A simple yet effective transformation! We installed an iDesign bakeware rack to neatly store baking sheets, trays, and cutting boards upright. This solution makes everything easy to grab and put away, maximizing storage without the hassle of stacking.

This home is a typical suburban home in a planned community in Katy, Texas (outside of Houston). We took the existing pre-fab builder-grade stained cabinets and refaced them with poplar raised panel doors and drawer fronts. We extended the island and added the spindles. We added decorative feet to the cabinet bases. We installed custom panels on the new Jenn-Air appliances. We added decorative corbels under the bar and in the butler's pantry. The cabinets were painted with a base color of Sherwin Williams Macadamia (SW 6142) and then glazed with Van Dyke Brown (SW 70471). A clear sealer coat was then applied. The island was painted Storm Cloud (SW 6249) and then faux-finished with the same technique. The backsplash tile is from Arizona Tile and is called San Mateo Split Face.

Floor Installation 1.Mark out the baseline of gound level, 2.Mix the mortar with ratio of 1 cement to 4 sand to have semi-day mortar, 3.Lay the mixed mortar in level with a layer of 3-4cm thickness,place the tile over the mortar and adjust the height properly to be leveled, 4.Remove the tile after level adjustment.Put a thin layer of cement powder on the mortar and add water on it to become wet, 5.Put the tile on top and gently knock with rubber hammer until it sealed with the mortar properly. Make sure the tile is leveled and has the same space between each other. Those tiles which are not leveled with others should be removed and repeat the leveling procedure in step 4.Genetally,the space between two tiles should be 2mm for water evaporation and normal expansion. Daily maintenance of Micro Crystal Stone 1.The laying area of micro crystal stone can only be opened for use or stacking any item on top after at least 24 hours of filling the gap, 2.The ground must be covered with plywood or carpet for protection in case of doing other decoration work after the installation of micro crystal stone floor, 3.In areas like exit and entrance, the surface of micro crystal stone floor should be covered by carpet or plywood to protect it from the damage of abrasion of sand or other hard material. 4.Do not use general floor wax on micro crystal stone,General floor wax is an oil-based wax which is easily stuck to dust. 5.Please use rubber wheels for shopping cart and trolley on micro crystal stone floor, for the hard wheel may scratch and damage the surface, 6.Regular care and maintenance is the key for long lasting of micro crystal stone’s high glossy and reflection. Important Notice 1.Make sure the ground of laying area is dry and clean before laying mortar. This client had just moved into a property in York and having pulled back the old carpet revealed a lovely old period Victorian tiled floor she didn’t know existed when she bought the house! I went over at the beginning of this year to survey the floor and could see that fortunately, no glue or carpet grips had been used to secure the carpet; additionally the floor was in good physical condition considering its age with no cracks or loose tiles. The tiles were however very dusty and dirty with ingrained dirt and so had probably been covered with carpet for a very long time. The hallway was quite dark I’m afraid with little natural light so apologies for the photographs. With old houses like this you never know what you are going to find so whilst I was there surveying the floor, I took some moisture readings with a damp meter on the floors and walls. The readings came back low so no sign of damp which was a relief to the owner. We agreed a price for the work, and I arranged to come back the following week. I must admit I do like York, its steeped in history and famous for its Cathedral and Viking museum. The houses in the city have loads of character and period features like this floor are quite common. I deep cleaned the floor with a strong 1:3 dilution of Tile Doctor Pro-Clean worked in with a black scrubbing pad fitted to a rotary machine. Initially the solution was left to soak into the tile before being agitated by the machine. The soil was then rinsed off with minimal water and then extracted with a wet vacuum. I followed this up with an Acid Wash using Tile Doctor Acid Gel to further clean up the tiles and help inhibit any potential efflorescent salt issues which are common in floors of this age due to the absence of the damp proof membrane. The floor was given a further rinse and extraction and allowed to dry out fully overnight. I needed the floor to be dry for the next day so it could be sealed. I came back the next day and started by taking more damp readings which showed similar readings to the day before. Given the low readings I was able to move straight onto sealing which was done using four coats of Tile Doctor Seal and Go. This product works really well on old Victorian Tiles like these and being water based it doesn’t leave a smell as it dries. Once the final coat of sealer had dried there was a significant improvement in the appearance of the floor which was much appreciated by client who was very happy with the end result. For aftercare I recommended the use of Tile Doctor Neutral Tile Cleaner to maintain the floor, it has a nice fresh smell and can be used regularly due to its pH neutral nature which won’t prematurely erode the sealer like stronger bleach based cleaners. Sustainable Design Meets Smart Technology This home featured a request from the client to use as many environmentally friendly materials and fabrics as possible. Many common shade manufacturers use materials with PVC plastic, which is known for off-gassing hazardous chemicals that linger in the air in the home for years. The main floor roller shades met the client’s request for an eco-friendly fabric by utilizing motorized shades with GreenScreen fabric. In other rooms, the designer and client wanted the classic look and soft fabrics with roman shades and drapery tracks on several windows in the house. By partnering with the interior designer and fabric workroom, we were able to provide a custom solution for motorization of roman shades and drapery. Lighting Control The client is able control all of the lighting and window treatments in the house with a single control system. This eliminates the need for extra devices on the wall or remote controls that clutter up the space and get lost. By utilizing the custom window treatments, the house is able to conserve energy by keeping the house warmer in the winter, and cooler in the summer by providing insulation and blocking sunlight. The lighting control system further helps to conserve energy by beautifully dimming LED lights as well as using quick buttons that turn off all of the lights in the house, or un-occupied rooms, with the press of a single button. Motorized Window Treatments Motorized window treatments add a high level of convenience to any project, especially those with many windows in hard to reach places. The challenge with many manufacturers is a limitation of style and fabric selection, some may be a s basic as only roller shades. Often times these come with un-reliable, wireless controls. On this Birmingham, MI project completed in March 2019, we partnered with the interior designer and drapery workroom to provide a truly unique solution. The homeowner and designer’s requests included many different styles of window treatments including rollers shades, roman shades and motorized draperies. Typically, this would result in a collection of various shade manufacturers with unsightly remotes scattered across each room or stuck to the wall for control. Utilizing standard offerings, coupled with an incredible team effort by the designer and drapery workroom, we provided all of the requested styles of window treatments, and were able to control them all on a single system. This means that each room has a single, elegant keypad built into the wall that controls not only the window treatments, but the lighting as well. When leaving/entering the home, all of the window coverings can be raised or lowered with a single button press. Shades and draperies can also be set to operate based on the time of day for automatic day-to-day operation using sunlight as a guide. In the end, we achieved convenience, function and sophisticated style.

The clients' original kitchen layout consisted of no wall cabinets and an island that was inconveniently situated in between the base cabinets and tall pantry cabinets located along the the farthest wall of the kitchen. The design solution was to create wall cabinets to allow for convenience and to move and elongate the island to create ease of use and convenience in the kitchen, as well as, to create a multi-functional space. The tall closet pantries were removed and storage was placed in the island. Large niches were created to add dimension in the space. A mix of wired gloss cabinets and wired foil cabinets were used in the kitchen.
