As seen in this photo, the front to back view offers homeowners and guests alike a direct view and access to the deck off the back of the house. In addition to holding access to the garage, this space holds two closets. One, the homeowners are using as a coat closest and the other, a pantry closet. You also see a custom built in unit with a bench and storage. There is also access to a powder room, a bathroom that was relocated from middle of the 1st floor layout. Relocating the bathroom allowed us to open up the floor plan, offering a view directly into and out of the playroom and dining room.

Luxurious modern sanctuary, remodeled 1957 mid-century architectural home is located in the hills just off the Famous Sunset Strip. The living area has 2 separate sitting areas that adorn a large stone fireplace while looking over a stunning view of the city. I wanted to keep the original footprint of the house and some of the existing furniture. With the magic of fabric, rugs, accessories and upholstery this property was transformed into a new modern property.

Characterized by strong horizontal lines, which symbolize ongoing purpose, Rustica’s Rip Tops are a proprietary design using 100% recycled solid knotty alder wood strips that would otherwise be thrown away. This unique barn door is made from a beautiful composition of staggered wood strips at different heights and sizes. Each horizontally aligned panel is a reclaimed and salvaged piece of art.

This project questions the need for excessive space and challenges occupants to be efficient. Two shipping containers saddlebag a taller common space that connects local rock outcroppings to the expansive mountain ridge views. The containers house sleeping and work functions while the center space provides entry, dining, living and a loft above. The loft deck invites easy camping as the platform bed rolls between interior and exterior. The project is planned to be off-the-grid using solar orientation, passive cooling, green roofs, pellet stove heating and photovoltaics to create electricity.

We were asked to add a small sunroom off a beautiful 1960's living room. Our approach was to continue the lines of the living room out into the landscape. Opening up and glazing the walls on either side of the fireplace gave more presence to the Dale Chihuly piece mounted above while visually connecting to the garden and the new addition. This was an incredible patio home remodel we completed in the Fall of 2013. The original interior was straight from the early 1980s. We brought the property every luxury of a 21st century kitchen - slow close drawer glides, farmhouse sink, panel-front dishwasher and refrigerator, beaded inset cabinets, island with eat-in barstools....the list goes on. Every room on the first floor was transformed with newly installed hardwood floors, crown molding, and fresh paint. The two-sided fireplace was refaced on either side as well as given brand new molding, mantles, and recessed lighting. An alder wood bookshelf was installed in the dining room. The master bath received a full-size laundry closet (in lieu of the former laundry closet which was in the kitchen where we now have a built-in and TV!). We expanded the shower to give room for a seat. The original vanity was ripped out and replaced with custom-built vanities, new lighting, mirrors, etc. Every inch of this patio home has been elevated! Off-white Decora maple cabinets, an Ethan Allen chandelier and Seapearl quartzite grey and green countertops transformed an outdated kitchen into a peaceful sanctuary. A high gloss ceramic handmade tile, Light Ocean from Quemere International, reflects light from the kitchen's large window. Stamped concrete island cabinets provide an enchanting color contrast to the Chantille cabinets. Amish wood stools offer understated seating. Top Knobs trunk pulls in polished nickel contribute to this kitchen’s high class. The existing kitchen floor plan in this 20-year-old Fairfax Station did not require enlarging. The homeowners upgraded to a double oven and converted from electric to gas. In the breakfast room, a Hinkley chandelier above a Lee Industries table accommodates eight, with an open view of an updated fireplace. After removing the wall between living and breakfast rooms, in-house lead carpenter Bruce designed and built the classic columns on either side of the arch between the rooms. This basement needed a serious transition, with light pouring in from all angles, it didn't make any sense to do anything but finish it off. Plus, we had a family of teenage girls that needed a place to hangout, and that is exactly what they got.
