Country House Living Room: New Tile Floor – To better conduct the heat, we replaced the old wood floors with porcelain tile. New radiators, insulation, ductwork, and enclosing the basement staircase improved the function of their HVAC. Fireplace Makeover – To create a new focal point for the living room, we installed a new fire box, new mantle, and floor to ceiling stone. The goal was to draw the eye up to the vaulted beamed ceiling. Open Concept Layout – The wall between the kitchen and living room was removed to connect the two spaces. We added new cabinetry along the wall with a tall bookcase. Since they didn’t use their formal dining room, a small dining table was added to the living room. New Railing & Stairs – The staircase to the kitchen area was tricky because we needed to find a style that would make it feel airy. We did a glass enclosure with a simple metal railing and moved the staircase to the center of the room to allow room for the piano.

Custom Home Theater The creative minds behind Theater Monster put their heads together to develop an inspired and unique home theater for the residents of this particular home. They wanted to design a rustic theater that their client would be proud to show to guests, so it was a must to think outside the box. After conducting extensive research, Eldorado Stone was selected to meet their design needs and Autumn Leaf RoughCut was applied to the main walls. Additionally, they incorporated further visual appeal by constructing a modern, rolling tongue and groove ceiling to resemble a sound wave. Surprisingly, the use of architectural stone veneer in this space didn’t interfere with the quality of sound throughout the home theater. The rough edges of the stone helped to break up the sound waves emitted from the sound system and resulted in an even emission of sound in this space. Smooth walls typically cause refraction of sound unless heavily insulated, so the stone did double-duty by not only looking aesthetically appealing but also acting as natural insulation. Considering this was the first time the professionals at Theater Monster veered from more standard materials and utilized stone in a theater, they couldn’t have been happier with the end result. On this major remodel in Santa Cruz we were faced with a dilapidated Victorian built in 1904. We began by creating a complete set of building plans detailing the renovation and remodeling of the building. We added new square footage to the master bedroom, reengineered and rebuilt the back half of the structure and then completely replaced all of the plumbing and electrical services. All of our construction on the exterior was required to match the original in order to comply with the historical status of the building. This project was conducted under the new green building guidelines established by the City of Santa Cruz. We were able to recycle nearly 80% of our demolition and construction refuse. We took care to preserve and renovate the existing redwood window casings and all of the original custom heart redwood doors in the home. These were planed, sanded and refinished to both save cost and maintain the vintage warmth of the original structure. The windows were recycled and new Marvin dual pane wood windows installed in their place. The original upstairs redwood flooring was preserved and the damaged sections replaced with material salvaged from the flooring at the first story. These surfaces were sanded and finished to recreate the look of the former flooring. We were also able to save and reuse the decorative fireplace mantle from the original construction.

Siding Installation We install Double 4.5" Encore Dutch Lap siding in Natural Clay with precision, ensuring straight lines, tight seams, and consistent spacing throughout. 6. Trim, Shutters & Moldings All shutters and exterior moldings are carefully reinstalled and aligned, maintaining the home’s original character while enhancing the updated look. 7. Final Detailing & Cleanup We complete all finishing touches, conduct a full quality check, and leave the property clean and ready to enjoy.

"Doctor's Row" is the name given for the eastern side of the 900 block of Washington Street in Hoboken, where historically many local doctors both conducted business and lived upstairs. For our part, on the heels of replacing every tread in the home with rift and quartered white oak, the next assignment was to match an existing circa 1870's Victorian railing system in an existing Victorian context. We were able to match the pineapple detail on the newel post (the pineapple being an indication of hospitality in traditional American architecture). The existing estate illustrating a period clouded by historic neglect. The restoration plan for this castle house focused on increasing its spatial value, its open space architecture and re-positioning of its windows. The garden made it possible to enhance the depth of the view over the rooftops and the Baixa river. An existing addition was rebuilt to house to conduct more private and entertainment functions. The unexpected discovery of an old and buried wellhead and cistern in the center of the house was a pleasant surprise to the architect and owners.

The Belfast Residence in Ohio is a new construction, custom modern house situated on a 150 acre farm. Panda solved the challenge of extending the intimate space of the kitchen into the expansiveness of the backyard by installing fully retractable TS.60 All Aluminum Thermally Broken Folding Door Systems. Custom designed for this space, this elegant and durable folding door system spans the entire wall of the kitchen. This door system uses cutting-edge aluminum extrusions with a polyamide bar to connect the frame together while reducing heat or cold transfer. When closed, this Bi-Fold door system provides a protective barrier that lowers u-factors, limits condensation, increases energy performance, and most of all reduces thermal conductivity. The architectural firm, Drawing Dept. designed a cantilevered roof reaching out over the pool on axis with a sunken fire pit, drawing the geometry of the house further out into the landscape. As a result, the heart of the home unrestrictedly extends toward the fire pit for optimal physical and visual connection. Sited on a large parcel with great exposure in Price Valley (just north of McCall), this home was designed to maximize it’s passive solar heating potential. The roof overhangs and glazing were designed with 3D modeling software. The intent was to capture as much direct sunlight as possible during the winter months (when the sun is low on the horizon) and block the solar gain during summer months (when it is higher in the skyline). The home utilizes a double stud wall framing system to allow for greater insulation values in the wall and minimizes thermal conduction through the framing members. As the old adage goes, the key to any good passive design is an active owner and these particular owners have done their homework on passive design. They actively manage the operable portions of the home (such as the insulated window coverings, wood stove, and windows) and have reported extremely low energy bills.
