ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy. Secret Gardens is regularly presented with new and challenging designs. This warehouse renovation required a complete overhaul of the internal warehouse courtyard and front entrance. Previous renovations had ‘domesticated’ the building, a poor departure from its warehouse origins. The front was given a sophisticated finish with balconies added onto bedrooms and large garage and entrance doors created with a bronze/copper finish. The internal courtyard pool was modernised, BBQ and cabinetry added and the finishing touches of plants added in pots and hanging from the beams to bring greenery to this industrial space. The end result has enhanced the warehouse appeal with a modern touch.

The post in the middle made it difficult to use the garage on a daily basis so the post was removed to facilitate the use of the garage. The HOA wasn't too happy about the removal of the post as it was an essential part of the arches located right above the garage doors. You can clearly see how that would have been disruptive if the homeowner went with a regular wood door and not one custom designed and manufactured by Dynamic Garage Door. This garage door was specifically designed to address the HOA's concern about the center post removal and the effect it would have on the curb appeal of the home with the incomplete double arch look. So we addressed this by crafting the door with a false center post in the middle that was textured and painted the same color of the house to give off that illusion that the post is still there. Overall, it gives the home a complete finished appearance with two independent-looking doors and original post. The homeowner got the entire width of the opening to use at the push of a button so having a larger car won't be a problem anymore. The composition of layers, the palette of shades, and the use of natural materials (concrete and granulate) give this stone his warm feel and romantic look. The Odyssee stone is 100 percent frost-resistant and can therefore be used indoors and outdoors. With a variety of sizes it's easy to make that realistic random looking wall. Stone Design is durable, easy to clean, does not discolor and is moist, frost, and heat resistant. The light weight panels are easy to install with a regular thin set mortar (tile adhesive) based on the subsurface conditions. The subtle variatons in color and shape make it look and feel like real stone. After treatment with a conrete sealer this stone is even more easy to keep clean.

Originally built for Pamplemousse's 5th anniversary, this wine cellar proves classic and timeless with distressed maple doors and traditional redwood racking behind them. Vintage Wine Cellars and Jeffrey Strauss, famed Chef and incredible philanthropist in San Diego, have a long history of working together.. Formal Backyard Garden Showcases the Beauty of Natural Gray Concrete This Pacific Northwest project called for a total backyard transformation that required a significant reduction in lawn space, most of which was saturated and mossy. Emily of Emily Russell Landscape Architecture designed this formal backyard garden which was installed by Northwest Construction & Landscape, LLC. Previously unused space was organized through the creation of a courtyard patio which functions as an extension of the house that the homeowner can use for family gatherings, entertaining, or reflection. Budgetary concerns led her to opt for concrete rather than a mortared flagstone patio. “I always let homeowners know that we can do either for them, but to me, going with concrete is an easy choice to make because of the cost savings,” says Colby Brand, President of Northwest of Construction & Landscape, LLC. Ashlar slate stamped concrete was suggested by Colby to mimic the pattern used in Emily’s conceptual design. The final plan featured natural gray, ashlar slate stamped concrete with antique coloring for texture. Colby and his team poured the steps first. Substantial in size – the rise is 4’ with a run of 5,’ and includes a 4’ landing on top – the steps allow an easy and fluid transition from inside to outside. After the steps were completed, the curved walkway on the side of the house was poured, connecting the backyard to the front yard. Instead of a conventional, rectangular shape for the 647 sf courtyard patio area, the formality of the plan called for sections of the concrete to bump out into the garden beds against the back side of the house, tying the contrasting elements together. Granite urns and curved, concrete benches purchased by the homeowner rest atop the rounded portion of the concrete and provide a space for sitting and an inviting view from the house. Regarding the final product, Emily Russell states, “My client and I are extremely happy with the finished patio. It's such an inviting space that is well loved and used on a regular basis.”

Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy. Located in Silverleaf's beautiful Horseshoe Canyon, this 7,700 square foot Ranch Hacienda serves as a vehicle for outdoor space. The owners' desire for "classically traditional" with a lighter, brighter, and airier flavor than the neighborhood's popular, heavier Tuscan fare found expression in exterior materials and detailing that is simple in nature. The Nate Berkus-designed interiors complete the material and color palette with warm restraint. The home, designed for a family with an extreme focus on outdoor living and sports, includes a basement equipped with a home gym, batting cage, and steam room. Outdoor facilities include a sport court and putting green. Additional features of the home include a motor court with dual garages, separate guest quarters, and a walk-in cooler. The clients, receptive to the architect's exploration of multi-use spaces reflecting modern life, gained a laundry room which functions more as a home command station for a highly engaged mother than a place for chores. The multi-use room includes a washer and dryer, wrapping station, project area, winter storage, and her office. Our Seattle studio designed this stunning 5,000+ square foot Snohomish home to make it comfortable and fun for a wonderful family of six. On the main level, our clients wanted a mudroom. So we removed an unused hall closet and converted the large full bathroom into a powder room. This allowed for a nice landing space off the garage entrance. We also decided to close off the formal dining room and convert it into a hidden butler's pantry. In the beautiful kitchen, we created a bright, airy, lively vibe with beautiful tones of blue, white, and wood. Elegant backsplash tiles, stunning lighting, and sleek countertops complete the lively atmosphere in this kitchen. On the second level, we created stunning bedrooms for each member of the family. In the primary bedroom, we used neutral grasscloth wallpaper that adds texture, warmth, and a bit of sophistication to the space creating a relaxing retreat for the couple. We used rustic wood shiplap and deep navy tones to define the boys' rooms, while soft pinks, peaches, and purples were used to make a pretty, idyllic little girls' room. In the basement, we added a large entertainment area with a show-stopping wet bar, a large plush sectional, and beautifully painted built-ins. We also managed to squeeze in an additional bedroom and a full bathroom to create the perfect retreat for overnight guests. For the decor, we blended in some farmhouse elements to feel connected to the beautiful Snohomish landscape. We achieved this by using a muted earth-tone color palette, warm wood tones, and modern elements. The home is reminiscent of its spectacular views – tones of blue in the kitchen, primary bathroom, boys' rooms, and basement; eucalyptus green in the kids' flex space; and accents of browns and rust throughout.

ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas.
