This exterior repair project began after our client had their home re‑roofed a little over a year earlier. Due to its deteriorating condition, the asphalt roll roofing on this ADU required replacement before the Fall rains. Additionally, there was a complete absence of ventilation after improper installation of R-21 fiberglass insulation, leaving no air gap between the sheathing and insulation. A noticeable hump along the center of the roof indicated that the load-bearing wall had been supporting that section since construction, contributing to light sagging between the walls.
The old roof was completely removed down to the joists, revealing a solid base for the new installation. The central hump was eliminated by shaving the high point along that line. 2×6 beams were ripped in half then nailed on top of the existing joists, creating a 1.5″ gap for insulation and providing strong attachment points for the OSB sheathing, which was secured with screws to prevent any potential issues with nail heads popping through over the roof’s expected lifespan of over 50 years. The EPDM membrane was then adhered using glue and contact cement along the edges of each sheet, with the ends folded over the roof edges and secured with termination bars. Drip edge flashing was added and taped to ensure a water-tight seal, and EPDM-safe caulking was applied over the seams for additional protection. Finally, all exposed wood was primed and painted.
The new roof features a 60mil commercial-grade EPDM rubber membrane, offering a lifespan exceeding 50 years, in stark contrast to the 5-10 year lifespan of asphalt roll roofing.
Using two sheets of EPDM for installation streamlined the process, resulting in one single seam across the entire roof, compared to the asphalt roll’s dimensions of 3 feet wide by 33 feet long, which created 8 vertical seams and 9 horizontal seams—significantly increasing the risk of leakage and failure. Wrapping the rubber over the edge of the roof effectively addressed concerns about water infiltration at the edges, an issue prevalent with the asphalt and drip edge interface.
Another benefit to removing the splitting 1×10 decking and replacing it with OSB sheathing is the increase in structural integrity, moisture resistance, longevity and consistency.
The project successfully transformed the ADU’s roof from a maintenance-prone asphalt roll system to a highly durable 60mil EPDM rubber membrane. By addressing critical structural issues, including sagging sheathing and inadequate ventilation, the team ensured that the new roof not only offers superior water resistance and longevity but also meets higher performance standards for insulation and durability. The replacement process eliminated common weak points, such as numerous seams and poor edge sealing, which were vulnerabilities in the old roofing system. Here’s an interesting job I completed recently in the town of Lymington which is a lovely costal town within the New Forest and on the west side of the Solent. This Terracotta tiled floor was installed in the kitchen and was suffering from an efflorescence issue due to an ongoing leak which resulted in the salts in the water becoming deposited on the surface of the tiles as the water evaporated leaving a white bloom on the surface.
This process is more commonly known as efflorescence and is particularly common in old properties which have no damp proof membrane under the floor and white staining by the cupboards is especially visible in the below photograph.
My client was eager to have the problem fixed, and so enlisted Tile Doctor to get the job done.
To remove the efflorescence, the Terracotta tiled floor was acid washed using a mild dilution of Tile Doctor Grout Clean-Up which is primarily sold to remove grout smears but is equally effective at removing mineral deposits such as the white salts left behind by efflorescence.
The solution was scrubbed into the tiles using a stiff scrubbing brush and was successful at removing the white staining. Naturally it’s not advised to leave acid too long on any surface so the floor was treated in sections and then rinsed off with water and the residue removed using a wet-vacuum.
Following this, the floor was power-scrubbed in combination with a diluted solution of Tile Doctor Pro-Clean. Pro-Clean is a versatile cleaner that also contains stripping properties, allowing it to break down and remove old sealers, it also does a nice job getting the grout clean.
With the efflorescence treated and the floor now clean I was now happy with the condition of the tiles and give them a final rinse under pressure to ensure the floor was neutralised and any trace of products removed.
The Terracotta tiled floor was then left to dry overnight and I came back to seal the floor the next day. To seal the tiles I used three coats of Tile Doctor Seal & Go Extra, which provides a robust surface seal, and is recommended for internal floors with the damp issues.

Recently Heidi and I worked on a Victorian tiled hallway floor at a house in Turton, Lancashire, an area which lies on the southern slopes of the West Pennine Moors. Victorian tile floors are commonly found in the reception area and hallways of older houses and public buildings, many of which date back to the reign of Queen Victoria (hence ‘Victorian’ tiles). It was during this time that the tile industry really started to boom.
Upon inspection it was evident that the floor in question had suffered from some settlement in the past resulting in a crack in the base under the tiles which had lifted one side and dropped the other; this is quite common in old houses resulting in some of the tiles becoming loose and would need to be fixed back in place before the floor could be given a good clean and re-seal.
Removing Lippage from Victorian Tiles
The concrete floor under the tile was patched as best as could be without pulling up more of the floor and the tiles were fixed in place, unfortunately however many of the triangular tiles in the adjacent border would not lay flat resulting in a lippage issue between them which naturally the customer was not very happy about.
Not wishing to cause the customer the extra expense of pulling up more tiles and relaying the concrete subfloor I left the tiles to fully set and then came back a few days later with a handheld Flex Machine fitted with a small 220 Grit Diamond pad to grind the tiles flat. As the pictures show, this made the difference and the diamond did not scratch the tiles despite the surface being dry.
Diamond pads are usually used on stone floors but after some investigation back at the Tile Doctor training centre we also realised they can be used on other types of tile including Victorian.
Once this was resolved the entire floor was given a thorough clean using a strong dilution of Tile Doctor Pro-Clean worked in with a scrubbing pad. As well as cleaning the tile and grout it also removed any remaining sealer which is important if you don’t know the history of the floor as the previous coating maybe incompatible with the new sealer. Once done the floor was given a thorough rinse with water which was then extracted from the floor with a wet vacuum.
Sealing Victorian Tiles
The floor was left to dry and I returned later to seal the tiles with a couple of coats of Tile Doctor Colour Grow which is an impregnating sealer that soaks into the pores of the tile and intensifies colour whilst also providing durable protection from within. Normally I use Seal and Go on Victorian Tiles however in this case the customer had specified a matt finish.
The results were fantastic and the client was very pleased with the now flat Victorian tiled floor which, thanks to the cleaning and sealing, was back to looking its best. Another happy customer for the Lancashire Tile Doctor!
