The owners of this house in Adwick Le Street, which is North of Doncaster, were fed up with the appearance of the Grout in their Ceramic tiled kitchen floor. They had not been able to keep the grout clean and it was now patchy, discoloured, darker and consequently always looked dirty. I visited the property, to survey the floor and could see the Ceramic tiles and where in good condition, but the grout lines were really letting the kitchen down. I discussed with my client the option of re-colouring the grout, which they agreed was sensible, anything to keep the impossible grout clean. The alternative of scraping out the grout and replacing would be a messy and time-consuming option which we both agreed was not the choice they wanted to go for. I gave them a price to complete the work which they were happy to go ahead with. Before any grout colouring could be done the grout first needed to be prepared, this was done using Tile Doctors Grout Colourant Pre-Treater which is an acid-based cleaner specially made for the job. This product cleans and prepares the grout for the colourant to ensure a better contact with the colourant later. It’s very simple to apply and is simply sprayed onto the grout lines, left to dwell for five minutes and then scrubbed into the grout by hand. Once done the soiled pre-treater is rinsed off with water and removed with a wet vacuum. Once the grout lines are dry, they are ready to be coloured, unfortunately this is a manual process which take a lot of attention to detail and can be quite tedious. The best way of doing it I have found is go get down on your hands and knees with a toothbrush and gently scrub the colourant into each grout line, any colourant that seeps over onto the tiles needs to be quicky wiped away before it dries. The one upside however is observing the highly satisfying transformation of the grout as the result is instant and you can see the improvement as you go along. There are ten grout colours of Tile Doctor Grout Colourant to choose from and in this case the owners had chosen Natural Grey. If you want to save a few points they also sell a Grout Colourant kit that contains both the colourant and the pre-treater. The grout colourant is epoxy based so it remains water and stain proof and will last for years. I’m not sure the pictures I took do the transformation justice, but my client was over the moon with the difference it had made to the floor. The patchy grout was gone and then whole room seemed brighter. For regular cleaning I recommended the use of Tile Doctor Neutral Tile Cleaner which will keep the floor looking good but is gentle enough to use every day and won’t compromise the colourant. We worked with internationally renowned architect Will Bruder on the initial design on the home. The goal of home was to build a modern hillside home which made the most of the vista upon which it sat. A few ways we were able to achieve this were the unique, floor-to-ceiling glass windows on the side of the property overlooking Scottsdale, a private courtyard off the master bedroom and bathroom, and a custom commissioned sculpture Mayme Kratz. They also planned to be away for the summer during the remodel and needed their renovation project to be finished prior to their return for the winter. The new additions also needed to blend with the home’s existing style. Addition #1—Sitting Area: The first addition added approximately 145 sq. ft. to the end of the lanai. This allowed Progressive Design Build to tie into the existing gable room for the new space and create privacy from the neighbors. Pool Renovations To dramatically improve the enjoyment and ambiance of their pool, Progressive Design Build completely re-plumbed it, putting in additional lighting and new water features. New decorative pool tile, coping, and a paver deck were also installed around the pool. The pool finish chosen by our clients was a nice tropical blue color. Screen Enclosure A new screen enclosure was installed in compliance with new local building codes, making it more stable and solid than the existing one. The color change from white to bronze coordinated well with the homeowners’ new color scheme; and the location of the service door and stairs provided convenient access to the new pool equipment. Results This project was completed on time and within budget before these homeowners returned for their winter holiday. They were thrilled with the weekly communication, which included two-way phone calls and email photo sharing. For their specific aesthetic and spatial qualities, containers also serve as design parameters for the development of new forms of architecture and urbanity. The office building as an extension of the visa section, characterized by modern materials and contemporary aesthetics has been designed and built mainly as a low-energy building. Extensive insulation to achieve a comfortable and sustainable constant temperature in the interior, high window quality and low energy consumption make the building energy-efficient. The sophisticated lighting technology, networks, heating systems and air-conditioning systems are also components of this equipment. It creates an overall harmonic picture and guarantees the highest standard in sustainable construction, taking into consideration the fact that environmentally friendly recycling and reutilization have become an increasingly important issue in our society. West and East side of the wooden facade is compact and has few openings, while the southern facade is completely open with lot of glass. Its spatial openness ensures a transparent, friendly work environment, which allows a lot of light into the space. This openness allows an uninterrupted, pleasant and close-to-nature view from interior spaces into the beautiful garden. During the installation of sophisticated light sources in the garden, emphasis was not only put on functionality and security, but also on the beauty of the garden shown through the illumination in the evening. Large, horizontal white “brisole” serve as external sun protection systems, mounted on the canopies of the entrance areas of the modular construction and the enclosure, adeptly cast shade on these areas and at the same time shape the entire architectural language. While on one hand, the two quadratic ledges suspended in the air, are docked with steel stairs and match the wooden façade, lead the staff to their office space, the artful modern interior, on the other hand, perfectly unites the functionality, innovative technology, culture and positive effects on the employees' efficiency and wellbeing. A lot of white, interjected by warm wooden and colored accents, determines the ambience. In the case of the lighting solution, the mainly linear ceiling lighting is used as the overlapping design element both for the offices of the visa section as well as for the counters and the waiting area for the visitors. They underline the puristic design in order to create a pleasant light for a desired general illumination and ensure optimal light conditions without causing disturbing reflections on the computer screens. In addition, precisely positioned pendant luminaires are installed at the workstations, which ensure pleasant room brightness. In the entrance area, the harmonic and uniform lighting effect from the ground highlights the integration of photography and architecture. Photographs of landscapes, people, places, expressing unforgettable, impressive moments and memories have been lovingly engraved on 8 x 8cm square oak blocks. The idea of an effective, impressive environment that stimulates and inspires the work was the premiss on which the whole design concept was based. Their needs included: Changing the color pallet to a monochromatic scheme, removing the yellow brick pavers, adding an outdoor kitchen area, adding an outdoor fireplace, resurfacing the pool and updating the tile, installing a new screen enclosure, and creating privacy from the neighbors, particularly the main sitting areas, pool and outdoor kitchen. Although there was already a 1,221 sq. ft. lanai under the roof, it lacked functionality needed by the homeowners. Most of its amenities were located at one end of the lanai, and lacked privacy that the homeowners valued. Solution The final project design required two additions to the lanai area adding an accumulative 265 sq. ft. to the existing space expanding their sitting area and accommodating a much-needed outdoor kitchen. The new additions also needed to blend with the home’s existing style. Addition #1—Sitting Area: The first addition added approximately 145 sq. ft. to the end of the lanai. This allowed Progressive Design Build to tie into the existing gable room for the new space and create privacy from the neighbors. Addition #2—Outdoor Kitchen: The second addition was a bump out that added approximately 120 sq. ft. to the end of the house close to the interior kitchen. This allowed the client to add an outdoor over and 52” Viking grill (with a side burner) to their outdoor living space. Other amenities included a new sink and under counter fridge, granite countertops, tumbled stone stile and Cypress cabinetry, custom-fabricated with marine grade plywood boxes and marine grade finishes to withstand moisture, common in the Bonita Bay community. Special attention was given to the preparation area on either side of the stove, the landing area next to the oven and the serving counter behind the bar. Bar seating was added to the outdoor kitchen, allowing guests to visit with the cook comfortably and easily. Brick Pavers During the design phase, we discovered that the original brick pavers were set in sand, with no concrete pad below. Consequently, the retaining wall and several pavers were starting to fail, caused by the shifting sands. To remedy the problem, we installed a new concrete deck and laid new nonslip pavers on top of the deck—ideal for wet area applications. Pool Renovations To dramatically improve the enjoyment and ambiance of their pool, Progressive Design Build completely re-plumbed it, putting in additional lighting and new water features. New decorative pool tile, coping, and a paver deck were also installed around the pool. The pool finish chosen by our clients was a nice tropical blue color. Screen Enclosure A new screen enclosure was installed in compliance with new local building codes, making it more stable and solid than the existing one. The color change from white to bronze coordinated well with the homeowners’ new color scheme; and the location of the service door and stairs provided convenient access to the new pool equipment. Results This project was completed on time and within budget before these homeowners returned for their winter holiday. They were thrilled with the weekly communication, which included two-way phone calls and email photo sharing. They always knew where their project was in the construction process and what was happening at all times—providing security and peace of mind.
