Conceived by architect Rafael Viñoly—432 Park Avenue is the tallest residential skyscraper in the Western Hemisphere. This apartment designed by John Beckmann and his design firm Axis Mundi has some of the most breathtaking views in Manhattan. Known for their glamorous low-slung aesthetic, Axis Mundi took the challenge to design the residence for an American client living in China with a family of four, and an important art collection (including the likes of Cy Twombly, Gerhard Richter, Susan Frecon, Vik Muniz and Lisette Schumacher, among others). In the dining room, a Bocci “28 Chandelier” hangs above an intricate marble and brass table by Henge, with ceramics by John Born. Entering the main living area, a monumental “Let it Be” sectional from Poltrona Frau sits on a silver custom-designed Joseph Carini wool and silk rug. A ‘Surface” coffee table designed by Vincent Van Duysen and “Fulgens” armchairs in saddle leather by Antonio Citterio for B&B Italia create the penultimate space for entertaining. The sensuous red library features custom-designed bookshelves in burnished brass and walnut, as a “Wing Sofa” in red velvet from Flexform floats atop a “Ponti” area rug from the Rug Company. “JJ Chairs” in Mongolian lamb fur from B&B Italia add a rock and roll swagger to the space. The kitchen accentuates the grey marble flooring and all-white color palette, with the exception of a few light wood and marble details. A dramatic pendant in hand-burnished brass, designed by Henge, hovers above the kitchen island, while a floating marble counter spans the window opening. It is a serene spot to enjoy a morning cappuccino while pondering the ever-changing skyline of the Metropolis. In a counterintuitive move, Beckmann decided to make the gallery dark by finishing the walls in a smoked lacquered plaster with hints of mica, which add sparkle and glitter. John Beckmann made sure to include extravagant fabrics from Christopher Hyland and a deft mix of textures and colors to the design. In the master bedroom is a wall-length headboard system in leather and velvet panels from Poliform, with luxurious bedding from Frette. Dupre Lafon lounge chairs in a buttery leather rest on a custom golden silk carpet by Joseph Carini, while a pair of parchment bedside lamps by Jean Michel Frank complete the design. The facade is treated with an LED lighting system which changes colors and can be controlled by the client with their iPhone from the street. It presents clean lines and a soaring roofline overhanging tall glass doors and clerestory windows. The new construction luxury home was designed by our Carmel design-build studio with the concept of 'hygge' in mind – crafting a soothing environment that exudes warmth, contentment, and coziness without being overly ornate or cluttered. Inspired by Scandinavian style, the design incorporates clean lines and minimal decoration, set against soaring ceilings and walls of windows. These features are all enhanced by warm finishes, tactile textures, statement light fixtures, and carefully selected art pieces. In the living room, a bold statement wall was incorporated, making use of the 4-sided, 2-story fireplace chase, which was enveloped in large format marble tile. Each bedroom was crafted to reflect a unique character, featuring elegant wallpapers, decor, and luxurious furnishings. The primary bathroom was characterized by dark enveloping walls and floors, accentuated by teak, and included a walk-through dual shower, overhead rain showers, and a natural stone soaking tub. An open-concept kitchen was fitted, boasting state-of-the-art features and statement-making lighting. A Whole House Transformation – conceived as a remodel and addition, the final design iteration for this home is uniquely multifaceted. There were structural considerations and the overall floor plan design centered on maximizing the views. Additions to this home totaled over 1,200 square feet. What was once the master suite, on the second floor, is now a teenagers bedroom. The master suite was relocated to the first floor and is now overlooking the pool, pool house and patio with panoramic views of the backyard. The front entrance closet became the new entrance for the master suite, which includes a sprawling bathroom and boutique closet. Underneath this area is the new theater and billiard room located in the lower level. A new front entrance and roof gables were added for a seamless new exterior look on the right side of the house. The new functional home office, gourmet kitchen, wainscot dining room, and laundry on the main level were taken down to the studs. A new traditional style for the home was created with new cabinetry, trim and millwork, space planning and detail. The lower level was gutted and turned into an award winning showpiece with gym, full wet bar and kitchen, wine nook, family room and game room marrying the new addition with theater and billiard area. The entire exterior stucco was taken off the home and pool house replacing it with stone, stone pillars, shakes and board and batten. The small screen deck was torn off making for expansive 3 season living with a new covered stone grill area. The patio was expanded with a stone fireplace overlooking the entire backyard and pool area. Adding to the new design were landscape features with a new concrete driveway, stone address pier light, stamped concrete walkway to the newly created front covered porch and bead board ceiling, creating an amazing first impression.

If ever there was an ugly duckling, this master bath was it. While the master bedroom was spacious, the bath was anything but with its 30” shower, ugly cabinetry and angles everywhere. To become a beautiful swan, a bath with enlarged shower open to natural light and classic design materials that reflect the homeowners’ Parisian leanings was conceived. After all, some fairy tales do have a happy ending. By eliminating an angled walk-in closet and relocating the commode, valuable space was freed to make an enlarged shower with telescoped walls resulting in room for toiletries hidden from view, a bench seat, and a more gracious opening into the bath from the bedroom. Also key was the decision for a single vanity thereby allowing for two small closets for linens and clothing. A lovely palette of white, black, and yellow keep things airy and refined. Charming details in the wainscot, crown molding, and six-panel doors as well as cabinet hardware, Laurent door style and styled vanity feet continue the theme. Custom glass shower walls permit the bather to bask in natural light and feel less closed in; and beautiful carrera marble with black detailing are the perfect foil to the polished nickel fixtures in this luxurious master bath. Located in an 1890 Wells Fargo stable and warehouse in the Hamilton Park historic district, this intervention focused on creating a personal, comfortable home in an unusually tall loft space. The living room features 45’ high ceilings. The mezzanine level was conceived as a porous, space-making element that allowed pockets of closed storage, open display, and living space to emerge from pushing and pulling the floor plane. The newly cantilevered mezzanine breaks up the immense height of the loft and creates a new TV nook and work space. This 3 BR, 3 1/2 bath home allows the owners to live on one level most of the time. The Master Suite is on the main level along with the Living Room, Kitchen, Dining, pantries, Sun Room and service areas. The upper level houses two ample bedrooms while the lower level supports a rec center, media room, wine cellar, shop and full wet bar. Conceived as a Great Room house, the main level is designed as one seamless space that flows onto an ample deck overlooking the rear yard. We also incorporated a variety of green building techniques - photo-voltaic shingles on the roof of the garage to generate a portion of the home's energy, a super insulated building envelope, rain water harvesting, high performance windows and doors, a high efficiency heat pump, low flow bath & kitchen fixtures, Energy Star appliances and LED lighting - that greatly reduced this structure's carbon footprint. All of the strategies amounted to a 30% reduction in the energy consumption in this home relative to comparable structures.

This cedar-wrapped poolhouse sits within the zoning footprint of an existing, dilapidated garden shed. It was conceived as an indoor/outdoor room, with three large barn doors sliding open to seamlessly connect the interior to an adjacent cedar deck and elevated 25-meter swimming pool. The space contains open showers, a toilet room and kitchenette and functions equally well as a spa in winter, with a Japanese soaking tub and sauna.
