Upon initial inspection, it was apparent that the original home had been modified over the years, sustaining multiple room additions. Consequently, this mid-size cottage home had little character or cohesiveness. Even more concerning, after conducting a thorough inspection, it became apparent that the structure was inadequate to sustain major modifications. As a result, a plan was formulated to take the existing structure down to its original floor deck. The clients’ needs that fueled the design plan included: -Preserving and capitalizing on the lake view -A large, welcoming entry from the street -A warm, inviting space for entertaining guests and family -A large, open kitchen with room for multiple cooks -Built-ins for the homeowner’s book collection -An in-law suite for the couple’s aging parents The space was redesigned with the clients needs in mind. Building a completely new structure gave us the opportunity to create a large, welcoming main entrance. The dining and kitchen areas are now open and spacious for large family gatherings. A custom Grabill kitchen was designed with professional grade Wolf and Thermador appliances for an enjoyable cooking and dining experience. The homeowners loved the Grabill cabinetry so much that they decided to use it throughout the home in the powder room, (2) guest suite bathrooms and the laundry room, complete with dog wash. Most breathtaking; however, might be the luxury master bathroom which included extensive use of marble, a 2-person Maax whirlpool tub, an oversized walk-in-shower with steam and bench seating for two, and gorgeous custom-built inset cherry cabinetry. The new wide plank oak flooring continues throughout the entire first and second floors with a lovely open staircase lit by a chandelier, skylights and flush in-wall step lighting. Plenty of custom built-ins were added on walls and seating areas to accommodate the client’s sizeable book collection. Fitting right in to the gorgeous lakefront lot, the home’s exterior is reminiscent of East Coast “beachy” shingle-style that includes an attached, oversized garage with Mahogany carriage style garage doors that leads directly into a mud room and first floor laundry. The roofs are metal standing seam. The house is energy efficient. It's fully insulated with spray foam insulation-lots of it. The exterior walls were designed with 2x6 studs and roof rafters are 2x12 to provide plenty of space for the insulation, exceeding the required R-values. Windows and doors of course are energy efficient as well. All lighting is LED. The decking around the exterior is locust, a very hard native wood which is naturally insect and rot resistant. The best part of the whole project are the owners who love their new home. They initially had plans to live in this house during the summer months and Florida during the winter. Universal design was implemented on the main level to provide inherent accessibility for everyone. The lower level accommodates several guest rooms and baths, an exercise room, a guest den with wet bar and a man cave. Another design program requirement was to make the house as maintenance-free as possible. Exterior materials include stucco, Pennsylvania Blue Stone and a new aluminum siding product called Longboard. The siding comes in many wood grain finishes and to everyone that has seen it, they think it's real wood. It's also made from heavy gauge aluminum so it doesn't ding like traditional aluminum siding. The roofs are metal standing seam. The house is energy efficient. It's fully insulated with spray foam insulation-lots of it. The exterior walls were designed with 2x6 studs and roof rafters are 2x12 to provide plenty of space for the insulation, exceeding the required R-values. Windows and doors of course are energy efficient as well. All lighting is LED. The decking around the exterior is locust, a very hard native wood which is naturally insect and rot resistant. The best part of the whole project are the owners who love their new home. They initially had plans to live in this house during the summer months and Florida during the winter. They are now seriously considering living here full-time.

The moment we stepped in, we analyzed the space, listened to our client’s needs, and consequently gave this space the love and care it needed. As a result, this room did a complete 180 from a space that no one wanted to be in, to a space that is now bright and inviting! Since the remodel was completed, the transitional design still stands as one of our favorite remodels. Before we spill all the details, check out the BEFORE photos below: Cabinetry The vanity cabinets in this bathroom space are from Kitchen Craft with a Salem door-style in an Alabaster finish. The cabinets from Kitchen Craft are frameless, which gives great access and storage within. The addition of the counter-sitting cabinet also gives great storage space with its drawers for smaller items. Disclaimer: In most cases, we either refinish or reface existing cabinetry; however, in this particular case the clients needed new cabinet boxes. Countertops The countertops are a great contrast from the white cabinets and also adds a contemporary element. The quartz countertops are a 3cm Caesarstone in a Pebble Honed finish. We love the balance between the white and grey finishes! Also, quartz is a great low-maintenance material, it’s a win-win! Tile Now, while the cabinets and countertops play a huge role in this design, the tile is the one that really stands out. Let’s break it down, from Arizona Tile: the shower walls and tub face are a 3×6 H-Line ceramic tile in Denim, the accent on the shower wall and above the tub are a Soho glass and stone stack in Cloud, and the shower floor is a Bianco Carrera 1×1 penny round. Lastly, from Daltile: the flooring in a 12×24 Cotto Contempo with a finish in Pennsylvania Avenue. Plumbing Fixtures Without plumbing fixtures, we wouldn’t have a bathroom now would we?
