Karol and Matthew embarked on a journey to transform their master bathroom in their 2000' home. The vision was to modernize the space, enhance functionality to their needs, and incorporate luxurious features for a contemporary spa-like experience. The project began with a thorough demolition, clearing out the old to make room for new windows, shower, cabinets, countertops, and various other updates, setting the stage for a complete transformation. A new Milgard slider window was installed to replace the window, enhancing the natural light and aesthetics of the space while allowing natural air flow if desired. The dry-off area, formerly occupied by the bathtub, was reimagined with regular floor tile and continued shower tile walls for the window wall, highlighting the attention to detail and customization of the space. Multiple towel hooks were added along with a towel bar for ample storage. Picket tiles in the Paloma Cotton finish were chosen for the shower and vanity accent wall. Then, for another fun geometric touch, Diamond in White were selected for the shower flooring and accent tile in their new over-sized storage niches. The vanity area looks like an entirely different bathroom with the introduction of Sollid Designer Series cabinets in the Scottsdale door style with the warm Honey finish on alder wood. These beautiful cabinets were paired with Calacatta Luccia Quartz countertops, new storage mirrors, and vanity lights completely changing the vibe of their vanity to a fun and modern area with maximized storage. The completion of Karol and Matthew's master bathroom remodel presented a stunningly reimagined space that exceeded their expectations. The careful selection of materials, colors, and fixtures, along with the coordination of custom features, brought their vision to life, creating a luxurious and functional retreat reflective of their personal style.

The adorable and bright transitional kitchen is a statment in every home. the open floorplan with the same flooring matirial flowing in the kitchen and throughout the house, the white cabinets and the contrasting dark island makes the kitchen feel large and airy. A larg built-in pantry wall floor to ceiling with a perfectly designed opening for the fridge gives you the expensive "sub zero" fridge look without spending the extra cash for it. a neat trick we use for people who use the microwave a lot is the utilization of a 30" microwave-hood unit but in a regular upper cabinet and not above a range. The center peice of this kitchen is the counter top, the matirial is Quartzite and the model is Snow white. We recived 2 slabs of this awsome natural stone and imidiatly noticed the section of it that had "tiger" strips. That unique design of the stone was special and we used that part only for the island leaving the rest of the more cleaner and whitter parts of the slab for the rest of the kitchen.

Karol and Matthew embarked on a journey to transform their master bathroom in their 2000' home. The vision was to modernize the space, enhance functionality to their needs, and incorporate luxurious features for a contemporary spa-like experience. The project began with a thorough demolition, clearing out the old to make room for new windows, shower, cabinets, countertops, and various other updates, setting the stage for a complete transformation. A new Milgard slider window was installed to replace the window, enhancing the natural light and aesthetics of the space while allowing natural air flow if desired. The dry-off area, formerly occupied by the bathtub, was reimagined with regular floor tile and continued shower tile walls for the window wall, highlighting the attention to detail and customization of the space. Multiple towel hooks were added along with a towel bar for ample storage. Picket tiles in the Paloma Cotton finish were chosen for the shower and vanity accent wall. Then, for another fun geometric touch, Diamond in White were selected for the shower flooring and accent tile in their new over-sized storage niches. The vanity area looks like an entirely different bathroom with the introduction of Sollid Designer Series cabinets in the Scottsdale door style with the warm Honey finish on alder wood. These beautiful cabinets were paired with Calacatta Luccia Quartz countertops, new storage mirrors, and vanity lights completely changing the vibe of their vanity to a fun and modern area with maximized storage. The completion of Karol and Matthew's master bathroom remodel presented a stunningly reimagined space that exceeded their expectations. The careful selection of materials, colors, and fixtures, along with the coordination of custom features, brought their vision to life, creating a luxurious and functional retreat reflective of their personal style.

The pictures below detail the renovation of a Porcelain Tiled Floor I completed at a property in Ipswich. Installed throughout the Kitchen and into the adjacent WC the porcelain tile and grout were in a very dirty state and the client was desperate to get them clean. The situation wasn’t helped by their two dogs with grubby paws. She had tried all the usual household cleaners she could find, and nothing seemed to work. Unfortunately, household cleaners can make the problem worse due the strong chemicals they contain. I visited the property to survey the floor and was able to reassure the client that although the grout was heavily stained it could be renovated by recolouring it with a Tile Doctor Grout Colourant. I was confident we would soon be able to get the floor looking great again and demonstrated the process I would use on a small part of the floor. The demonstration went well and happy with the result we agreed a date for my return the following week to complete the work which should be completed in a single day. Returning on the agreed date we started by protecting the by applying a clear silicone sealant to the MDF skirting boards and kitchen base units. We left this to dry for an hour before proceeding with the cleaning. The Porcelain tile and grout was cleaned with a strong dilution of Tile Doctor Pro-Clean using 3 parts cleaner to 5 parts water. The solution was applied to the tile and grout and then left to soak in for ten minutes before being worked in using a rotary machine fitted with a Black Scrubbing Pad. Tile Doctor Pro-Clean is a concentrated, multi-purpose high-alkaline cleaner which is designed for deep cleaning tile, stone and grout of dirt and grease and can also remove sealers. Pads can struggle to reach into the recesses of the grout line so once I was finished with the tile, I hand scrubbed the grout with a wire brush. The floor was then rinsed with water and the resultant slurry extracted off the floor with wet vacuum. The floor took about three hours to deep clean which was just the right timing for us to have lunch whilst the floor dried. The grout was much improved by the cleaning process but as suspected there were too many deep-seated stains to be able to guarantee a consistent finish. So as previously agreed with the client we set about colouring the grout using a light grey colourant. This took most of the afternoon as there was a lot of grout. The Porcelain tiles were the non-porous type that won’t take a sealer and the colourant acts as a barrier over the grout protecting it and making it easy to clean so once I was done colouring there was no need to apply a sealer. My client was relieved to have the floor looking clean and presentable again. For aftercare I recommended that moving forward it would be best to use Tile Doctor Neutral Tile Cleaner which is a pH neutral cleaner. This will ensure that with regular cleaning the floor will keep clean and the grout won’t be compromised by overly strong products. Bruce Copping Suffolk Tile Doctor

A larg built-in pantry wall floor to ceiling with a perfectly designed opening for the fridge gives you the expensive "sub zero" fridge look without spending the extra cash for it. a neat trick we use for people who use the microwave a lot is the utilization of a 30" microwave-hood unit but in a regular upper cabinet and not above a range. The center peice of this kitchen is the counter top, the matirial is Quartzite and the model is Snow white. We recived 2 slabs of this awsome natural stone and imidiatly noticed the section of it that had "tiger" strips. That unique design of the stone was special and we used that part only for the island leaving the rest of the more cleaner and whitter parts of the slab for the rest of the kitchen.

Motorize Retractable Screens provide control at the touch of a button. Somfy Motors allow activation by wall mounted toggle switch or several different types of remote control options. These Retractable Screens will stop at upper and lower limits and are able to stop any where along the travel path on command. Optional Manual Override features allow for operation in case of power outage for motorized units. Manual Operations are available on most models. Motorized Retractable Screens equipped with Somfy RTS motors may be upgraded for use in Smart Homes and operated via Smartphone or other Mobile Devices. Retractable Screens should be retracted when not in use. The screens are raised and housed inside the aluminum housing. All major components of the system are powder coated aluminum for durability, ease of operations, and longevity. ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy.
