Dusty Waldrop of Waldrop Builders engaged Kinney & Associates to design a semi-modern 4000-square foot speculative reside-nce that is in the Verano neighborhood of Barton Creek. The program included three bedrooms in the main house (one doubling as an office) each with their own bathrooms, a Living Room, and a Family Room adjacent the Kitchen, as well as Dining Rooms. The developer also wanted a separate Guest Quarters located adjacent an Outdoor Living area and the pool. One design feature of the residence was the custom-cut limestone facade comprised of large 24" x 12" precisely cut stones arranged in a running bond pattern. This gives the facade a very modern yet warm feel. The other exterior materials chosen for the house were wood and stucco, which complement the stone dramatically.

Our design for the 2014 SF Flower and Garden Show was marine themed, specifically inspired by the boatyards found along the California coast. Almost all the wood shown is up-cycled fence boards with the arbor comprised of used fence posts bolted together.

This transitional kitchen looks amazing. The painted Wellborn cabinets have Hartford full-overlay doors in Pewter finish. The Salinas White granite countertops which show a nice flowing movement in the pattern are a mixture of gray and white. The custom tile counter to ceiling backsplash is comprised of 3x6" gray subway tile with an inset of white and mushroom colored porcelain mosaic tile with an arabesque pattern behind the range.

Outdoor patios are frequently viewed as an extension of indoor living space. This larger home, constructed on Martha’s Vineyard, is a collection of informal, dormered gable components and grounding one-story, shed-roof elements that reduce its overall scale. Designed to take advantage of a gently sloping up-Island property, this 5500 sq. ft. (not including finished basement) six-bedroom home includes staggered floor levels that climb from the front of the site to the rear. Generous, open living space on the entry level -- anchored on the west end by a fireplace and on the east end by the kitchen -- borders a dining area that’s nestled under a roof which also shelters the adjacent wrap-around porch. A deck off the rear of the dining space extends around the kitchen and is easily accessible from the nearby family room, too. In the back of this estate just outside of Omaha, Nebraska, Elite Landscaping designed a custom concrete swimming pool with a covered pool house and 360-degree, negative-edge spa. The pool house features an outdoor kitchen and bar area, which rests on posts that adjoin the raised pool wall. The pool house was built as an exact architectural match to the house, from the stucco, to the cedar decking beams, down to the paint color. This covered outdoor entertaining area provides a shady spot in the afternoons, where guests can lounge on four in-pool, swim up bar stools. The rest of the pool remains in full sun. The sunken swim-up bar is adorned with glass tile accents, and the pool wall features natural stone. Oversized, UniLock bluestone pavers comprise the pool deck and patio. The unique negative-edge spa sits above the pool, and was designed so one half of the spa flows into the pool while the other half flows back into the landscaping. The entire poolscape is automated by a Pentair IntelliTouch system that runs off of a smartphone or other device. With the touch of a button, the homeowners can adjust pool and spa temperatures, change water flow speed, program the FX color-changing LED lights, and even test the pool chemistry.

The Lakeview Townhomes are located in the heart of downtown Seattle. The complex of three separate buildings comprised of five Townhome units is nestled into a difficult site at the base of Capitol Hill overlooking Lake Union, the Seattle Center, and Downtown Seattle. Like most of my work, the Lakeview Townhomes strive to incorporate the needs of a modern and sustainable lifestyle. Utilizing a simple and ‘organic’ material pallet such as Cedar siding, concrete floors, plywood, and raw steel interior details and finishes, the Townhomes are an elegant example of a sustainable, minimal, urban aesthetic. As the principal and sole employee of 360 Design Studio I was responsible for the full scope of architectural services; from SD through construction administration, including landscape design. Organic, clear finishes help to emphasise the character and beauty of the natural materials. Where ever possible the construction materials and details were left exposed. This, structural expression, along with the use of natural wood products combine to create a ‘warm industrial’ quality, and rich interior character.

This year round two-family cottage is comprised of seven modules which required just 25 days to construct in an off-site facility. When assembled, these prefabricated units form a building that is 38 metres long but less than 5 metres wide. The length offers a variety of living spaces while the constricted width maintains a level of intimacy and affords views of the lake from every room. Sited along a north-south axis, the cottage sits obliquely on a ridge. Each of the three levels has a point of access at grade. The shared living spaces are entered from the top of the ridge with the sleeping spaces a level below. Facing the lake, the east elevation consists entirely of sliding glass doors and provides every room with access to the forest or balconies. Materials fall into two categories: reflective surfaces – glazing and mirror, and those with a muted colouration – unfinished cedar, zinc cladding, and galvanized steel. This Inner Suburban Cottage is located in Tighes Hill, Newcastle, formerly an industrial area but due to it's proximity to the city is now becoming popular with young families and professionals seeking the inner city lifestyle. The client brief was to replace a rundown two bedroom miners cottage with a modern home for a family of three children and two adults on a 320sqm corner block. The design solution delivered the main house containing open living, dining, kitchen, three bedrooms, main bathroom, laundry and double garage. The large parents retreat comprising of a combined spacious bedroom, lounge and sitting area, seperate kitchen and generous ensuite is located above the double garage, connects to the house via an internal stairway and features a separate entrance to enable the space to be utilised as self-contained guest lodging. The street front facade reflects the original miners cottage with weatherboards, front porch and skillion roof while beyond the street frontage, a stylish transition to finishes such as Colorbond Nail Strip cladding and timber paneling relfect the contemporary style of the young family. Passive solar design was incorporated with north-oriented living, dining, kitchen areas featuring polished concrete slab for thermal mass. Cross-ventilation has been incorporated into the design with strategic window placement throughout. The seamless transition from indoor living areas to covered outdoor entertaining area is achieved through the polished concrete slab continuing from indoors to outdoors, at one level and large sliding stacker doors with screens.

Magnolia takes the idea of indoor and outdoor living to a new level. The entire first floor of the residence is built on two sides of an outdoor entertainment lanai which features a summer kitchen for grilling and loads of space. An open plan kitchen, dining, and family room are on one side of the lanai and a large detached game/play room with separate bath is on the other side of the lanai. The game/play room has 90 degree, floor to ceiling stacking doors which pocket into the wall cavity making the game/pay room completely open to the lanai. The master bedroom and master bathroom, 100 square foot loft, and two additional bedrooms with a hall bath and laundry room comprise the entire second floor. A side entry, three car garage is attached to the front of the house which helps to define the courtyard entry. The home has 2,854 square feet of air conditioned space with a total under roof square footage of 4,315.
