This house was designed to maintain clean sustainability and durability. Minimal, simple, modern design techniques were implemented to create an open floor plan with natural light. The entry of the home, clad in wood, was created as a transitional space between the exterior and the living spaces by creating a feeling of compression before entering into the voluminous, light filled, living area. The large volume, tall windows and natural light of the living area allows for light and views to the exterior in all directions. This project also considered our clients' need for storage and love for travel by creating storage space for an Airstream camper in the oversized 2 car garage at the back of the property. As in all of our homes, we designed and built this project with increased energy efficiency standards in mind. Our standards begin below grade by designing our foundations with insulated concrete forms (ICF) for all of our exterior foundation walls, providing the below grade walls with an R value of 23. As a standard, we also install a passive radon system and a heat recovery ventilator to efficiently mitigate the indoor air quality within all of the homes we build.

Challenging design and engineering, Shell Designer Coffee Table combines monumental and brutal physicality, using stacked and fractured glass. Designed by the legendary British sculptor Danny Lane for Fiam Italia and manufactured in Italy, Shell Cocktail Table exploits the strength of glass under compression and combines sophisticated construction and apparent simplicity. Shell’s glass base is made of 12mm thick curved glass while its hand sculptured top is made of 15mm thick glass.

Living spaces are compressed between the retaining walls that hold back the earth and a series of glass facades facing the ocean and Santa Monica Bay. The name of the project stems from the physical and psychological protection provided by wearing reflective sunglasses. On the house the “glasses” allow for panoramic views of the ocean while also reflecting the landscape back onto the exterior face of the building.

A doctor in Dallas hired Mapos to design his dream home in the upscale neighborhood of Bluffview that would serve as both a haven from his hectic days at the hospital and a space to support his active outdoor lifestyle. Mapos was tasked with designing a modern home that would function as a definitive counterpoint to the new, yet traditional McMansions on adjacent properties.
The client emphasized the necessity of informal living and dining areas for entertaining, spacious bedrooms, a home office, and plentiful storage space for his outdoor gear and automobiles. He also requested an outdoor pool, hot tub, and lush landscape to isolate the property and establish a sense of privacy.
The two-story interior was designed as an open volume with the second floor inserted into a larger box, creating a dramatic interplay of double-height and compressed spaces on the lower level. For the exterior, Mapos composed the house out of four flat-roofed volumes, assembled to create welcoming front and rear outdoor spaces, intimate landscaped side gardens, and visual protection from the neighbors. The forms and proportions combined contain a rich assembly of indoor and outdoor spaces that will serve the client for years to come.

A glass bridge connects the modern addition to the re-built historic home. A floating wood ceiling compresses the space from the taller entry and eventually opens again in the sitting room as one passes from the limestone entry structure to the brick historic home beyond.

The open space plan on the main level of the Prairie Style home is deceiving of the actual separation of spaces. This home packs a punch with a private hot tub, craft room, library, and even a theater. The interior of the home features the same attention to place, as the natural world is evident in the use of granite, basalt, walnut, poplar, and natural river rock throughout. Floor to ceiling windows in strategic locations eliminates the sense of compression on the interior, while the overall window design promotes natural daylighting and cross-ventilation in nearly every space of the home.
Glo’s A5 Series in double pane was selected for the high performance values and clean, minimal frame profiles. High performance spacers, double pane glass, multiple air seals, and a larger continuous thermal break combine to reduce convection and eliminate condensation, ultimately providing energy efficiency and thermal performance unheard of in traditional aluminum windows.
