Originally built in the early twentieth century, this Orchard Lake cottage was purchased almost 10 years ago by a wonderful couple—empty nesters with an appreciation for stunning views, modern amenities and quality craftsmanship. They hired MainStreet Design Build to design and remodel their home to fit their needs exactly. Upon initial inspection, it was apparent that the original home had been modified over the years, sustaining multiple room additions. Consequently, this mid-size cottage home had little character or cohesiveness. Even more concerning, after conducting a thorough inspection, it became apparent that the structure was inadequate to sustain major modifications. As a result, a plan was formulated to take the existing structure down to its original floor deck. The clients’ needs that fueled the design plan included: -Preserving and capitalizing on the lake view -A large, welcoming entry from the street -A warm, inviting space for entertaining guests and family -A large, open kitchen with room for multiple cooks -Built-ins for the homeowner’s book collection -An in-law suite for the couple’s aging parents The space was redesigned with the clients needs in mind. Building a completely new structure gave us the opportunity to create a large, welcoming main entrance. The dining and kitchen areas are now open and spacious for large family gatherings. A custom Grabill kitchen was designed with professional grade Wolf and Thermador appliances for an enjoyable cooking and dining experience. The homeowners loved the Grabill cabinetry so much that they decided to use it throughout the home in the powder room, (2) guest suite bathrooms and the laundry room, complete with dog wash. Most breathtaking; however, might be the luxury master bathroom which included extensive use of marble, a 2-person Maax whirlpool tub, an oversized walk-in-shower with steam and bench seating for two, and gorgeous custom-built inset cherry cabinetry. The new wide plank oak flooring continues throughout the entire first and second floors with a lovely open staircase lit by a chandelier, skylights and flush in-wall step lighting. Plenty of custom built-ins were added on walls and seating areas to accommodate the client’s sizeable book collection. Fitting right in to the gorgeous lakefront lot, the home’s exterior is reminiscent of East Coast “beachy” shingle-style that includes an attached, oversized garage with Mahogany carriage style garage doors that leads directly into a mud room and first floor laundry. These Orchard Lake property homeowners love their new home, with a combined first and second floor living space totaling 4,429 sq. ft. To further add to the amenities of this home, MainStreet Design Build is currently under design contract for another major lower-level / basement renovation in the fall of 2017. The Lakota Residence occupies a spectacular 10-acre site in the hills above northwest Portland, Oregon. The residence consists of a main house of nearly 10,000 sf and a caretakers cottage/guest house of 1,200 sf over a shop/garage. Both have been sited to capture the four mountain Cascade panorama plus views to the city and the Columbia River gorge while maintaining an internal privacy. The buildings are set in a highly manicured and refined immediate site set within a largely forested environment complete with a variety of wildlife. Successful business people, the owners desired an elegant but "edgey" retreat that would accommodate an active social life while still functional as "mission control" for their construction materials business. There are days at a time when business is conducted from Lakota. The three-level main house has been benched into an edge of the site. Entry to the middle or main floor occurs from the south with the entry framing distant views to Mt. St. Helens and Mt. Rainier. Conceived as a ruin upon which a modernist house has been built, the radiused and largely opaque stone wall anchors a transparent steel and glass north elevation that consumes the view. Recreational spaces and garage occupy the lower floor while the upper houses sleeping areas at the west end and office functions to the east. Obsessive with their concern for detail, the owners were involved daily on site during the construction process. Much of the interiors were sketched on site and mocked up at full scale to test formal concepts. Eight years from site selection to move in, the Lakota Residence is a project of the old school process.

A master suite was added onto this idyllic farmhouse located in Fountain Inn, SC near Greenville. The addition provided a master suite on the main level of the home with a vaulted master bedroom with clerestory dormer windows, vaulted master bathroom with a central freestanding tub set in a framed alcove in front of a gorgeous picture window and crowned with a shimmering chandelier. An oversized marble tile shower with glass enclosure, tile niches and a bench seat flanks the tub on one side and is opposite and enclosed water closet with transom lites. Separate sink vanities allow for comfort and a seated make-up vanity is perfectly placed at the window for natural lighting. The hall leading to the master bathroom retreat is flanked by separate walk-in closets and has recessed pocket doors with transom lites. The suite has it's own vestibule providing the perfect transition area and access to the new study and half bath. The study was once part of a wrap-around porch and still benefits from the existing stone veneer chimney that was intentionally left exposed. The vaulted, yet intimate space is perfect for relaxing, reading, watching tv and conducting business. A paneled trophy wall adorns the wall opposite the stone chimney and provides a home for hunting trophies and cherished works of art. The powder room has a beautiful rustic barn door with circular saw marks and forged door hardware. A decorative open vanity with vessel sink and beaded chandelier add character and class. The Belfast Residence in Ohio is a new construction, custom modern house situated on a 150 acre farm. Panda solved the challenge of extending the intimate space of the kitchen into the expansiveness of the backyard by installing fully retractable TS.60 All Aluminum Thermally Broken Folding Door Systems. Custom designed for this space, this elegant and durable folding door system spans the entire wall of the kitchen. This door system uses cutting-edge aluminum extrusions with a polyamide bar to connect the frame together while reducing heat or cold transfer. When closed, this Bi-Fold door system provides a protective barrier that lowers u-factors, limits condensation, increases energy performance, and most of all reduces thermal conductivity. The architectural firm, Drawing Dept. designed a cantilevered roof reaching out over the pool on axis with a sunken fire pit, drawing the geometry of the house further out into the landscape. As a result, the heart of the home unrestrictedly extends toward the fire pit for optimal physical and visual connection. Impressive architectural design intertwined with Panda’s custom Bi-Fold doors can create unimaginable opportunities. No wonder this home was awarded the 2013 Merit Award from the American Institute of Architects (AIA) Cincinnati and the 2013 Honor Award from the CDA + Cincinnati Magazine for its exterior space! Inspiration for a large contemporary open concept light wood floor and brown floor living room remodel in Chicago with green walls and no fireplace

JDBG is wrapping up work on an expansive 2-story sunroom addition that also included modifications to the existing home’s interior and significant exterior improvements as well. The original project brief was to provide a conditioned 4-season sunroom addition where the homeowners could relax and enjoy their wooded views. As we delved deeper into our client’s overall objectives, it became clear that this would be no ordinary sunroom addition. The resulting 16’x25’ sunroom is a showstopper with 10’ high ceilings and wall to wall windows offering expansive views of the surrounding landscape. As we recommend with most addition projects, the process started with our Preliminary Design Study to determine project goals, design concepts, project feasibility and associated budget estimates. During this process, our design team worked to ensure that both interior and exterior were fully integrated. We conducted in-depth programming to identify key goals and needs which would inform the design and performed a field survey and zoning analysis to identify any constraints that could impact the plans. The next step was to develop conceptual designs that addressed the program requirements. Using a combination of 3-D massing, interior/exterior renderings, precedent imaging and space planning, the design concept was revised and refined. At the end of the study we had an approved schematic design and comprehensive budget estimates for the 2-story addition and were ready to move into design development, construction documentation, trade coordination, and final pricing. A complex project such as this involves architectural and interior design, structural and civil engineering, landscape design and environmental considerations. Multiple trades and subs are engaged during construction, from HVAC to electrical and plumbing, framers, carpenters and masons, roofers and painters just to name a few. JDBG was there every step of the way to ensure quality construction. Other notable features of the renovation included expanding the home’s existing dining room, incorporating a custom ‘dish room,’ and providing fully conditioned storage and his & her workrooms on the lower level. A new front portico will visually connect the old and new structures and a brand new roof, shutters and paint will further transform the exterior. Thoughtful planning was also given to the landscape, including a back deck, stone patio and walkways, plantings and exterior lighting. Thermory decking makes up the entertaining and dining spaces. The decking is surrounding with Corten steel edging and densely planted gardens which host Corten steel planters bowls and custom laser cut panels. A custom powder coated steel pergola covers the barbecue area.

There are so many beautiful elements in this recently completed home, but we can't take our eyes off of the kitchen!! Especially because it has a 5 1/2' Galley and a clean up sink to contain the mess, among other fabulous appliances including an induction cooktop, the Wolf Convection Steam Oven, and more. Inspiration for a contemporary home design remodel in Mumbai

Children’s waiting room interior design project at Princeton University. I was beyond thrilled when contacted by a team of scientists ( psychologists and neurologists ) at Princeton University. This group of professors and graduate students from the Turk-Brown Laboratory are conducting research on the infant’s brain by using functional magnetic resonance imaging (or fMRI), to see how they learn, remember and think. My job was to turn a tiny 7’x10′ windowless study room into an inviting but not too “clinical” waiting room for the mothers or fathers and siblings of the babies being studied. We needed to ensure a comfortable place for parents to rock and feed their babies while waiting their turn to go back to the laboratory, as well as a place to change the babies if needed. We wanted to stock some shelves with good books and while the room looks complete, we’re still sourcing something interactive to mount to the wall to help entertain toddlers who want something more active than reading or building blocks. Since there are no windows, I wanted to bring the outdoors inside. Princeton University‘s colors are orange, gray and black and the history behind those colors is very interesting. It seems there are a lot of squirrels on campus and these colors were selected for the three colors of squirrels often seem scampering around the university grounds. The orange squirrels are now extinct, but the gray and black squirrels are abundant, as I found when touring the campus with my son on installation day. Therefore we wanted to reflect this history in the room and decided to paint silhouettes of squirrels in these three colors throughout the room. While the ceilings are 10′ high in this tiny room, they’re very drab and boring. Given that it’s a drop ceiling, we can’t paint it a fun color as I typically do in my nurseries and kids’ rooms. To distract from the ugly ceiling, I contacted My Custom Creation through their Etsy shop and commissioned them to create a custom butterfly mobile to suspend from the ceiling to create a swath of butterflies moving across the room. Their customer service was impeccable and the end product was exactly what we wanted! The flooring in the space was simply coated concrete so I decided to use Flor carpet tiles to give it warmth and a grass-like appeal. These tiles are super easy to install and can easily be removed without any residual on the floor. I’ll be using them more often for sure! Substantial renovations conducted by Alberghini Architect Inc. over the past 10 years have transformed this residence into a home that the owners’ call their own “private paradise.” The most recent project, a solarium on the second floor, has created a year-round garden. There is a natural flow, a continuum, between the indoors and nature. The owners say that the space has a serene relaxing beauty and has become an inspiring work space as well as a retreat from their busy schedules. Additionally, they are sleeping more soundly in the adjacent master suite. They attribute all of these benefits to the fact that the solarium was designed and built using BioGeometry®.

Everyone needs a little space of their own. Whether it’s a cozy reading nook for a busy mom to curl up in at the end of a long day, a quiet corner of a living room for an artist to get inspired, or a mancave where die-hard sports fans can watch the game without distraction. Even Emmy-award winning “This Is Us” actor Sterling K. Brown was feeling like he needed a place where he could go to be productive (as well as get some peace and quiet). Sterling’s Los Angeles house is home to him, his wife, and two of their two sons – so understandably, it can feel a little crazy. Sterling reached out to interior designer Kyle Schuneman of Apt2B to help convert his garage into a man-cave / office into a space where he could conduct some of his day-to-day tasks, run his lines, or just relax after a long day. As Schuneman began to visualize Sterling’s “creative workspace”, he and the Apt2B team reached out Paintzen to make the process a little more colorful. The room was full of natural light, which meant we could go bolder with color. Schuneman selected a navy blue – one of the season’s most popular shades (especially for mancaves!) in a flat finish for the walls. The color was perfect for the space; it paired well with the concrete flooring, which was covered with a blue-and-white patterned area rug, and had plenty of personality. (Not to mention it makes a lovely backdrop for an Emmy, don’t you think?) Schuneman’s furniture selection was done with the paint color in mind. He chose a bright, bold sofa in a mustard color, and used lots of wood and metal accents throughout to elevate the space and help it feel more modern and sophisticated. A work table was added – where we imagine Sterling will spend time reading scripts and getting work done – and there is plenty of space on the walls and in glass-faced cabinets, of course, to display future Emmy’s in the years to come. However, the large mounted TV and ample seating in the room means this space can just as well be used hosting get-togethers with friends. We think you’ll agree that the final product was stunning. The rich navy walls paired with Schuneman’s decor selections resulted in a space that is smart, stylish, and masculine. Apt2B turned a standard garage into a sleek home office and Mancave for Sterling K. Brown, and our team at Paintzen was thrilled to be a part of the process.
