SANTA BARBARA, CA / DUPLEX RESIDENTIAL This urban infill, artist loft duplex was located in an overlooked, but well-located, light-commercial zone. It was also the first new residential construction built in the area for decades, the project is located within a 10-square-block area zoned for light-commercial and affectionately dubbed the “Funk Zone” by resident artists and city planners. Only two blocks walking distance to the beach, and a similar distance to the downtown commercial district, this pedestrian-oriented project ideally suits the lifestyles of the owners. Although the two units share equal footprints, the southerly unit features a double-height, north-facing living space. The northerly unit supplants this volume with additional living space. The siting also allows for secure private courtyard entries, maximization of natural light and view-swept, rooftop living space. The design incorporates a raised plinth required by flood zone restrictions to create a peaceful, intimate environment within the somewhat chaotic surrounding context. The disciplined and restrained approach towards the building’s image was intended to make reference to the much-loved Meridian Studios by George Washington Smith. Two roof-decks with outdoor fireplaces and shade trellises extend outdoor living space, contribute ocean and mountain views and provide both refuge and release. Cost-effective materials were selected in order to adhere to the strict budget and to relate to the industrial surroundings. The client asked us to reconsider the front entry and associated landscape to give the house not only more curb appeal but to create a safer approach. The previous walkway was sloped and meandered for no apparent reason while the landscape plantings were overgrown and lacked the design aesthetic the client desired. We graded the area to eliminate the slope and straightened the walkway to compliment the homes contemporary architecture. We used custom cut bluestone in a modified running bond pattern for a unique look. Additionally, we widened the front stoop and added what we like to call a Hello / Goodbye terrace directly off the entrance landing. As guests arrive or depart, there’s a comfortable transition area that allows for quick conversation and an easy pedestrian flow. We simplified the plantings by using only 3 species, lavender, boxwood, and hydrangea, along the foundation while adding ornamental grasses for additional colors and textures in other areas. The back yard features a small deck overlooking a conservation area that we enlarged to create a dining area & a lounge with a sectional sofa. We choose a stainless steel railing system to open up the view and replaced the old wooden deck with a sustainable wood similar to mahogany called Ipe. We carried the Ipe over the side to create a horizontal lattice that encloses the underside of the deck for storage and adds to the contemporary feel of the home.

Photo by Mike Casey Cramped, uncomfortable, and out of date: when the owners of this home approached us about renovating their kitchen and adjoining sunroom, these were high on their list of complaints. OPENING UP THE KITCHEN Our plan kept the kitchen in the same location but took down the walls between both the dining room and the sunroom to create an expansive multi-purpose space with spectacular views to conservation land along the back of the property. We removed the powder room and in its place created a window-lined hallway to the living room—opening up direct access between these two previously disconnected spaces. We then built a new half bath between these two rooms, with a door along the back hallway. The result is a more private powder room that is easier to access than before. Significantly improved cabinetry provides ample storage for both human and canine needs. An island countertop is functional and pleasant, enabling the owners to prep for and clean up from dinner all while enjoying the view of the woods behind their house. CREATING COMFORT We also completely rebuilt the sunroom, thickening the framing to allow for extra insulation and raising the roof to accommodate a higher ceiling and tall windows that let in as much natural light as the skylights they replaced, but much less of the solar gain that had made the room so intolerable in the summer. We improved visual connections between spaces and admitted more natural light by converting the framing of the main stairway from full to half walls. We also insulated the attic and replaced an aging, inefficient central air conditioning system with ductless minisplit heat pumps, which can also be used as supplemental heat. All in all, this was our kind of project: we made the home more attractive, more comfortable, and more energy-efficient—all over the course of a single, well-integrated project.

This stylish Brentwood home had recently been renovated while preserving the integrity of its original mid-century design, and architecture. With furniture and furnishings true to the stylish time period, this was a perfect yard to imitate the aesthetics of the infamous Brazilian Landscape Architect, Burle Marx. This family needed a fun, yet functional space to host friends and family; but wanted to preserve the timeless aesthetics of the stylish Mid-Century flare. Burle Marx is famous for his organic nature within modernist landscape architecture. We pulled inspiration from Marx, as one of the first people to call for the conservation of Brazil’s rainforests, to introduce a palette of native and beneficial plant materials to mimic his environmental efforts. We also pulled from his artistic expressions with our curved and dramatic garden bed lines, and placement of specimen plantings.
