Goals While their home provided them with enough square footage, the original layout caused for many rooms to be underutilized. The closed off kitchen and dining room were disconnected from the other common spaces of the home causing problems with circulation and limited sight-lines. A tucked-away powder room was also inaccessible from the entryway and main living spaces in the house. Our Design Solution We sought out to improve the functionality of this home by opening up walls, relocating rooms, and connecting the entryway to the mudroom. By moving the kitchen into the formerly over-sized family room, it was able to really become the heart of the home with access from all of the other rooms in the house. Meanwhile, the adjacent family room was made into a cozy, comfortable space with updated fireplace and new cathedral style ceiling with skylights. The powder room was relocated to be off of the entry, making it more accessible for guests. A transitional style with rustic accents was used throughout the remodel for a cohesive first floor design. White and black cabinets were complimented with brass hardware and custom wood features, including a hood top and accent wall over the fireplace. Between each room, walls were thickened and archway were put in place, providing the home with even more character.

Modern Citi Group helped Andrew and Malabika in their renovation journey, as they sought to transform their 2,400 sq ft apartment in Sutton Place. This comprehensive renovation project encompassed both architectural and construction components. During the building phase, we meticulously refinished floors, walls, and ceilings, replaced doors, and updated electrical and plumbing systems. The main focus of the renovation was to create a seamless flow between the living room, formal dining room, and open kitchen. A stunning waterfall peninsula with pendant lighting, along with Statuario Nuvo Quartz countertop and backsplash, elevated the aesthetics. Matte white cabinetry was added to enhance functionality and storage in the newly remodeled kitchen. Don aimed to update the master bathroom, focusing on enhancing its functionality while preserving its aesthetic appeal. Due to the spec nature of this house, the home had to remain appealing to the builder, while keeping a broad audience of potential buyers in mind. The challenge lay in creating a unique look, with visually interesting materials and finishes, while not being so unique that potential owners couldn’t envision making it their own. The focus on key elements elevates the look, while other features blend and offer support to these striking components. As the home was built for sale, profitability was important; materials were sourced at best value, while retaining high-end appeal. Kevin and Mary enlisted our services with the objective to modernize their antiquated kitchen. Their goals weren't restricted to a purely aesthetic overhaul; they asked us to devise a layout that prioritized better organization and storage options with improved lighting. We took great care to remove all the old components of the kitchen, then we proceeded to install the new Dove White Shaker style cabinets, and a larger contrasting island. In their pursuit of a perfect blend of aesthetics and utility, they selected Victoria White Quartz Countertops for the perimeter cabinets, and balanced that with the compelling elegance of White Ice Granite Countertops for the kitchen island. The selection of Flash Ivory 3x12 ceramic wall tiles were selected for the backsplash. A custom made range hood was installed breaking up the monotony of the wall cabinets and finishing off their gorgeous new kitchen.

Small townhouse deck remodel completed with full replacement of the old painted pressure-treated wood deck using Trex composite decking, Trex posts, and Trex railing for a longer-lasting and lower-maintenance finish. The land sloped down to the right of the house where decaying retaining walls needed to be addressed and the backyard needed a complete overhaul. – Add curb appeal – Create seasonal interest – Replace failing retaining walls – Create a cohesive space in both the front and rear yards APPROACH The timber wall in the rear yard was removed along with the decaying wall in the front yard. The updated design incorporated a new masonry retaining wall to complement the stucco finish on the house. A natural moss rock wall was added to the front right side of the house to help even out the grade along the foundation. A selection of hardy plants were selected to soften the architecture of the home, providing year-round interest and immense curb appeal. PLANTING COMPONENTS • Large specimen trees, such as hinoki cypress and holly were used to add height and to anchor the home within the landscape. • Southern magnolia and birch trees were placed in the lawn to add color and shade. • Flowering hydrangea, carpet roses, azaleas and perennials such as geranium, liriope, astilbe, coreopsis and nepeta were used to create seasonal interest.
