This house is ideally located in the woods, backing up to the Cambridge reservoir in Waltham. But the beautiful views and secluded outdoor spaces could not compensate for the 1970’s interiors, particularly the master bathroom and kitchen, which lacked distinction and needed to be updated. Black River Architects reorganized and totally renovated the master bathroom, creating a dramatic bathing alcove which contributes light and custom craftsmanship to the rest of the master suite.

In the rebuild, the house was enlarged towards the pool. To compensate for lost space, the patio was cantilevered over Koi pond.

Bilotta Senior Designer, Thomas Vecchio, and Patrick J. Hamilton of Patrick James Hamilton Designs, partnered on this Manhattan upper east side kitchen renovation. This nondescript ‘60’s co-op and galley kitchen were reimagined into a pre-war era gem by adding architectural details: paneling, coffers, and moldings. Widening the opening created an open vista. Upper panes of glass on the Bilotta Collection wall cabinets echo the apartment’s transoms and unite the two sections that are interrupted by the paneled structural column. To compensate for the shorter wall, storage is optimized with plentiful pullouts, dividers, and specialized organizers. The “dead end” under the window was eliminated by continuing cabinetry and countertop materials around the room. Countertop wall cabinets create a hutch in full view of the dining room. With dark gray paint, corner posts and furniture base molding, the peninsula reads like an island and bridges the two areas. Quartz countertops sport “lightning bolt” veins for pattern. Sophisticated on- trend brushed brass was employed on the cabinet pulls and knobs, faucet, sconces, and pendants. A gamechanger was extending the footprint of the kitchen into the hallway with two tall cabinets. One is allocated for cleaning supplies, bulk items, recycling, and the vacuum. The other conceals a built-in wine rack; glassware and bar items; a docking drawer for charging devices; and a Penda-flex rack for files. An absolutely stunning metamorphosis. The upper floor plan was expanded which meant that the entryway lost natural light. To compensate, we put in glass floors so that the light was still reach the entryway and also form a focal point for this part of the open plan living room. We also removed a small window to the left and replaced it with a door and small balcony

As you see from this second project, in Oyster Bay, NY, the water doesn’t actually disappear off the edge of the pool, it is captured and recycled. The water is actually clinging to a recess in the pool wall which then drops into a catching pool below. And while this sounds simple enough, it requires a good deal of mastery to design it correctly. An undersized catch pool can almost never be corrected. If the catch pool or basin isn’t large enough there won’t be enough water returning to the main pool and the catch pool will run dry. That can trigger huge water bills because it would have to be constantly refilled to compensate for not having enough room to store water. In addition, during rain falls, the basin could be overwhelmed, leading to it overflowing, or eroding or liquefying the soil behind it.
