the homeowners to prep, cook and serve food with ease. To further enhance the modern look of the kitchen and accommodate her clients’ wishes, she chose floating shelves and a full-height backsplash to give the space a more open feel. Notable Design Details: - Danielle designed the new layout to include ample counter space for food prep. - She installed integrated lighting under the floating shelves and the upper cabinets in the prep-zone area to brighten these work spaces. - Danielle included a custom dish drawer in her cabinetry design. This optimized storage and allowed dinnerware to be easily accessible. - The knife block and utensil pull-out organizer keeps the clients’ cooking tools neat while also keeping them at arms reach.
