This farmhouse style residence is located in the floodplain and situated along Braes Bayou, thus complying with regulations mandated by City of Houston Floodplain Management and FEMA. The challenge was designing the house to be raised 7’ above natural grade and the house not looking like a house on columns. The solution - design a “flood resistant plinth” around the entire perimeter, and re-contour the existing terrain to mitigate the raised appearance and also accommodate a required detention pond. The interior spaces are open, vibrant, and filled with natural light.

Adding a penthouse perch to this 1899 row house with a harbor view demanded unusual tactics. To circumvent municipal limitations on floor area, a section of floor was removed from one level and “transferred” to the roof as a new studio space. To comply with local height limitations, an innovative structure of solid wood studs was deployed to reduce floor and ceiling thicknesses to the bare minimum. Aside from creating the desired rooftop refuge, these gymnastics also created a dynamic cascade of interior living spaces for an urban designer and his family.

This project had to make it through the scrutiny of 3 levels of review: the building owners, the Dept of Bldgs, and since it was the West Village, Landmarks Preservation Society . Thankfully, the latter organization encourages the useage of plants to screen all construction related materials and we happily complied by building living walls anywhere the roof had site lines to the street.

This was built in Friendswood Texas and had to comply to Flood Way engineering, We utilized concrete piling for a very sturdy foundation to build this luxurious home on.
