We had the pleasure of working with the Vigliotti family to create a beautiful new 4-season room addition.
This project began with the careful demolition of existing structures to make way for a space designed to be enjoyed year-round. From the outset, we focused on maintaining transparency and open communication, ensuring the Vigliottis were involved and informed at every step. Despite the challenges posed by large rocks and ledges in the ground, our team expertly navigated the terrain to ensure a solid foundation, remaining committed to delivering a space that not only met but exceeded their expectations.
Key features of this addition include:
• Energy Efficiency: High-efficiency windows and spray foam insulation were installed throughout to maximize energy savings.
• Mudroom: A practical and welcoming mudroom area was created, perfect for managing the transition from outdoors to indoors.
• Composite Deck: The new composite deck, complete with all required flashing and solid PVC skirts, promises durability and low maintenance for years to come.
• Modern Lighting: We installed all-new electrical systems, featuring recessed LED ceiling lights that provide a sleek and modern touch.
• Exposed Beams & Cathedral Ceiling: The room’s exposed finished beams and cathedral ceiling add a sense of grandeur and spaciousness, making the space feel open and airy.

In its 34th consecutive year hosting the Street of Dreams, the Home Builders Association of Metropolitan Portland decided to do something different. They went urban – into the Pearl District. Each year designers clamor for the opportunity to design and style a home in the Street of Dreams. Apparently the allure of designing in contemporary penthouses with cascading views was irresistible to many, because the HBA experienced record interest from the design community at large in 2009.
It was an honor to be one of seven designers selected. “The Luster of the Pearl” combined the allure of clean lines and redefined traditional silhouettes with texture and opulence. The color palette was fashion-inspired with unexpected color combinations like smoky violet and tiger-eye gold backed with metallic and warm neutrals.
Our design included cosmetic reconstruction of the fireplace, mosaic tile improvements to the kitchen, artistic custom wall finishes and introduced new materials to the Portland market. The process was a whirlwind of early mornings, late nights and weekends. “With an extremely short timeline with large demands, this Street of Dreams challenged me in extraordinary ways that made me a better project manager, communicator, designer and partner to my vendors.”
This project won the People’s Choice Award for Best Master Suite at the Northwest Natural 2009 Street of Dreams.

Designing for Emotion, Not Just Function
Every guest arrives with a subconscious expectation. Whether stepping into a serene resort or an urban boutique hotel, the lobby must immediately align with the tone of their stay. Lighting, for instance, isn’t just about visibility; it’s about setting mood. A warm, ambient glow suggests calm sophistication, while bold, sculptural fixtures can convey modern opulence. Seating arrangements must strike a balance between social energy and quiet retreat. Natural materials, wood, stone, and linen evoke authenticity and calm. These elements work collectively to influence how a guest feels within the first few moments.
Branding Through Architecture
A hotel lobby is also a silent storyteller. Every finish, curve, and fixture communicates something about the brand's identity. For us, design isn’t about imitation, it’s about interpretation. We interpret the soul of the property and translate it into spatial language. For instance, a curved wall might reference local landscapes. A palette of coastal hues might evoke a regional narrative. In doing so, the lobby becomes more than a threshold; it becomes an anchor of place and memory.
Fluidity, Function, and Flow
In luxury hospitality, the lobby is often a hybrid zone, part reception, part lounge, part co-working, part café. Designing for this fluidity means considering flow and flexibility. Wayfinding should be intuitive. Transitions between zones must be seamless, often achieved through changes in flooring, ceiling heights, or lighting zones. Materials must withstand footfall yet retain elegance. Every element must serve both beauty and purpose.
Ultimately, a successful hotel lobby lingers in memory long after check-out. It is not just a space, it is a statement! One that says: you’ve arrived. And in a world where hospitality is no longer just about service, but about feeling seen, understood, and inspired, the lobby is where that promise begins!

Challenge: Our clients wanted to modernize the look of their 1997 home, and update all electrical and plumbing infrastructure. Structural issues were apparent at the onset of the project with missing bearing points and beams that should have been incorporated into the original build.
Solution: The work started with a complete strip out of the interior. Existing finishes, appliances, kitchen, bathrooms, flooring, electrical, plumbing, doors and frames, heating systems, all trim, drywall, insulation and vapour barrier we all removed. This left a bare wood frame shell which required some tricky structural changes to open up the interior necessitating load transfer modifications and additional foundations.
The main stair was widened to create a luxurious ascent to the master bedroom overlooking the golf course. All bathrooms were fully replaced with a new kitchen designed to be open to the dining room and living room. The new interior finishes, and the essential design thereof, came together smoothly with all trades meeting agreed time frames and prices.
We had a great time working with the client throughout the project. Communication was strong during the course of construction which resulted in a renovation that exceeded the client’s criteria and that also met our exacting level of quality.

This master bathroom was once shouting with coral wallpaper, harsh gold accents and an over sized, unused tub. Our client wanted to escape to their master bathroom and feel as if they were in a spa atmosphere. We were able to show our client’s 3D concept renderings to communicate our overall master bathroom design. Using a marble curved basket weave mosaic tile on the floor with a black granite outline and Carrara baseboard, this stunning design began to take place. We selected a solid white, gloss tile for the shower walls so that our tile accent would be the shower focal point. The shower features a curbless entry, linear drain and seamless glass design for the most luxurious shower experience. Since our client had two beautiful chandeliers from her late mother’s home, we incorporated the fixtures into the lighting plan for a touch of sentimental glam. Custom designed vanity cabinets along with a vessel sink and waterfall edge countertop provided a useful yet beautiful accent to this bathroom. Stunning black sconces offer a softer lighting option that is incorporated with new can lights overhead. The finishing touch on this beautiful master bathroom is the custom designed valances above the windows that offer a sleek black accent with a subtle floral print.

Located directly across from the Statehouse, this magnificent 6,350 square foot townhome restoration perfectly illustrates Haycon’s mastery in high end construction. Working closely with the design team over the course of a year and a half renovation project, 75 Hancock was stripped to the shell and completely transformed. The end result is a remarkable single family home which boasts incredible historic architectural detail while providing a luxurious space including the highest level of finishes, high-end appliances, and the addition of a residential elevator. Haycon appreciates the special attention to stringent preservation guidelines required when working in a historic district such as Beacon Hill.
We also recognize the importance of proactive planning and communication with neighbors and neighborhood organizations such as the Beacon Hill Civic Association.

Thomas Valko of Reico Kitchen and Bath in King of Prussia, PA in collaboration with Hounddog Contracting, designed a transitional style kitchen featuring Masterpiece Cabinetry.
The kitchen cabinets are in the Martel 5-piece door style in Maple in a Shortbread finish, complimented by Classic Rock Tesora Vento quartz countertops.
“We love the new layout and design of our kitchen. It is both beautiful and functional! It was a challenge for us to visualize how the project would turn out, so it was extremely helpful to see the Reico 3D images while designing prior to the start of our work. We were very happy with the quality of both the cabinets and quartz we purchased from Reico,” said the client.
Thomas found it challenging to optimize the smaller layout for maximum functionality. "Our biggest hurdle was determining the best spot for the island in such a compact space. Choosing the perfect location was tough," he explained.
He expressed his admiration for the Shortbread color of the cabinetry, noting its consistency and ability to hold the stain well. Thomas also enjoyed the collaborative relationship with Dan from Hounddog Contracting, “The communication between all to ensure we were all on the same page. This was effective as the overall result of the kitchen was a huge success.”

The home was thoughtfully updated to include a high-end modern kitchen, cozy and inviting family spaces, a functional laundry room with a dog feeding station and storage solutions, and elevated design moments such as vibrant wallpaper and a built-in bar feature. Having clients in the home during the remodel required additional communication with clients and subs. Managed to work around everyone's schedules as needed for a smooth execution and completed project.

The Bunker House is a two-story house with a bomb shelter in the basement.
A bunker house is a two-story residential building with a basement bomb shelter. In a short time, we had to equip the basement, master the "two walls" principle and properly seal the windows to protect ourselves and our family from the impact of the shock wave. Our priorities have changed when choosing a home - proximity to the city center or transportation hubs no longer matters.
Moreover, SENCE ARCHITECTS also took care of other safety aspects. According to the rules, the storage has two distributed exits outside, each with light "hints" of the direction of evacuation. The basement area is sealed and equipped with a double ventilation system. This is a zone of guaranteed protection against missile attacks, poisonous or radioactive substances, combustion products, and bacteriological weapons. The first mode works on air recovery, providing a fresh flow of it in the absence of heat loss. The second is carried out by a filter ventilation unit — it cleans the outside air, and then distributes it to the compartments and creates excess pressure.
Thus, contaminated air will not penetrate inside even through small cracks in protective structures.
CONCEPTUAL SOLUTION
The structures of the building itself are made of strong reinforced concrete — this way SENCE ARCHITECTS suggests abandoning "glass" facades. The number of windows has also been reduced: they will have a protective anti-shock film, and in case of an explosive wave, they will be closed with reinforced shutters made of fire-resistant plywood. At the entrance to the house and bomb shelter, armored doors are installed.
Water is supplied from its own artesian well, electricity — from its own diesel power plant. This means that possible damage to infrastructure facilities will not affect the lives of residents in any way. The house is equipped with modern types of radio- and telephone communication, and satellite Internet, which will work even in the bomb shelter. The signaling and air-raid alert systems are to be installed too. The systems are powered autonomously and have backup channels. Overall, given its specificity, the house is designed for a family of 4-5 people.

Aptos Addition and Major Remodel.
Our goal on this project was to provide the owners with the larger kitchen and additional bedrooms they needed for their growing family of five. The existing house was small, but they had a good sized lot in the Cliff Drive neighborhood along the ocean bluffs in Rio Del Mar which we were able to utilize.. Our team designed an extension of the existing house into the rear yard area, allowing for a new master suite and creating separate bedrooms for the children. The old kitchen was expanded and reconceived to create an inviting and open family room area with commercial appliances to support the client’s passion for great Italian cooking. Her decorating concept combining Modern Farmhouse themes with contemporary fixtures and finishes resulted in the beautiful, light, and comfortable home you see in these photographs.

This 4,800 square-foot guesthouse is a three-story residence consisting of a main-level master suite, upper-level guest suite, and a large bunkroom. The exterior finishes were selected for their durability and low-maintenance characteristics, as well as to provide a unique, complementary element to the site. Locally quarried granite and a sleek slate roof have been united with cement fiberboard shingles, board-and-batten siding, and rustic brackets along the eaves.
The public spaces are located on the north side of the site in order to communicate with the public spaces of a future main house. With interior details picking up on the picturesque cottage style of architecture, this space becomes ideal for both large and small gatherings. Through a similar material dialogue, an exceptional boathouse is formed along the water’s edge, extending the outdoor recreational space to encompass the lake.

We also adjusted the backup furnace to side vent, reducing roof penetrations and improving overall efficiency.

The material selection process was equally intentional, ensuring that finishes aligned with the homeowners’ aesthetic goals while staying within budget. Our design team worked closely with them to achieve a refined and cohesive look without compromising quality.

With regular check-ins and project tracking software, we kept the process organized and transparent, providing a seamless experience from start to finish. The construction phase lasted six months, during which the homeowners stayed actively involved while trusting our team to bring their vision to life.
