The main volume of the house is comprised of one space, combining the kitchen, dining, living area and custom bar. Unexpected angles add interest to the open floor plan, where interior columns and special ceiling treatments create definition and distinction. A tray ceiling refines the master suite, which features a bay window, twin walk-ins and an impressive bath with dual vanities, garden tub and oversized shower. With adjacent neighbors within a fairly dense section of Paradise Valley, Arizona, C.P. Drewett sought to provide a tranquil retreat for a new-to-the-Valley surgeon and his family who were seeking the modernism they loved though had never lived in. With a goal of consuming all possible site lines and views while maintaining autonomy, a portion of the house — including the entry, office, and master bedroom wing — is subterranean. This subterranean nature of the home provides interior grandeur for guests but offers a welcoming and humble approach, fully satisfying the clients requests. While the lot has an east-west orientation, the home was designed to capture mainly north and south light which is more desirable and soothing. The architecture’s interior loftiness is created with overlapping, undulating planes of plaster, glass, and steel. The woven nature of horizontal planes throughout the living spaces provides an uplifting sense, inviting a symphony of light to enter the space. The more voluminous public spaces are comprised of stone-clad massing elements which convert into a desert pavilion embracing the outdoor spaces. Every room opens to exterior spaces providing a dramatic embrace of home to natural environment. The stone’s tones gaveforth the rest of the material palette including a champagne-colored metal fascia, a tonal stucco system, and ceilings clad with hemlock, a tight-grained but softer wood that was tonally perfect with the rest of the materials. The interior case goods and wood-wrapped openings further contribute to the tonal harmony of architecture and materials. This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values. This charming European-inspired home juxtaposes old-world architecture with more contemporary details. The exterior is primarily comprised of granite stonework with limestone accents. The stair turret provides circulation throughout all three levels of the home, and custom iron windows afford expansive lake and mountain views. This steep slope is a series of retaining walls planted with deep rooted and drought tolerant plantings to retain the slope. The scene is framed with a fire pit to the left and a river below. And on the other side, there is a naturalistic water feature comprising a waterfall and pond. Natural stone was used for the construction of the retaining walls, the water feature and the fire pit and patio. This is great combination of practical and environmentally friendly solutions to create usable space.

This front yard was in desperate need of a little curb appeal and we were up to the challenge! Wanting a unique look, we put a twist on the classic front stoop and walkway design by adding more patio space, an inset circle for a portable fire pit, and a seat wall to separate the patio space from the attached driveway. The patio features Belgard's Laffit Rustic Slab pavers in London Grey with a soldiers course of Holland Stone in Ashbury Haze. The inset circle is comprised of Holland Stone in Bristol Beige. The project takes the form of an architectural cast-in-place concrete base upon which a floating sheet steel clad open-ended volume and an 8-4-16 masonry volume are situated. Placed within an idyllic beach community, this modern family home is filled with both playful and functional spaces. Natural light reflects throughout and oversized openings allow for movement to the outdoor spaces. Custom millwork completes the kitchen with concealed appliances, and creates a space well suited for entertaining. Accents of concrete add strength and architectural context to the spaces. Livable finishes of white oak and quartz are simple and hardworking. High ceilings in the bedroom level allowed for creativity in children’s spaces, and the addition of colour brings in that sense of playfulness. An extreme makeover turns an unassuming lanai deck into an outdoor oasis. These Bonita Bay homeowners loved the location of their home, but needed it to fit their current lifestyle. Because they love to entertain, they wanted to maximize their outdoor space—one that would accommodate a large family and lots of guests. Working with Progressive Design Build, Mike Spreckelmeier helped the homeowners formulate a list of ideas about what they wanted to achieve in the renovation; then, guided them through the process of planning their remodel. The renovation focused on reconfiguring the layout to extend the outdoor kitchen and living area—to include a new outdoor kitchen, dining area, sitting area and fireplace. Finishing details comprised a beautiful wood ceiling, cast stone accents, and porcelain tile. The lanai was also expanded to include a full size bocce ball court, which was fully encased in a beautiful custom colonnade and screen enclosure. With the extension of the outdoor space came a need to connect the living area to the existing pool and deck. The pool and spa were refinished; and a well thought-out low voltage remote-control relay system was installed for easy control of all of the outdoor and landscape lighting, ceiling fans, and hurricane shutters. This outdoor kitchen project turned out so well, the Bonita Bay homeowners hired Progressive Design Build to remodel the front of their home as well. To create much needed space, Progressive Design Build tore down an existing two-car garage and designed and built a brand new 2.5-car garage with a family suite above. The family suite included three bedrooms, two bathrooms, additional air conditioned storage, a beautiful custom made stair system, and a sitting area. Also part of the project scope, we enlarged a separate one-car garage to a two-car garage (totaling 4.5 garages), and build a 4,000 sq. ft. driveway, complete with landscape design and installation.
