The Challenge This beautiful waterfront home was begging for an update. Our clients wanted a contemporary design with modern finishes. They craved improved functionality in the kitchen, hardwood flooring in the living areas, and a spacious walk-in closet in the master bathroom. With two children in school, our clients also needed the project completed during their summer vacation – leaving a slim 90 days for the entire remodel. Could we do it? …Challenge accepted! Our Solution With their active summer travel schedule, our clients elected to vacate their home for the duration of the project. This was ideal for the intrusive nature of the scope of work. In preparation, our design team created a project plan to suit our client’s needs. With such a clear timeline, we were able to select and order long-lead items in plenty of time for the project start date. In the kitchen, we rearranged the layout to provide superior ventilation for the cooktop on the exterior wall. We added two large storage cabinets with glass doors, accented by a sleek mosaic backsplash of glass tile. We also incorporated a large contemporary waterfall island into the room. With seating at one end, the island provides both increased functionality and an eye-catching focal point for the center of the room. On the interior wall of the kitchen, we maximized storage with a wall of built-in cabinetry – complete with pullout pantry cabinets, a double oven, and a large stainless refrigerator. Our clients wisely chose rich, dark-colored wood flooring to add warmth to the contemporary design. After installing the flooring in the kitchen, we brought it into the main living areas as well. In the great room, we wrapped the existing gas fireplace in a neutral stack stone. The effect of the stone on the media and window wall is breathtaking. In the master bathroom, we expanded the closet by pushing the wall back into the adjacent pass-through hallway. The new walk-in closet now includes an impressive closet organization system. Returning to the master bathroom, we removed the single vanity and repositioned the toilet, allowing for a new, curb-less glass shower and a his-and-hers vanity. The entire vanity and shower wall is finished in white 12×24 porcelain tile. The vertical glass mosaic accent band and backlit floating mirrors add to the clean, modern style. To the left of the master bathroom entry, we even added a matching make-up area. Finally, we installed a number of elegant enhancements in the remaining rooms. The clients chose a bronze metal relief accent wall as well as some colorful finishes and artwork for the entry and hallway. Exceptional Results Our clients were simply thrilled with the final product! Not only did they return from their summer vacation to a gorgeous home remodel, but we concluded the project a full week ahead of schedule. As a result, the family was able to move in sooner than planned, giving them plenty of time to acclimate to the renovated space before their kids returned to school. According to Liz, the biggest obstacle was coming up with a layout that worked to meet her design wish list. She explains: “The refrigerator used to open up next to the column. The area between the fridge and the column was the primary traffic pattern from the kitchen to the living room. When the fridge door was opened it would block that access path entirely.” This also limited the style of refrigerator that would fit the space. For instance, a French Door refrigerator with freezer wasn’t an option because the freezer drawer wouldn’t open all the way. This is another reason she opted to keep her existing Whirlpool refrigerator. “Correcting this traffic pattern was a big challenge for me,” she adds. “I actually spent years trying to figure out how to correct it. Plus, because the column was just sitting out in the middle of the room, it was very disconnected and detracted from the rest of the space.” She adds that previously all of the counter space were literally swaths of counter every two feet or so. Not very conducive to food prep or work flow! To remedy this, Liz had added an island cart years ago in the hopes of creating more space. However like the column, that too began to feel disconnected and not cohesive. She explains: “We had to walk around it to get from the fridge to the pantry, oven, and stove. The pantry was also on the opposite side of the kitchen from the fridge and made meal preparation cumbersome.” With IKD’s help, the solution presented itself. She explains: “By moving the pantry next to the fridge and extending the corner and adding the peninsula, we gained large areas of counter space as well as correcting the cumbersome traffic pattern. Baking and meal prep is now so efficient! All of the food is right next to each other. We have dedicated baking and prep areas, and a dedicated cooking area. Previously all of the food, prep, and cooking was all broken up throughout the space.” “As for installation, the only issue was that I gave an incorrect dimension to IKD on the location of the window over the sink. I ended up needing to get different dimension cabinets on both sides of the sink and window. Thankfully I noticed this at the very beginning and we were able to recover really easily from the mistake,” she concludes.

Every now and again, I get a call from a client located on the small peninsula of Sandbanks, Poole. Sandbanks, sometimes referred to as ‘Britain’s Palm Beach’, is known for its fantastic beach and high value property. My client asked me to take a look at a Travertine floor in his kitchen which was, in fact, more highly polished than he had wanted. The polished finish had worn off the travertine tiles where they had been walked on, leaving a dull trackway running down the centre of the kitchen. With its distinct characteristics, travertine is a popular choice for kitchen flooring, although it is also quite often used in bathrooms. In any case Travertine tiles will need regular maintenance to keep them looking their best. Unfortunately, the kitchen floor must have experienced some sort of settlement or shrinkage as a long crack has appeared, which ran along the same line as the dull trackway. It is not uncommon for Travertine tiles to crack due to wear over time, or even bad fitting in some cases. While the exact cause of the crack was unclear, the homeowner concluded that the floor was certainly in need of restoration. Repairing a crack in a Travertine tiled floor Replacing the Travertine tiles was not an option due to a lack of spare tiles, so I opted instead to fill the crack in the floor using Harbro Stone Filler, an epoxy stone filler, matching the colour of the tile as closely as possible. I left this to set, before sanding down the excess filler. My next action was to use a set of Tile Doctor Diamond burnishing pads to sand out any scratches and restore a more even shine to the floor, as per the client’s request. For polished stone, I recommend using a set of four burnishing pads applied in order: Coarse, Medium, Fine, and Very Fine. I used these one after the other with a little water to lubricate and restore the surface polish to the desired level. Sealing a Travertine tiled floor The next day, I returned to seal the floor with a couple of coats of Tile Doctor Colour Grow sealer. Colour Grow is a colour enhancing, impregnating sealer which penetrates deeply into the pores of the stone, thereby preventing dirt from becoming ingrained within. This particular sealer also enhances the natural colours within the Travertine tile, whilst also providing long term durable protection. Although the crack could not be made to disappear completely, its appearance was much improved. The customer was also very pleased with the long-lasting lower sheen provided, describing it as “the finish I had wanted in the first place when the tiles were fitted”.

This custom fireplace design was client's vision that came to life and accomplished what the client desired, which was to provide a focal point in the room and add warmth to the space. The fireplace features dramatic and vibrant real fire flame and is especially enjoable because of its location in the room and because there is no glass installed around it. This custom fireplace is designed with three open sides and two linear ribbon flame fires about thirty six inches long, covered with crushed black glass to enhance flame pattern. Collection hood was installed and suspended at the top, which connected to proper-sized vent system and power vent fan to ensure proper draft. This appliance is a custom built decorative gas fireplace. The custom outdoor fireplace is rated for use with propane only and exhausts through a power vented 14” B-vent flue. The fireplace controls are designed to ensure that the exhaust fan has established an adequate draft via a pressure switch prior to initiating the pilot gas ignition sequence. This custom fireplace was approved by to the requirements contained in ANSI Z21.50-2014 “Vented Gas Fireplaces” standard. The investigation began on April 19, 2016 and concluded on April 29, 2016. The following non-destructive tests required by the applicable product standard were conducted with satisfactory results. Interlock systems Input manifold pressures Temperature Functionality The main burner tray is made of 16 gauge low carbon steel. Burners are easily removable, without the use of special tools, for repair and cleaning. The burner tray is readily accessible and designed so that one person can perform the removal and replacement unassisted. The burner is installed in a granite surround which is capable of supporting more than 300 lbs. The fireplace has an induced draft and the design is such as to prevent gas flow to the main burners and pilot burners in the event the blower providing the draft becomes inoperative. A pressure switch is used to achieve this. All controls are accessible for normal servicing and functional adjustment in position and are replaceable during normal servicing. Removal of an access panel to secure access to the control compartment is employed. Each appliance is equipped with an automatic gas ignition system which provides for ignition of main burner gas by means of proved pilot. If the presence of the pilot is not proved, automatic shut-off of pilot and main burner gas. The design of the custom fireplace is such that the flue gases from all burners are carried out of the appliance through a single flue outlet. The fireplace is equipped with a vent safety shut-off system designed to shut off main burner gas in the event the appliance venting system is blocked. The pressure switch device complies with a nationally recognized standard. The design of an electrically operated vent damper device and the control system are such that the damper is in the open position at all times that gas is flowing to the main burner. The firepalce is equipped with an automatic valve which controls both the pilot burner and the main gas.
