The back yard patio is the new living room. Let’s discuss. If you’ve tried to purchase an outdoor, propane heater, new grill, or even outdoor seating in the past six months, this is not news to you. We’re all doing our best to manage through the pandemic while still enjoying social connections and time with family and friends. The solution that so many of us have adopted is to spend more time outside. There’s a Norwegian saying that says, “there is no bad weather, only bad clothing.” It’s a mantra worth adopting these days. We have a lot of customers who are ready to bundle up and enjoy their back yards as much as they enjoy their living rooms. But these lucky homeowners have had that opportunity for the past six months. Reading any further may make you pretty jealous, but we hope that it inspires you for a future project in your own back yard.

The existing lawn area remained saturated throughout most of the year and the runoff from the neighboring property ran across their back yard, down the side of their property and all the way to the sidewalk in front of their house. The water was so intense that it had begun to cut through the back yard and erode the soil across the sidewalk and into the nearby storm drain. By identifying these drainage problems and discussing solutions with the homeowner, we were able to design and create the aesthetically pleasing and sustainable solution of a rain garden. The goal was to slow down storm water runoff, and catch pollution and sediment by creating a rain garden that acts as a filter prior to entering the storm drain, while enhancing the aesthetics of the property. The rain garden created was a shallow depression, 12 - 16" deep that collects rainfall runoff from all downspouts of the home and water collected into perforated pipes underneath the lawn area. The perforated pipe begins at the highest elevation in the yard and ends in the rain garden, the new lowest elevation that has been excavated down to an 8" depth. The perforated pipe captures the runoff water and allows the water to seep slowly back into the ground as it runs across the property and into the garden. The garden was lined with a geotextile filter fabric to aide in removing contaminants from the water, prevent migration of the stone in to the soil, and minimalize maintenance. A large variety of plant material was chosen, focusing mainly on native wetland species for their tolerance of our local soil types, moisture conditions and the habitat they provide for wildlife. The garden was abundant with native wildlife and was a sustainable ecosystem for birds and butterflies upon completion of the project. After planting, we arranged decorative stone throughout the garden to slow the flow of water and help prevent erosion. The combination of vegetative and stone surfaces provides temporary storage for runoff before the water either evaporates or infiltrates the soil. The surrounding beds throughout the property were also all amended with compost and replanted with plants that work in harmony with the rain garden. The front, side, and rear yards are a beautiful display of colors that bloom throughout the seasons and the plants throughout the entire property provide food and shelter for native wildlife. The rear yard that was once a muddy play space for the kids is now a dry lawn space that can be utilized by the family and their neighbors. Sound Design, a custom installer with offices in Horseshoe Bay and Lakeway, Texas, is celebrating its 20th anniversary in a big way: with the opening of a 4,500-square-foot showroom on April 1, 2013. The state-of-the-art space will be a “veritable candy land” that includes Elan g!, Planar, Runco, Sunfire and many more top-of-the-line brands. “We’ve learned a lot over the years, and our experience helped us design the new showroom in a way that presents a relaxing, luxurious ambience that appeals to our local clientele,” says Sound Design owner Chris Bean. “We used the best-of-the-best in every category, from the Runco 63-inch plasma TV framed and hidden by a VisionArt motorized art print to the ultra-high-end CAT MBX Sequoia speakers and of course the ELAN g! system.” The showroom’s entrance living room features A/V and lighting control from an Elan TS10 10-inch in-wall touchscreen, an Elan TS2 in-wall touchscreen and Elan HR2 handheld remote. The system distributes audio and video content to a system consisting of a Runco V63 63-inch plasma display, a Planar 2x3 Matrix Wall with six 46-inch panels, a Planar Mosaic wall with four 46-inch panels and four 15-inch square panels, a two-channel audio system that uses two 7-foot-tall CAT MBX Sequoia’s, and a surround system that includes an Integra DTR 50.4 receiver, Newport speakers and two Sunfire HRS-12 subwoofers. “Many of our clients are tech-savvy homeowners who have become mobile tech enthusiasts through their everyday interactions with iPhones and tablets, and they want that same instant satisfaction to apply to their household media and home functions,” says Bean. “Just a few years ago, the most common client request was for an amazing home theater to enjoy the newest DVDs or Blu-rays. Consumer culture is now moving beyond just high-quality audio and video and our clients are demanding easy, fast, total control of everything in the home from their touch panels, smartphone or tablet.” The most unique part of the new showroom, Bean says, will be the 640-square-foot simulation room, which is still under construction. Featuring AboutGolf’s newest three-projector continuous curve screen golf simulator, a LaserShot shooting simulator with five-channel surround and 30 competitive games for two players, and a VRX iMotion triple-LCD display driving & flight simulator, this room is a virtual playground. “The simulation room is a step forward for CI showroom design and for our company, and it allows us to open the imagination of our clients to show them that anything is possible,” says Bean. “Homeowners in Horseshoe Bay are all about recreation and a luxury lifestyle, so we wanted to show the unique ways people could enhance their home’s fun factor. Well, not this one! When I purchased this floating home from my aunt and uncle, I undertook a huge out-of-state remodel. Up for the challenge, I grabbed my water wings, sketchpad, & measuring tape. It was sink or swim for Patricia Lockwood to finish before the end of 2014. The big reveal for the finished houseboat on Sauvie Island will be in the summer of 2015 - so stay tuned.

JUST SOLD: $600,000 short sale within walking distance of Siesta Key Beach This 5 bedroom, 3 bath home within minutes from the beautiful Siesta Key Beach just closed at the price of $600,000. This was a short sale transaction, which presented some typical challenges along the way, but closed with the satisfaction of all parties involved. A Short Sale transaction means that this is a sale for less than what is owed on the home. The bank must approve the seller to sell this way, as they have to provide evidence that they cannot pay off the note and not all of these transactions are approved. Once a contract is submitted, it typically takes an average of 3-6 months from contract to closing but they vary greatly. The majority of short-sales that Shayla has handled have fallen into the 3-6 month category with many these days closing in 90 days! Both Buyers and Sellers face difficult and unique problems when dealing with a short-sale. As long as each party is educated by their agents and know what pitfalls and hurdles could come their way, the process isn't as painful as it could be. Unfortunately there are no set guidelines that fit every transaction. You should always expect delays with a short sale and having a professional agent to guide you is crucial. There are different reasons why the transaction may be delayed. Some of the most common are: the buyer not wanting to wait for a reply from the lienholder; the seller not wanting to move out or in denial that the have to sell their home this way; paperwork issues; loan delays; etc. If you are considering entering a short sale transaction as a buyer, you should know that just because you offer full price does not ensure acceptance by the bank. They can counter any of the terms presented in the initial contract that is signed by both the buyer and seller. With the changes in the local market, lenders are looking at prices closer to market value whereas during the Recession, they were willing to accept lower offers. These are changes an experienced realtor is aware of and will consider when advising you on a short sale transaction! In close, despite it's name, a "short sale" is NEVER short. They should deem them the "long sale." So working with a seasoned Realtor who is an expert in the distressed property transactions will save you a lot of grey hairs and stress along the way!
