The kitchen is the most used room in the home. Our clients came to us asking for help with their outdated kitchen. The home was built in 2003 and had seen many years of use with two growing children, family and friends. The original cabinets were of good quality and were still in excellent condition. We faux painted the old light maple cabinets with a beautiful dark Java stain. ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy. The homeowner of this new build came to us for help with the design of their new home. They wanted a more contemporary look than what they're used to. The large island is a great gathering point with in the open concept of the dining/kitchen/living space. Using two different colors of quartz countertops added contrast that highlights the marble backsplash. The backsplash adds texture and richness to the space. Shaker style cabinets help modernize the space with the clean lines. Function was key to this kitchen working with utensil pullouts, spice racks, rollouts, hidden storage and a knife block. Inspiration for a transitional kitchen remodel in Boston

Our clients had thought very hard about remodeling or moving. Their family was at a point where they needed to move or remodel. They loved their neighborhood. In researching their options they found Design Connection, Inc, on Houzz website. After much thought they decided to remodel their entire first floor of their home to make the space more family friendly. Our design team at Design Connection, Inc. came up with a plan to remodel the kitchen space and update all the fixtures, flooring, fireplaces. Space plans allowed the client to see where all the new furnishing were going to be placed, as well as choices for carpet, countertops, plumbing, a new island, lighting, tile furniture and accessories. An approval was given and everything was ordered. The client stated “The process was simple and went smoothly.” The construction process from start to finish took a mere two months and finished on time and on budget. The furniture was delivered at one time and the pictures hung by our professional installer. The accessories were the final element to complete this beautiful project. The client’s left for a few hours with an empty house and came back to their dream home. They were thrilled! This master bedroom went from beautiful to luxurious, winning the Heartland Design Award for ASID (American Society for Interior Designers) GOLD Award. Since we built this home in 2005, the master bedroom has undergone quite a transformation. Our clients loved the taupe wall color but wanted a change from the white trim and accents. Our talented faux painter worked his magic by darkening up the trim and giving the ceiling a rich, reflective color. Design Connection, Inc. The home shelters the owners and both sets of their parents on three levels. A central atrium open to all three stories connects and combines entries from north and south, circulation space, and a twenty-foot-high climbing wall. The upper floor takes advantage of views, the middle level connects to the rear yard, landscaping, and a storm water mitigating rain garden, allowing private outdoor access and terraces for the older generation using the home.

This project is new construction. The client downsized from a large home in Leawood KS. For their new home they requested a neutral palette for all their furnishing and furniture that was comfortable, worked well with dogs and grandchildren. It was important that the style of the home and the furnishings not be to trendy but be classic in styling and age well with time. This home reflects many different layers of interesting material selections, including the mirrored back splash in the Kitchen and the marble accents in the bathroom, stunning high end furniture, fabrics, area rugs and drapery. The clients love their new home as do their 2 cockier spaniel pups!
