We eliminated the wall between the 2 rooms and had to work around the existing windows. The trough sink with the 2 faucets was one of my favorite features since the window needed to stay where it was. The freestanding tub and walk-in shower are in what used to be the old closet. The bathroom had a small shower unit that was about where the linen cabinet is now. We were also able to hide the toilet in this new space. LA is known for its urban sprawl. Rows and rows of single story bungalows stretching out into the desert, only interrupted to make way for freeways and shopping centers. People have flocked here for the endless sunshine and opportunity. And here we are, over two centuries later with more people living in LA than ever and we have run out of places to house them all. The housing shortage in LA and California is a hot topic. The Butler Co-Living Apartments are our take on addressing the need for more housing. Take an existing 1950’s 8-unit apartment, strip it back, divide it up and create a whole new-to-LA concept: Co-Living. 32 micro-efficient suites that allow occupants to live independently while sharing basic amenities. A kitchen for all, but private suites and well appointed bathrooms for each. A new take on apartment living, conveniently located by colleges, public transportation, and entertainment and shopping destinations; this is LA after all.

For this project, the client's wanted to keep the existing layout but update the fixtures and wall color. We were able to achieve the client's goals by bringing in some fun wallpaper, adding paint and tile, and switching out the vanity.

All of Limestone's pergolas are square in shape and constructed of western red cedar. These free-standing structures have upper horizontal transoms supported by 6x6" posts with hardware suitable for surface mounting to a concrete pad or deck. Size can be adjusted to fit your existing space requirements. Privacy lattice available.

If there's one place in your home to take a risk, it's the powder room! This design is dark, rich, and moody. Lighting is key when you're going with a darker palette. This sculptural wall sconce reflects light on the walls which adds drama and warmth. The extra tall mirror also reflects light and tricks the eye into thinking the space is larger than it actually is.

This spacious, multi-level backyard in San Luis Obispo, CA, once completely underutilized and overtaken by weeds, was converted into the ultimate outdoor entertainment space with a custom pool and spa as the centerpiece. A cabana with a built-in storage bench, outdoor TV and wet bar provide a protected place to chill during hot pool days, and a screened outdoor shower nearby is perfect for rinsing off after a dip. A hammock attached to the master deck and the adjacent pool deck are ideal for relaxing and soaking up some rays. The stone veneer-faced water feature wall acts as a backdrop for the pool area, and transitions into a retaining wall dividing the upper and lower levels. An outdoor sectional surrounds a gas fire bowl to create a cozy spot to entertain in the evenings, with string lights overhead for ambiance. A Belgard paver patio connects the lounge area to the outdoor kitchen with a Bull gas grill and cabinetry, polished concrete counter tops, and a wood bar top with seating. The outdoor kitchen is tucked in next to the main deck, one of the only existing elements that remain from the previous space, which now functions as an outdoor dining area overlooking the entire yard. Finishing touches included low-voltage LED landscape lighting, pea gravel mulch, and lush planting areas and outdoor decor.

We ? bathroom renovations! This initially drab space was so poorly laid-out that it fit only a tiny vanity for a family of four!⁠ Working in the existing footprint, and in a matter of a few weeks, we were able to design and renovate this space to accommodate a double vanity (SO important when it is the only bathroom in the house!). In addition, we snuck in a private toilet room for added functionality. Now this bath is a stunning workhorse!⁠

This expansive addition consists of a covered porch with outdoor kitchen, expanded pool deck, 5-car garage, and grotto. The grotto sits beneath the garage structure with the use of precast concrete support panels. It features a custom bar, lounge area, bathroom and changing room. The wood ceilings, natural stone and brick details add warmth to the space and tie in beautifully to the existing home.
