A dated country kitchen was updated from a closed off space into an open concept design creating a tied in design between the first floor laundry room, with new locker style cabinetry, through the eat in kitchen and ending in the family room. The sun room was transformed into an attached office, and the family's fireplace was updated with a custom mantel to match the new woodwork throughout the first floor home.

THE PROBLEM Our clients fell in love with the this home and its beautiful, secluded surroundings the first time they saw it. Over time however, the split living space on the main floor proved to be not as functional as they wanted it to be for their family nor did it provide a great connection to the outdoor space that they loved so much. THE SOLUTION The solution, while clear, was not simple. To remove the main load bearing wall shared by these two rooms took a considerable amount of framing and the introduction of new structural components to merge two unique rooflines. The removal of the wall created an eat-in kitchen with a wall of windows and an open concept living area. One of the main features and highlights of this space is a uniquely designed banquette that is a custom built-in extension of the island offering both seating at the island as well as a place for an actual dining table. The new layout also offered ample spacing for cooking, plenty of preparation space as well as a coffee and tea area for the family's assortment of favorite beverages. Custom cabinetry adorns the walls alongside a neutral and class backsplash, new white oak floors, updated entryway and hallway pantry closet.

The scope of this project was to remodel the entire first floor of the home. The goals were to create more functional space in the kitchen and family room area and open up views between the living room and foyer. The kitchen was completely redone to change from a U-shape work area to an L-shape with an island. The homeowner also requested a mudroom space. A center island was designed for dining and storage. The geologist homeowner selected a unique granite slab for the island focal point of the room. Quartz surfaces were used for perimeter counters and white subway tile was selected for the backsplash and stove area. New wood floors were installed throughout the first floor. We remodeled the kitchen of this lovely 1950's Tujunga home. We reconfigured the kitchen with the removal of a large chimney and wall, creating an open concept layout between the kitchen, dining room, and living room. From the foyer of the home, there is now an open view of the kitchen from the living room. We removed 745 sq. of old oakwood flooring and replaced it with brand new oakwood in the kitchen. As a method to add more space, we added 172 sq. to create a nook for space to install stacked laundry units. The kitchen measures 17'5" by 18'5" and the kitchen island measure 8'3" by 5". We installed a brand new set of white shaker cabinets, gray solid surface countertops, and a beautiful white marble countertop on the island. The kitchen island can seat five people, it has a built-in wine cooler, and beautiful modern fixtures that float above the island. We also installed a brand new stovetop, hood range, dishwasher, double sink bowl, and a 3-way light dimmer switch. For lighting upgrades, we installed 12 new recessed lighting cans and an under cabinet light strip.
